Cambridge Home Inspections

My spouse and I are first time home buyers, so the whole inspection process was new to us. Julie was amazing. She was thorough, she looked at everything, and she found problems that I would not have noticed until I moved in, and had to pay to fix them including damaged clothes washer, dishwasher not functioning properly, loose faucets, minor water damage in the bathroom and more. Her report was on time, and included everything that I needed to negotiate repairs with the seller, including color photos. Also, she included us in the inspection. She explained what she was doing, and what she was looking for, and why any of it was important. I will recommend her to friends, and if we ever buy another house or condo, I’d use her again without hesitation. She’s also very reasonably priced. Her rates were between $ 50-​$ 100 less than some of the other companies I looked at. In addition to all of that, she’s really nice. She was friendly, and pleasant to be around, and we both enjoyed meeting her.

This inspector has a great personality and talks up a storm. But her evaluations are very questionable. In my case there were many things she pointed out good and bad, that were wrong. In my case it cost me over a thousand dollars to repair items and I paid more for the house than I should have if the inspection was accurate.

Julie is AWESOME! I had her come out to a home in Port Orchard that had an amazing view. I had «view goggles» on and didn’t notice some key things wrong with the home. I was sold on the view alone.
She was early to our appointment. She beat me there and I’m always early. We started with the exterior of the home first. She is very thorough. Things she found were foundation issues, siding installed incorrectly, repair to the roof sub-​par, and old electrical boxes. Needless to say, she saved us about $ 30k in fixes right off the bat.
We didn’t end up purchasing the home due to all the repairs needed. Thank you Julie for pointing out all the problems and making me remove my «view goggles.» I will be hiring you again for sure!

Julie is FANTASTIC! She was available when we needed her, prompt to the location, through and thoughtful in her inspection and overall with a GREAT sense of humor. Home inspectors can be just another nebulous, mysterious element of the real estate industry, unless you work in the industry every-​day.
