Have to give BLUESTONE5 stars, for there very professional performance. Have been dealing with Eddy and his staff for years, and have to say, they really are committed to making sure all tenants and landlords are happy. Very knowledgeable and stay on top of making sure all properties are rented quickly. Thanks for all your hard work!!!

Thanks Eddy! I’ve lived in my apartment for about two years now and any issues have been fairly small. Clarissa, who works for Blue Stone(who I secretly have a crush on) has been super quick to assist me with any discrepancies is very sweet and knowledgeable. Last week, who knows what i was thinking because while making breakfast I turned on the disposal and it made a noise that I would assume could awake the dead!.. Then it turned off!!! I start to panic!.. In my head I’m thinking«OHMAN, I just RUINED it. Now I have to change my name!.. Move to a country without extradition!.. HOLYMOTHER I’M DONEFOR.» LUCKILY, before I purchased my one-way ticket to Kazakhstan I called Eddy. When I explained the situation he laughed and assured me it was fine and all I needed to do was reset it. Now, I’m equipped with two things: a fully functioning disposal and a deep sense of embarrassment. Don’t tell Clarissa!

Long, but important– I rented from bluestone for over two years. Eddy Delgado handled our property. Everything was great until the owners hired Eddy to also sell the home we were living in to avoid foreclosure. First, due to the inconvenience it would cause us, and in exchange for having us show the property, Eddy offered us half off our last months rent and told us to include that statement in our 30 day move out letter. When the time came to turn in our 30-day notice, Eddy went back on his word, deciding not to extend us the offer of half off the last month’s rent. Unfortunately, it was initially a verbal agreement and was never put in writing, which Eddy pointed out to us when we attempted to collect. Had I thought Eddy would use this to his advantage in the end, we would have had a written agreement. But I trusted him. We needed those funds from the verbal agreement. We needed them to put toward an unexpected deposit, to procure new a new residence with haste. Second, we made several attempts to have Eddy come do a pre move-out walk through, which by law, we are entitled to one. We never signed an agreement foregoing this service. We set a date, agreed on by both Us and Eddy. Eddy did not show up. Nor did he call to cancel or reschedule. When we finally contacted him to reschedule, he said he wouldn’t be doing a pre-move out walk through, he was too busy and didn’t have the time. Eddy refusing to do the pre-move out walk through greatly concerned me. Therefore we had several phone conversations stating as such. Every conversation, He told us, as long as the house is in the same condition or better and there are no holes in the wall, we will be fine and you will get your deposit returned within 21 days after move out. 21 days later, we received our deposit almost $ 800.00 short. Eddy claimed that because there was ash in the fireplaces(which the professional cleaners we hired, missed) Eddy hired a ‘cleaning’ company that excessively charged us about $ 350 to clean out two fireplaces with a it a log of ash in each. When we brought this to his attention, he dismissed the tangible receipt provided to him from the professional cleaners we hired, and told us to take him to small claims court. He also charged us for fixing things that were broken prior to move-in such as a window screen, which I’m certain we put on the initial contract move-in inspection, but when we requested a copy of the document we turned in, he ignored our request and didn’t provide it. Again he said if I don’t have a photo for evidence, then it’s our responsibility and to take him to small claims court. Also, he claimed to have hired someone to remove red tan bark from the backyard due to dog feces, which is not truthful. I inspected the yard myself and there were no feces. The backyard was even sprayed down with bleach before move out. Anyway, he charged us quite a bit to remove what he claimed was 10 bags of tan bark we put in. We put it in, because the tan bark was sparse and in need of replacing, not to mention had dog poop in it from the previous tenant. But again, no photo evidence. And guess what, we only put down 2 bags of tan bark. How does 2 bags going in become 10 bags when removed? Funny though, the newest pictures on the Redfin website, just recently taken and placed online, shows cleaned out fireplaces and a clean backyard, with the same tanbark and mature weeds growing out of it. The same weeds that were there when we moved out. We got our shortened deposit long before the update to the listing with updated house photos. I can only speculate there, but seems quite fishy. We don’t have the time for such dishonesty and unethical business dealings. I don’t have time Or money to take out of my day to spend it preparing and going to court. So I will cut my loses and Unilocal this crappy dealing instead. It seems, Eddy was a great property manager until his interest in the property changed from property manager to selling realtor. He took advantage of us, in a way. I feel he is deceitful and dishonest.

I can honestly say I don’t believe I have ever rented a place where I had a bad experience… except for this one. Eddie managed a property where I lived in Mira Mesa. I paid $ 2,600 a month and when I had issue’s like the water sprinkler breaking and flooding the backyard his response was«turn the water off. It’s the weekend and I can’t get anyone out there.» We had several issues like this where he would try to come out and fix it himself and then realize he needed to get a professional which took several more day’s. If you rent from Eddie or Bluestone Property Management, don’t expect to get a deposit back. We spent two days cleaning and he is trying to charge me my deposit($ 2,600) AND billed me an additional $ 400 for painting(The place was painted by the previous tenants years ago), carpet replacement and cleaning. It’s going to be a struggle but I will get my money back. Do yourself a favor and stay away from Eddie Delgado and Bluestone Property Management.
