Valencia Apartments

These apartments are the best student housing in SLO. The staff is awesome and responsive, the pool and clubhouse are awesome, and the kitchens are super nice! ¹⁰⁄₁₀ would recommend.

I lived here for 2 years only because it was the best deal financially at the time. You get a room to yourself and a big enough kitchen and living room for a college student’s needs for comfort. The positive list ends there…
There were several issues:
1) frequent power outages/​internet sucked (every time I had someone come out to figure out what was wrong with my internet, they all said it was because the wiring in the building hadn’t been updated in years)
2) thin walls (you hear EVERYTHING)
3) gas leaks — (need I say more?)
4) toilets overflowed easily and the water seeped into cracks in the walls/​floors (water would leak downstairs into the kitchen if the upstairs toilet overflowed)
5) constant beetle and ant infestations
Just to name a few…
Also, I did not like that even though I was living in one apartment the first year, the next year I had to pack up and move because a group of 3 people wanted my particular apartment location. Priority should be given to those who already hold residence in that apartment.
The only good thing was the close proximity to the shopping plaza and the bus stop.
The staff was very nice though.

I lived at Valencia for 2 years and had to leave this place because of a few major problems. One, the walls are thin and it is impossible to have guests over without disturbing the neighbors and when your neighbors have guests over they will definitely disturb you. This is especially bad if the person in the room next to you is fond of having loud intercourse. Next, while majority of the staff is very friendly and helpful, the property manager is a nightmare. Avoid all possible encounters with her. The location used to be much more convenient than it is now. There is no longer an albertsons or rite aid directly next to it. The living space is really small although the rooms are of decent size. I would not recommend this place unless if you have no other options for housing left.

I’ve lived in Valencia for three years now and I am so grateful for the experience I have had here! Finding housing is stressful, so it has been so convenient to stay put and not have to deal with the mess of housing. Luckily I came in when the prices were lower and it stayed relatively close to what I was paying three years ago, so points for that.
Pros:
–The GPA discount is awesome and I really appreciate that.
–The clubhouse is a great, clean space. It is really convenient and useful and I have saved HUNDREDS of dollars by having the free printing. huge win.
–Rooms and closets are a good size
–The pool area is awesome if you utilize it
–The location is really great! Close enough to everything, yet far enough away to avoid all the noise of being super close to campus. The bus stop location is prime.
–I’ve always had a positive experience with the staff and have no complaints about that!
–The future appliances and counters are really nice– I love having updated appliances and countertops because it makes it easy to be and look clean
–Fully furnished: HUGE plus! In case you didn’t know, beds are ridiculously expensive. The furniture Valencia provides has saved me a ton of money and it holds up well.
Cons:
–Lack of storage, but that’s apartment living for you
–Too few outlets
–Maintenance is a little sloppy, but they generally address the issue right away
–Thin walls. But then again, that’s apartment living for you
Overall, I have way more positive things to say than negative and I am really glad I found Valencia three years ago. I have recommended it throughout the years and will continue to do so!

The living space is nice and is in a convenient location relative to campus but they are pretty sneaky about how they charge for utilities. They charge about 80 dollars per month per person. So a small little apartment uses 240 dollars worth of utilities. Seems to me like a scam. Also next year they will raise rent to 825ish for a room. Taking advantage of the students. But again why should a student expect anything less in SLO.
I will say the ladies at who work the office are very nice.

NO WAY!!! FIND ANOTHER PLACE.
I’ve lived here for a little over a year and the property manager is a total effing C^%*! She is unresponsive, rude, nazi and does absolutely nothing if you have a concern. She is unprofessional and makes it clear that she doesn’t care. She knows you’re stuck in a lease, a student and probably don’t know how or are intimidated to take things to small claims court. She also scams the rates. When I moved in she quoted one rate in the phone and three days later had raised the rates and basically told me to either sign or get out of her office. I eventually did, was just blown away by the lack of professionalism and rudeness. I’ve tried numerous times to speak to her politely and she won’t even make eye contact. She continues to look at her paperwork as she invites you to leave the office. Seriously, she needs to be fired.
She does absolutely nothing about noise issues, yet claims the place is totally quiet and study worthy when you move I. I understand weekends but Monday nights… COME ON! She promises to have things fixed (that are constantly breaking) then NEVER DOES. When you bring it back up, she reminds you that you are welcome to find another place to live. I am seriously at a loss for words. I’d provide more details but am afraid she’ll screw with my security deposit if she knows I’ve outed her. I’m moving out as soon as my lease is up. When any of my neighbors bring issues to her attention, she snottily quips that if they aren’t happy, living here that she’d have zero problem finding another student that was. You feel helpless… like you have zero recourse. When I politely asked if it was possible to speak to the owner (I believe that «you get more bees with honey than you do with vinegar» as the saying goes thus am always polite” she said no. Told me she’d forward a letter in to him. (Yeah, right… I seriously doubt it). Place looks nice-​ish (don’t look too close at the bathrooms… even in what they claim are the newer places). I’ve had friends totally scammed in security deposits… literally even after they paid to have it professionally cleaned.
The place itself is okay but unless they find a new manager… good luck!
The way she runs it seems criminal.

Rent is pretty decent and they offer nice GPA discounts. Rooms are spacious, kitchen and living areas are pretty small. The apartment is old but fairly well maintained and a good choice for college students and better than many other options. It’s close to a grocery store and a bus stop, approximately a ²⁰⁄₂₅ minute walk to cal poly. The leasing a manger is very sweet, easy to talk to, and helpful. I lived in one unit for a summer and another for the school year, and they made the transition very easy.

Horrible. Thin walls, a siren is in charge of the property and this reflects its state. Old buildings that are literally falling apart and shit management. Avoid like the plague unless you are truly desperate.

After living in Valencia for 9 months, I can say that it’s more than four stars and a little less than five. This is a great option for students coming from the dorms: close to a grocery store, good space inside, flat rate utilities, a gym and a pool, and fully furnished. Rent is the same as a lot of other apartments so it’s still a pretty good deal. The only complaint I have is that stuff breaks a little too easily or gets dirty really quickly but there are really friendly maintenance guys who can help with any broken thing. The only reason I’m not renewing my lease is because I’ve never done well with the three person dynamic, so I’m going to a studio. Honestly a great experience with friendly staff who know what they’re doing!
