What do you need from your contractor? What do you want? What makes a contractor stand out? I think it depends on what your expectations and experience are. I’m handy but no carpenter, let alone a concrete guy; I understand the basics of where the load goes in the house and can tell you why you ‘need’ to have a sheer wall, but I certainly don’t know how to build one; I’ve gutted my share of rooms, done some plumbing, and even run new electrical circuits; but there’s no way I could level a floor, or build a subfloor. Well, maybe I could do all of that — but certainly not in a reasonable amount of time, and certainly not for a reasonable amount of money, and likely not to code. What I need from a contractor, then, is threefold: on-time, on-budget, on-plan. That’s the minimum that I need when I’m paying several thousand dollars for a job, and it doesn’t really touch on what I want. Because I want more than that: I want a contractor who’s willing and able to talk me through a project and the steps that it takes to get from start to finish. I want a contractor who sends a crew with the same guys on it throughout the entire project. I want a contractor who, when one of the guys on the crew has a good idea about an improvement to the job, passes it along and explains the pluses and minuses to it — and then has a price for the change order. I want that crew to be workmanlike and clean up after themselves at the end of the day. And I want a contractor who won’t leave me hanging when there’s some unexpected hiccup that delays his part of the job while I get another contractor onsite to fix the issue. Sunshine Construction has given me everything I want in this regard. We’ve engaged Sunshine for two separate foundation builds at our 100 year old Bernal fixer. Both jobs were on-permit, with the plans drawn up by engineers and then signed, sealed, and approved by the city. Both jobs involved some unexpected issues that came up during the project. Both jobs were completed on-time, on-budget, on plan. And I got all of the things I want from a contractor as well. The results have been really stellar, and while it’s difficult to really wax rhapsodic about foundation work, it isn’t difficult when the contractor is as good as Sunshine is. So — five stars. While I hopefully won’t have to get any more foundation work done, if I do, I know where I’ll go — without any kind of hesitation.
