Alan Fradkin was to provide an appraisal for two properties in conjunction with a divorce proceeding. It was agreed in a court document that both parties be in Attendance which Fradkin was aware of. He proceeded to do both appraisals without notice to one party. I believe he is a male chauvinist because his appraisal was skewed to favor the male involved who wrote him his check. Also a verbally negotiated fee was reneged upon. In my opinion he is a WEASEL. After the fact I found others who had bad experiences but too late for me. Hopefully this review will be published as he is an advertiser with Unilocal.

I am a Realtor and if it wasn’t for Alan Fradkin, the transaction would never have gone into escrow. I represented the buyer on the purchase of a house built in 1929 and the public records showed the house much smaller than it actually was, The seller who owned the house for three years said there were no permits for the additions. My clients were concerned about that. I was referred to Fradkin & Associates by a colleague to get an appraiser’s viewpoint. Not only did Alan Fradkin explain his take on the situation, he called me back a few hours later and told me he found out that there were existing permits and who had them. For some reason none of the permits were recorded. With this information at hand, the seller was able to get the permits with one phone call. My clients were very relieved and the transaction went on as scheduled.

I called to ask a general question of the things that appraisers are looking for and looking at. I’m considering refinancing my home and had some concerns. He was willing to talk to me and answer my questions even though I’m not a potential customer.
