From a student renting point of view Steyn Lettings is just another company in it to make a bit of money whilst doing little for their tenants. Although not as bad as the notoriously abysmal Grant Management, they do make renting a flat difficult. As far as being a landlord and using them to rent out your flats I cannot comment, but from the rentees point of view it is a bit of a hassle. They have a good selection of flats through Edinburgh and most at reasonable prices(not too cheap but we’ve all come to realise renting in Edinburgh is expensive). To rent a flat in the first place is not too bad, just the standard guarantor, deposit and references. During the tenancy they are ok, they come round pretty quickly if you have any problems, but on the other hand don’t often give you written notice when they are coming around. The real problem comes when trying to leave the flat. Admittedly all agencies try to weasel as much money out of your deposit as they can, but to get the deposit back from Steyn is a nightmare. They have a tick list of things that you have to send them; as well as the final gas and electricity bills(fair enough), they want proof that you are exempt from council tax and receipt of mail redirection. Also they ask you to clean it professionally, which is fair enough but they query stains and marks that were included in the inventory when you arrive. I can understand why they want the majority of these forms, but they are a pain to get and consequently getting back your deposit is a nightmare.
