Caveat — if management improves the new lease I’ll be able to happily update my review. In addition to the prior reviews, the new owner/management company which is Crosby & Co. Real Estate with a probably improperly licensed sub-business called Seattle Management Services. I have an email from the primary property management contact stating SMS is in Crosby & Co. The new leasing document is a problem, the lack of notice of major lease changes is a problem, and it’s a problem when a uniform leasing template isn’t customized to the actual specifications of the property and the renter give the 2-bed units are $ 2,500 with pet and parking plus all additional utilities added to that. The building is mostly full now. I am a lot happier now that the contracting company to manage this building has done a lot to improve upon what the crap owner did to cheat residents in how he set up the building. There are many properties this guy owns that are managed by Pacific Living Properties so I don’t know if it’s the owner, or some of the PLC managers, or both together that meant my move-in into a high rent building was bad when it should have been easeful. Remember, the price is sans parking, or any other amenities. There is not a leasing office on site but that will likely go after the final units are filled. Two summaries: 1. What the contracted management company fixed or helped with me with fixing and 2. What the owners did to keep, at the expense of residents, their«turn key» loss for this newly rehabbed $ 2,400 bucks/for small 2 bedroom lower than it should have been for the rent and almost no building amenities. The fixes: Got a shower rod — for $ 2,400 that was insane, After my ridiculous experience with cut cable in the«cable ready» building she was onsite to receive the internet company to fix this for the building; got the city to pick up trash/recycling and exchange for a smaller compost bin; had my really clogged up tub drain fixed(it hadn’t been snaked during rehab even tho professional plumbers told them it needed fixed); fixed the heaters; is getting/go an outgoing mail bin reinstalled in the building(it was the postman who told us one had been there before); rewired the bathroom so that the really loud fan wasn’t on the same switch as the one bathroom light switch. Is getting the storage and bake storage installed that was promised when touring the building in January — I moved in mid-January. The crap cheapo moves by the owner: This is for those items not listed above that were fixed. 1. They took the cheapo, easy route to cable wiring that the cable/internet tech said not to have it installed in one of the rooms. 2. Only one $ 69-ish dollar light fixture for the bathroom at the sink mirror — 40 watt bulbs and have to use the hallway light to see in the mirror for the morning routine. 3. For a tiny bathroom(it’s so small it has a mini tub) the under sink storage doesn’t have a single shelf, there’s a ton of space above the sink and just a cheapo pronged mirror when there should be a vanity with storage. Only one crummy place for any kind of towel and it was medium size. They could have put multiple short ones by the shower, longer ones by the sink — there were easy ways to put in more than one towel holder as well as some real bathroom storage. The heating vents are anemic in the air flow. This winter has been really warm(and I spent the prior one in St. Paul for the 1 year I was there with great heating vents of course and in a really old historic, rehabbed building). That’s more or less it.
