100% certain I can die from happiness. The waffles here are absolutely amazing! We ended up getting the mixed fruit liege waffle and it was brilliant! Seating can be tough if you come in with a big group, so heads up! They give you one of those buzzer things so you know when to go up to grab your food. Water is provided free of charge on the side, and utensils are available on the side too. It’s one of those clean up after yourselves set up, so be kind and leave the place as it was when you came :) Well worth the drive out from South Surrey!

They just have the best freshly made, full sandwiches and the side salads are great too. Lots of options for you bacon lovers! I’m not sure what it is, but I haven’t found better in a café setting like this. Perfect place for lunch. Excellent fruit smoothies too!

Been living in the neighbourhood for seven years now but I’ve always wanted to check this place out after a friend’s recommendation! And I can absolutely say this place is a hidden gem. The exterior may not look like much but the atmosphere is quite lively inside even during later hours. I ordered a honey green milk tea with pearls and shared a matcha shaved ice with two friends and was not disappointed! Their matcha shaved ice was worth $ 10 as it included vanilla ice cream, red beans, nuts, pineapples, bananas, strawberries, and matcha flavoured mochi and ice. Their shaved ice is by far one of the best I’ve tried to far in Vancouver as many places just aren’t up to par. My boyfriend also ordered a kiwi green tea with coconut jelly which tasted pretty good, but definitely tasted a bit more like green apple if we didn’t know better. But nonetheless I had an absolutely fantastic experience here! Will definitely go back again soon to try their waffles and other bubble teas!

The café has a nice and relaxing atmosphere with soothing background music and free wifi(kind of like an asian-style Starbucks). For the waffles, you have a choice between their Liege Waffle or their Brussels Waffle. I asked them what the difference between the two was and this was how they described each in one word: Liege Waffle — «crispy» Brussels Waffle — «sweet» We decided to ask the girl at the counter which one was more popular. She said«crispy» … so we went with crispy! I picked the Chocolate Almond & Walnuts Liege Waffle. The waffle was covered with almonds, walnuts, chocolate chips, drizzled with chocolate sauce, and topped with a scoop of vanilla ice cream. All in all, it was a pretty solid dessert waffle. I would recommend it to those of you looking for a spontaneous snack at a reasonable price($ 5.95). I wouldn’t put it on my list of gourmet indulgences, but it definitely hits the spot if you’re looking for a quick dessert/snack. Read my full review with pictures at

Was excited to drop by and try out their menu, but I tried the red bean/green tea waffle, and it was overwhelmingly sweet. My friend’s banana/almond waffle was less sweet and probably a better flavor to go for. The size of the waffle was on the small side, but their toppings were abundant, so I suppose that makes up for it. The shaved ice was also a disappointment with its lack of milk. Overall, I wouldn’t go out of my way to come here.

They make really tasty and more unique sandwiches. Also I am a big fan of their bubble tea and some of their speciality teas. Unfortunately I can’t give more stars because the service is just so slow. That being said, the staff are very nice just wish they would pick up their speed a bit.

We stopped in here with friends on a Saturday. It was recommended by our friend Jo who likes the fresh taro drink. I ordered the Caramel Affogato and my husband, the Americano. The total price for the two of us was $ 9.40. My dessert was really good. It was three scoops of vanilla ice cream with caramel sauce and two shots of really strong espresso served on the side — to pour over the ice cream. I ate it all up. I could definitely feel the espresso caffeine buzz afterwards. My husband said the Americano was good, too. I don’t live near this neighbourhood but when I’m in the area, I would return. Good variety of treats, reasonably priced and meets all the needs of the group members who want coffee, tea, sweets.

As someone who grew up in Southern California and has lived in Asia, this place is quite a disappointment. I came here and tried the whole shabang — from their waffles to their boba and everything in between… which is their shaved ice I guess. Waffles were standard, I didn’t really like how they were stale and doused in sauces and toppings which really hard to maneuver to get to the waffle itself. With that being said, all their desserts have tons of toppings and they don’t skimp! In my opinion, the shaved ice was my least favorite item I had. The ice was not as flaky or milky as I’m used to and enjoy shaved ice as. If you’ve been to places like Snowstation or Frappé Bliss this won’t live up to your expectations. Boba was alright, I think there was way too much ice and it was way over-sweetened. If I go back, I’ll definitely get half sweet. This place is convenient since it’s near Edmonds but I found parking pretty atrocious.

I always go to Tealips for their hot green milk tea with pearls if I’m craving for a hot drink. It’s great for the cold season and it tastes delicious! This place accept cards and I always find parking.

They may have put a bit too much matcha powder because the grainy dusty taste of it was throughout the duration of my meal. Kept wanting to drink water or something. Nice look to the waffle, just not a great taste associated with it. Always loving red bean so that was enjoyable. As for the actual waffle, it was not up to par for what I look for in a waffle. It did not have the crunchy outside with a soft fluffy inside… continue reading at BentonTheIncrEDIBLE

Little treasure found in High Gate area. Staffs are friendly, service is fast and place is clean. I do see boxes outside that would have been better kept in a storage but they don’t bothet me. I ordered the mixed berries on a belgian waffle and an americano. I will get the liege waffle next time to balance the sourness from the berries. Its October and the berries are not that sweet anymore. Overall I enjoyed this place. Oh and they play jazz music. They have free wifi too.

I love this place. Very good yummy fresh waffle dessert. They have two kinds and to me is a surprise. Most places I know only serve one kind. very interesting. Didn’t know what to order for drinks. So I got a fresh juice watermelon and mango. Its not bad but I guess because both fruits are not in the season so its not that sweet. Or what I hoped it to taste like. Other than that. The place is small but cozy. Korean ran. Very friendly service. Its located in an area surrounded by high rise. So I guess that they get a lot of neighbor business. Love this place. Must come back

I give this place a 3.5 star only because it was really just an ok kinda place and I had high expectations for it. It did give me a slight disappointment. I was actually here a while back and but yet to write a review about my experience. This place was highly recommended to me by a few friends which was why i had this high expectations. It end up being pretty meh. I walked in with a friend wanting to try their waffle dessert. We end up with a mixed berries waffle and a passion fruit tea. Both the waffle and the tea wasn’t any different from anywhere else and yet I had to drive for half of hr to get here to try it out. I recall that the tea was a bit too sweet. I do understand that they use syrup but they might have poured a bit too much. The waffle itself wasn’t really sweet either. But the toppings mixed well with it. Just maybe a bigger scoop of ice cream would be nice. Service and atmosphere was very bubble tea shop like. Where you walk in, order and wait for your number to be called. When we went, there was a lot of students studying there. My guess is it has free wifi and ok food and drinks available. Overall, not exactly worth my drive to this place. Although if I’m in the area and I crave for some waffles, it’s ok to go to. I don’t remember the cost of it but I don’t think it was cheap cheap.

Very busy with students and laptops, there was nowhere for us to sit unfortunately. I had the lavender latte and it was sooooo good! I did try hubs honey lemon remedy(I think it was called?) it was so good as well, this place is expensive, two drinks for 11 dollars but they were worth it. I wish they didn’t cater to the study crowd, but that’s just me. I heard the sandwiches and waffles are good! I’ll be back to sample another time.

This Café is so cute and cozy, playing soft music at a level where it’s comfortable to chat in, there’s also free wifi which is perfect for studying in, I love it! Despite the slightly higher pricing for shaved ice, come hungry though cause the portions are bigger for Belgian waffles!

When I try new boba places, I usually find that they fall into a couple categories based on three main drink characteristics. You can judge a boba place by: The strength and quality of their tea flavor itself. Can you taste the jasmine? Is the oolong cheap tasting or is it more fragrant, quality stuff? How sweet it is and what kind of sweetness it is. Very sweet and syrupy like Tapioca Express or lighter like Taiwanese places(Sharetea, Fantasia, etc.) How creamy it is and what kind of creaminess it is. Some places will use a non-dairy creamer. Some use milk. Etcetera. These will all have different tastes and affect how light or heavy the drink tastes. As far as I can tell based on their jasmine milk tea and their honey jasmine milk tea, Tealips falls into a scale of decently good tea but not outstanding(7⁄10), with a relatively less sweet taste, and also a lighter type of sweetness(not syrupy.) Finally, they’re pretty creamy. Definitely up there with places like Sharetea, if not creamier. But it’s a light creamy, so it’s not as thick as half and half or anything. Overall, very drinkable and pretty consistent. Wifi and decent seating space make for a good place to chill for a while. Definitely one of the better places I’ve visited, at least for boba.

I had a day to spend in Vancouver and wanted to make the most of it by indulging in as many asian eateries as possible. Having heard that Vancouver and the cities surrounding it are well known for their quality of asian food, I think I just had really high expectations going in because I was disappointed by this café. I ordered the banana smoothie and matcha green tea waffle. And while the smoothie was made with fresh fruit it had a lot of air bubbles and ice shards, and wasnt as sweet as I thought it would be. The waffle was average at best, a bit too dense for my liking. The whole time we were eating I was trying to log into the wifi and for some reason it just didn’t work. There is plenty of seating inside though, and plenty of restaurants and shops nearby!

I’m a sucker for a good bubble tea, but none of that powdered artificial stuff. Tealips is always fresh, tasty and the perfect amount of sweet. I love the Jasmine Green Milk Tea half sweet with tapioca pearls. If you have a chance to stop by for lunch, the pesto sandwich with avocado is the best. Couldn’t give more stars to this place. Favorite study spot!

This is a quaint shop for some bubble tea and shaved ice dessert. This is really just a hangout joint with coffee, tea, waffles and Asian dessert drinks. Just come if you’re in the area.
