Ocean Palms

I have been a resident for almost a year now and all I can say about this place is that I absolutely love it here! The building is nice and well maintained. The staff Robert and Justin are the best. I picked this building because of its location. It is definitely a walkers paradise. Weather you are looking for a boutique bar or restaurant, movie theater, endless shopping or a couple minute walk to the beach. The location is the main amenity. The only time I ever drive is to go to work. The building has a very nice rooftop area with breathtaking views of the city. I love the fact that there is Hulu Bikes (bike share program) right across the street from the building, so all I need to do is put in my pin and off I go…

I wanted to share a word of caution to any prospective tenants of Ocean Palms or Ocean Palisades (sister property). I’ve lived here for 4 years paying rent on time and without fail. No complaints or other issues about me and I am generally friendly with neighbors. Management, however, is a different story. This month, I made a late payment for rent, because the rent payment website that should automatically charge my rent didn’t work. Rather than notify me that the payment didn’t go through, the manager left a notice for a $ 50 late charge.
When I emailed to contest that charge because, reasonably, the website issue wasn’t something I should’ve been responsible for, the manager waited 2 days to reply and then left me a «quit the premises» letter. It’s basically a scare tactic because in California they can’t evict or remove a tenant nearly that quickly. Rather than actually confronting the issue that their website created a late rent payment, management just throws scare tactics around; or perhaps they do want to find reason to evict me because the apartment is rent-​controlled.
This building is run by a heartless and outrageous management that I would suggest makes it not worth your time to live in. They have no sense of fairness or reasonableness with tenants — stay away.

I LOVE Ocean Palms! We have been living here for 2 ½ years and had the best experience. 1) The staff is really friendly and responds quickly to request. Justin, the manager is kind, organized and goes above and beyond. Robert and Dennis in maintenance are great. They fix things within a few days of putting in my request.
2)The on line system is easy to use. I can pay my rent or put in a request easily.
3) My apartment is bright and spacious and in the best location, the gym is small but has the basics and is clean, and the rooftop deck is beautiful!
4)The neighbors all get along

I need to make a comment on Ocean Palms at 950 4^th Street in Santa Monica. I am a long time HAPPY resident at this high end, luxury building and through the years i have seen a few changes but always improvements for the best. The management is friendly and the building is always spotless and has that welcoming feel especially the state of the art lobby at the entrance. Justin Alvaji, the Manager is always so gracious and has a willing, winning attitude with a smile. His office door is always open. The maintenance and cleaning crew always aim to please and any work, no matter what, is always taken care of within 24 hours. I love the gym here at the residence, the roof patio and oh… the Starbucks coffee machine hits the spot every morning. Thank you Justin, crew and Alliance for keeping us happy. I recommend this oasis.
