I have been living here for the past 14 months and here are some of my pro’s and cons: Pro’s — Excellent location close to 92⁄101 — Very helpful and nice property Manager — Michelle — Reasonable rent $ 2250 for 2 B/R + Den /2.5BA — Nice layout inside townhome — Nice landscaping which is maintained regularly — Assigned, underground parking — Stackable washer/dryer in unit — Front unit’s are fairly quiet — Rarely hear your neighbor’s and the complex tends to be quiet Con’s — Very limited street parking for visitors — If you live in the back of the complex — BEWARE — it is VERY, VERY, VERY loud with El Camino Real traffic/sirens etc and the Dialysis center is right behind my unit so you constantly hear«beep, beep, beep, beep…» as the ambulances back out of the center. The noise from the center starts at 5:30am(every morning except Sunday) and ends at 10:30pm. It is VERYANNOYING and I found it impossible to get a good night sleep with all that noise. You also get garbage trucks and delivery trucks back there. Fri/Sat night you get the party people leaving the Great Entertainer and smoking drugs/drinking back there(since it’s hidden) and that wakes me up a lot too. Oh yeah, I can’t forget about the crazy(mentally disturbed) homeless guy — Mr. Hicks that likes to sleep right behind my unit in the electrical box area. He screams and cusses at all hours of the day/night. After about 4 months of being scared out of my wits hearing this guy screaming all the time, I started calling the police and annoying them to no end and it appears they’re pressuring Mr. Hicks to find a new place to sleep. — My entry way had water leaking up through the tiles. It took the Property Management about 4 months to figure out what was causing it and they had to rip up all on the front part of my home. VERYINCONVENIENT and I’m still worried about the ruined carpet and possible mold(which they claim there isn’t any but I don’t know if I believe them). — My new neighbor like to smoke drugs in his backyard(about 5 times a day) and it would come in through my windows. I reported it to Michelle and it’s no longer a problem. — Old washer which made so much noise I could hear my neighbor’s washing machine. They finally gave me a new one which I love. — I’ve heard the owner’s nickle and dime you when you move out… I’ll find out foresure when I move out. Final advice — if you’re going to live here, make sure you get a front unit with assigned parking.

I have been living here for 2 months and I love this complex. The quiet court is great. Our townhouse comes with 2 parking spots in a locked garage and a large storage unit. The location is my favorite part. We we close enough to 92 that we can hop on any freeway is about 5 minutes which is SO convenient. Also there is food walking distance away such as fresh choice, taco bell, a multitude of sushi and Chinese restaurants. The Great Entertainer(billiard hall) and Route 92(bar) are walking distance so if you ever want to grab a drink with a friend its just a 10 minutes walk away. The only things that I dislike about the complex is that there is very limited parking for visitors. The street usually fills up around 5 and after that visitors have to park 2 blocks away.
