Well we used Gary and his son when we were purchasing our first home back in Aug. 2014. He was recommended by our Real-estate agent. who set up the appointment for us did all the contact and we just showed up on the day to see the inspection. We were surprised when we showed up 15min early and he was already there and said he had basically already completed his inspection. To our surprise thinking back there were no ladders so I’m not sure if they even really checked the roof. But fast forward to today a month ago when it rained it began to leak into my home. when I called out 2 different contractors to get quote to fix imagine my surprise that each independently of the other were shocked to know that I had even had the home inspected before purchase. the leaks were from the exposed screw holes in every of my 20 windows!!! the water was draining into my walls and not out the drain hole. You see it in every window if you simply just open the window and look. When I had asked about this I was told the windows were fine great the only issue was I needed a new set of balancers for one of the windows. I still have his report and this was never documented or told to us we paid full price for our home only to find out that now we will be paying over 10 thousand dollars plus the fix and repair and not have our home continue to grown mold and be structurally compromised. This was a big drop the ball on his end and completely obvious to a trained eye. I fell robbed by this man. There were also small things we found when we first moved in like even though the shower turns show hot and its really cold… and the cold is really hot… I had to ask did he even turn on my water in either shower because the both had the same mistake again never noted or told to us a fix we had to do. and s few other small thing like that that were missed he didn’t seem detailed at all. after moving in I was disappointed as things came to be realized to detailed NO … He was nice and seemed to have good personal skills But I needed a person who was doing a good and detailed job and looking out for my best interest that is what a home inspection is about. so although I was in the beginning after moving in a bit disappointed now that I see how completely incompetent he was I will tell you run don’t walk this is not the person to put you future into He helped put us in a horrible financial mess because he didn’t do his job… Upset beyond words :(

Gary Gramling is an amazing, knowledgeable, professional, yet friendly home inspector. I am doing a home remodel with myself as owner builder. I’m pretty good but there is more that I don’t know that thought I did know. I needed an inspector to check things out before the city. Also, to advise me when going through the nightmare of contractors disapearing, doing questionable work etc. Gary is so helpful. he can look at the work, say what is up to code, what is dangerous & likely to burn my house down. Also sympathetic & able to calm my panic attacks. He has come twice at a reasonable price & is guiding me through the building process which is more complicated than I ever anticipated. One thing I do know, If I was ever buying a house, I’d call Gary to do the inspection before buying. He is so knowledgeable. At this point, I’m depending on Gary to guide me through the building process. I am so grateful to have him on my team. InventingJoy
