Inwood On the Park Apartments

I had a good experience living here between March 2014– May 2015. Staff was always nice (Marcus and Portia). It was a little annoying when the fob readers became broken at various times but not a huge deal. My front door started to stick during the winter and at one point I couldn’t lock my door but the emergency maintenance guy came super quick, so that was appreciated. My place was quite, and I was almost always the only one using the pool. Def worth walking to work if you are at UTSW! I initially paid $ 950 base for a 2 bedroom (great deal!) but they chose to up my rent $ 400 when my lease was up so I opted to buy in the area instead, only reason I did not renew. Loved being able to park on the same floor as my apartment, very helpful with groceries, etc.
The trash is kind of an issue, valet is not working the way it is, not sure why they don’t make people take out their own, or extend the hours of pick up or change anything but locking the trash shoot was not the solution. Although living on the 3^rd floor was great bc it’s the same floor as the trash compactor, so that was easy.

Inwood on the Park Apartments is a place that looks pretty on the outside. The showcase apartment is gorgeous and well lit, and the public areas are fantastic as well. Once you live there, however, things aren’t that great. It’s pretty obvious the employees are clueless about what’s going on and that the management does not care about its residents.
BAD LIGHTING — NO LIGHTS IN SOME ROOMS
The lighting in my apartment is terrible. The study and the master bedroom don’t even come with a light. When we talked to them, they told us it’s a hit or a miss whether you have lights in your room. .. . (That said, the lighting in the living room and the room that DOES come with a light is dim and terrible. I’m better off with the floor lamp that I brought with me.)
VALET TRASH — MAKES THE HALLWAYS SMELL BAD
The «valet» trash service is mandatory. You can only leave your trash out between 6 — 8 am. Maybe they want to make it convenient for people, but I saw a tampon wrapper out in the hallway for a week, so I don’t know how great it is. Plus, it results in a bad smell in the hallways. The hallways just don’t look nice
«PEST CONTROL»
There is a mandatory «pest control» fee. Apparently, they random spray some apartments a week. I don’t know if they actually do this though. There’s not even a note left when they come in. Plus, I keep on seeing cockroaches and spiders in my apartment (not all at once but often enough to make me doubt how good their pest control really is.
ONLINE PAYMENTS — HIDDEN FEE
There’s a $ 15 convenience fee for paying online, but nobody ever told us. If we’d known, we would have paid by check. The online service doesn’t even warn you that there’s a $ 15 fee. The management didn’t believe me when I told them this. They refused to waive the fee for this first time.
GARAGE — BAD PLANNING
For some reason, every three or so parking spaces there’s a metal pole between parking spaces, and most of the parking spaces are on an incline. It looks like bad planning here. Also, the doorway smells because the trash chutes are by the garage doors. That said, parking is $ 100 for your lease term.
DOESN’T FIX UP THE PLACE BEFORE YOU MOVE IN
We’re missing a doorstop on some doors. Even though some have door stoppers though, the door stops aren’t long enough, and there are dents in the wall from where doors have swung open from past owners. There are also random dents in our dining room wall that weren’t fixed. The front door of the master bedroom also is big enough that it can hit the bathroom door; there are dents in the bathroom door from that. (And vice versa — the bathroom door can hit the bedroom door if the bedroom door is open.)
There’s no recycling.
There’s a random place in the halls that always has a puddle. I don’t know why.

If you are looking to rent here, here’s what it’s like:
Any repairs done to your apartment are generally half-​heartedly completed. Screws are constantly missing from things like vents, doors, and even ceiling fans. Cracked tiles won’t even be looked at. Make sure you submit a WRITTEN request. Always.
The concrete hallways are stained, sticky, and generally filthy. The trash next to the mailbox once went several weeks without being taken out. «Pool Closed» signs were left up for several weeks after remodeling was finished — little things here are often not taken care of.
Expect to spend at least an hour in the leasing office when trying to get an even a small issue taken care of. If you add anyone to a lease, expect it to take the entire length of the lease to get them on. It’s not the leasing agent’s fault, and she is nice enough.
There are loud, shrill children just about everywhere and summertime pool hours last until midnight. Generally a child’s temper tantrum is met with the shrill barking of one of the dogs in the complex. It’s really entertaining when one of the ladies here thinks she’s helping the problem by clapping loudly and screaming, «SHUT UP,» at both the kids and the dog.
The walls are paper thin. If someone is talking in the next room, you will hear their entire un-​muffled conversation. They can also hear yours. Don’t even think of owning a vibrator here. Sounds from neighbors include every time they sing off-​key «Man I feel like a woman» or something by Lady Gaga. You will probably especially hear horrid, amusing renditions of Lady Gaga. You’ll also generally hear water going through the walls.
Even if your upstairs neighbors are tiptoeing around with pillows on their feet, it sounds like elephants. Elephants everywhere.
The property claims to have a security guard. I have never seen them, so they’re either a ninja, a ghost, or nonexistent. I believe the only security cameras are in the office or maybe laundry area. Certainly none visible in the parking garage. The lease states that being a victim of even the most extreme crime on the property is not a valid reason to break the lease. Take what you want from that.
Faulty wiring and «kids» are responsible for false fire alarms that go off at strange hours. Hope you don’t need that extra beauty sleep!
«Valet Trash» sounds awesome and fancy, right? It’s really not. It used to be that the trash came to pick up about 9:30 or so at night, and you could place it outside about 8:30 (but if you’re a light sleeper, every so often they’d rumble about after 11pm). A week ago, management changed the pickup hours to 6−8am, and we just now got an email about the time change. Residents are fined if the trash is left out too long before or after this time. So, if you work crazy hours like I do, you’d probably want to take your trash to the trash chute. WRONG!
The trash chute constantly gets clogged, leaving residents to put trash in the tiny little room containing the chute. Now, instead of management keeping staff or hiring the valet trash for a couple of extra hours to take care of this, they began to lock up the trash chutes. We were notified AFTER this already started happening. The chute’s «open hours» are 8 – 5. If you have even just a standard job, you would leave before the chute opens and get home after it closes. Okay, so maybe you have to wait for the weekend to take out your trash. WRONG again! The trash chute area is closed on weekends! Hooray! The first week this was unannounced but in effect, trash piled up outside the chute areas. So you can’t leave your trash out for the next round of pickup or you get fined, you can’t put your trash down the chute because it is closed, you can’t leave your trash outside the chute area because you risk more disciplinary action, and you can’t let trash pile up in your apartment because of course it’s unsanitary and you get in trouble when they inspect.
I could keep going, but I won’t.

This place as a lot of strict rules and RIDICULOUS fees:
Costs –
Studio cost: ~$ 950
Water + trash (mandatory) = $ 51
Trash service between 6a-​9a (M-​F). If you leave your trash can outside your door not within that time frame = $ 100 fine per bag. You can throw trash yourself on days there are no valet trash. Be warn though, sometimes trash chute and dumpster is locked down. In an effort to reduce waste output, they are locking the trash room from 5p-​8a
Parking = $ 100/​year. There are «free parking» but spots are VERY limited and spaces are TINY
If you turn off your electricity before you vacate your apartment = $ 50 (quoted on paper) but really $ 100 (quoted by the staff) + $ 10 per day without service fee.
Environment –
Staff is friendly but strict. There are no exceptions to rules. They will not cut you any slack. Fees are fees. Lacking some humanity I feel…
Location –
Near the medical center which is not a great place to live since there isn’t much around there. I live in this area for conveniency because it is near the medical school

I’m gonna give an honest review. I don’t think this place deserves 5 stars, nor does it deserve the piece of crap 1 star rating (ppl who give it 1 star are probably just pissed off and super biased)
I am living here with 2 housemates. I share a room with one of them, and the other has a single. I would say space wise, we are pretty content. The interior of the rooms are fine… Nothing fancy but no significant deterioration either. The kitchen is relatively clean but slightly crammed. Overall, I am very comfortable living in the room.
Outside, there is a swimming pool, which is nice, as well as a small workout room. If you are looking to train to become a world class weightlifter, you will be sorrowfully disappointed. It’s only got the most basic stuff, and there is (unfortunately) no bench press (only weights).
The environment near the area is pretty good. It’s literally next to the north utsw campus. So for anyone going there, you can’t get any closer than inwood. If u are a student, definitely look around here (alexans is across the street if you are interested).
So for all of this, our rent for our double is 1200. We got a student discount or something so it was around that price. We also have to pay 25 a month for valet trash, which is I guess FINE but honestly kinda useless.
Now let me get to the problems I’ve had. So again, this place is comfortable and I don’t believe it deserves a 5 or a 1 star. But of course, it may also depend on who you live with and who you live close to, which are variables wherever you live. Anyways, here are the cons of this place:
1) parking garage gives you tiny as balls parking spots.
2) valet trash is useless. Only pick up at 6pm-​8pm. If u leave it out any other time, you get fined (what the hell)
3) i have experienced one incident where our ac broke. But that was quickly and easily fixed. However, we also had a little problem with one of our stoves, which we still don’t know if it is fixed or not.
4) we got fined 100 bucks for leaving trash out. They told us it was in the policy, but never pointed that out. When we asked, they told us that they gave every room a letter to tell us about the new trash policy, which pretty much destroys the point of valet trash since we have to manually take trash to a floor above us and put it down the trash chute. Yeah we never got the letter but they won’t ever believe us. Eff that.
5) hall ways are not that clean. Walls are not that thick. U may hear ppl outside if they talked loud enough.
6) administration here is relatively nice. I saw that ppl complained about that online, but honestly, my experience has been ok. They try to help you out for the most part, although they can be pretty slow and bad at communicating. Also a lot of the time they don’t know what is going on and don’t give you the right information. This can get FRICKING annoying when you try to set up internet and they screw you over by telling you a company that doesn’t even support your apartment… So you end up wasting a crap load of time canceling the set up and finding a different company. Ugh whatever. For now, I think they are tolerable. But of course, ppl move in and out of those positions pretty quick.
I will leave it here for now. Hopefully this review can help you out on deciding if inwood is for you.

DO NOT RENT HERE!!! It is not worth the price. Hallways are always dirty, smelly and littered with trash. Walls are thin and you hear everything– doors slamming, children screaming at the top of their lungs, people talking. Parking costs extra and no other complex in the area charges for parking. The apartments are old and outdated and have bug problems even when you ask multiple times for pest control. If you want to stay cool in the summer (about 75 degrees), your energy bill will be around $ 150 because the windows and doors are not sealed well. They may as well close the gym because it is too small and the equipment is crap. I’ve lived here a year and that is far too long. I am soooooo happy that I am leaving in a few weeks.

I love this place. It’s in a good desirable location for not a bad price! Only 1100 $ for a two bed, two bath. && the valet trash is awesome because it comes everyday so no more walking in the cold to the dumpster (unlike my last place which only came by once a week) & idk about the other reviews but staff has been very courteous and helped get moved in right away. Lots of places to eat near by. Not to mention the covered parking for no extra fee. Rooms are a good size. Lots of closet space and a large bathroom which is awesome!
