My husband and I moved in on 27 May to Alcove at Alamo Heights into an apt we were told had never been lived in. We walked through the apartment with the agent, noting several issues with the construction, but nothing major. We realized, as we went back to our apartment to start cleaning it prior to move in, there were many more issues than we realized on first inspection. Below is listed each issue, with the progress that has been made on each. 1. There was glue all over the floor from the construction workers sloppily stepping in their glue and strolling in the apartment without cleaning it up. The maintenance worker offered to come back sometime to help us remove it, but he is clearly overworked and not always there(as ZRS, the parent management company, has sent him to other properties). I ended up scrubbing each spot off on my hands and knees. It took me approximately 5.5 hours in total. 2. There were many issues with caulk being missing or peeling. No fix has been offered or completed. 3. There were cabinets that had been installed incorrectly and now whose holes for shelving were misaligned, making shelves unable to hold much weight, uneven, or bowing in the middle. Several people, including maintenance, another maintenance guy from another ZRS property, and the property manager have been in our apartment to take notes about the cabinets and promise to get back to us. The last time someone stopped by was 6 days ago(10 June 2016). They are still not fixed, nor has any actually solution has been offered. It is always a ‘we will get back to you’ response. 4. The dishwasher did not work. It is also screwed into a trim piece of wood, as an aside. It still does not work. It doesn’t drain and smells like something burning when you run it. Maintenance came by the first day we were there and said it just needed to be primed with a few cups of water and then it would be fine. We have only run it once because we were told it ‘would be fine’. It didn’t clean the dishes, didn’t drain and smells horrible now with stagnant water in it for the last 10+ days. We were told last Friday that it would be fixed by early this week. My husband informed me that the manufacturer was coming by Thursday(yesterday) to fix it. It is still not fixed; it still has standing water. 22 days without a dishwasher. Unacceptable. 5. The hot water smelled like sewer when we first turned it on. We were told to just run our water as hot as possible for ‘a while’. After about 20 min of all faucets on as hot as they would go, the smell dissipated. I assume we will be charged for that water use… 6. The air conditioning wouldn’t cool past 78 degrees. We were told the AC guy would be by the next day(Saturday) to fix it. He did not come. He ended up showing up 1 June(5 days later). He fixed whatever was wrong and it has been working well thus far. 7. After our initial walk through of the apartment with our agent, we were then told that the garage we decided to rent did not have available keys. This had not been previously disclosed(prior to writing our check for the rent). We were given the explanation that the keys and remote opener were likely in the equipment closet and maintenance would have them for us over the weekend. On 1 June(5 days later), when our rent was due for the month — we still did not have the garage opener or the key to the garage hallway door. We were told we owed the garage rent($ 175/month). I stated I did not want to pay rent on a garage that we still did not have access to. I was told to just pay the rent minus the garage rent and they would get back to me on whether or not I would have to pay the garage rent for the days we had not been able to use. The complex did end up waiving the days we did not have access. Problem Solved(although it never should have happened in the first place). 8. We had been unable to get into the gym, as the access cards/fobs were/are not working. They blamed this on a lightening storm and said that they normally work. They said they had called someone but the gym would only be available during their office hours until it was fixed. I went down a couple times early in the morning and was unable to get into the gym. After at least 3 times«fixing» my fob, I was still unable to get into the gym this morning. I am a military member and I must stay in shape for my job. I work a job with very long hours and will likely be working out before 5am or after 8pm. Having the gym as an amenity was an important part of my decision to sign my lease. 22 days. Unacceptable. There is more, but Unilocal won’t allow more characters. Stay away from this property. For how much you pay, it is SO not worth it.

Very nice staff. I was out exploring the alamo heights area and stumbled upon The Alcove at Alamo heights! Not the largest property only about 100 units or so, but the floorplans they offer are large and accommodating. I liked the options for yards, garages, and the pet park. If you are looking for a place to call home you might want to consider this place. It’s hidden, low key, and Brand New! With it being so close to the McKay art museum, the idea of checking out a bicycle down stairs in the lobby sounds really cool! ;)
