I don’t live here, I live next door at Grammercy, but I walk by every day. You want a pretty view to see when you look outside, I have one for you right here! Not sure about you, but you couldn’t get me to live here for free.

Got home from work around 10pm. (worked a 10hr shift so I can’t wait to take a shower!) noticed the water was not running in my unit. Called maintenance, they said they will notify somebody to come help us with the issue. NO BIG DEAL RIGHT? WTF It’s now 3AM and we are stuck here with no water. Called the water and sewer of Renton, maybe they can help us. Nope, we were told its EMERALD HEIGHTS responsibility. Great. Called maintenance again. Still nothing. you never know how much water is important in your every day life until it’s gone. Anyways, can’t wait for our lease to be over so we can move out!

I been a resident for 18 month.
Have to say that that. Was a very bad experience of living!
1110 $ for 1 bedroom.
After i moved out there was a huge bill of things I had to pay. (For floor, painting walls, carpet) I even don’t want to continue.

In the six months I have lived here I have hated it’ we have dealt with ants constantly’ my kids have had knives pulled on them, and the people round here don’t tech there children to behave. Today my son was beaten up by a group of kids. If they had dealt with these problem kids before when the problem was smaller that this woyld not have happened’ this complex is a joke’ they only care Bout money. They charge u for garbage puck up but donbt always pick it up. this is unacceptable for this to happen. They are breaking many lanbslord tenant laws and don’t care that they are. I am moving asap and will never recommend this place. I can’t belive any professional would think this s ok

I lived there almost a year and I recommend you not to move there!!! I should of read the reviews before moving there but it was a last minute move and we needed to find an apartment ASAP! We have experienced alot of problems when we first moved in. It was one after another and did not end! It is not safe for your children and my jewelry got stolen from my home… It was either the one of the vendors that came to my home and changed my carpet or the maintenance. What actually made my family move out was the mold problem that had accured a few times and the last time was my final straw! It damaged my person items and furniture. It was disgusting and unlivable! the mold had even spread in the bottom kitchen cabinets. I advise you to look for a better place to live. I agree with the other reviews lack of communication from the office. It is like living in the hood, very unsafe and dirty apartments. «Painting over the mold will not make it dissapear! I hated living there!!! The worst place i ever lived… You will be sorry for moving there!!! And i do not want to give them any stars!

I have been a resident of Emerald Heights for approximately 1 year.
+ The apartment is quite spacious. We live in a 3 bedroom/​2 bathroom apartment, with 4 people, and I don’t feel like we’re on top of each other at any moment. I wish the ‘dining room’ was a bit bigger, but that’s about it. The kitchen is a great size, with a ton of cabinet space.
+ I have had my issues with staffing. I won’t name names, but I have my people that I prefer to go to, and that makes it a lot easier for me. Since I’ve chosen the people I will and won’t go to, everything has gone smoothly.
+/​-​We moved in right at the end of summer, an we were excited that the pool is near our unit, unfortunately from what I understand there was a part that was broken, and the pool was/​is green. Hopefully that will be rectified come next summer. We have however used the indoor pool, which is wonderful. Two of the windows I couldn’t get to go close, so there was a cold breeze, but otherwise it was fine. ***summer came and they fixed it, for a few weeks… and then the terrible kids ruined it again so we weren’t able to use the pool all summer.
— There are a lot of really obnoxious children near our unit. I know this isn’t at fault of the complex, but I just want to mention it anyway.
+/​-​We have had a few issues with maintenance in the apartment, and they tell us to call a number to schedule it with some company, who then relays it to the maintenance here? Either way, there are some times when they come the next day or so, and there are other times when I have to call and remind them a few times. I have called about my dishwasher not working 4 times and it still hasn’t been fixed.
— Parking sucks. 100% sucks. You HAVE to pay for a parking spot if you want to park anywhere near your apartment. If I didn’t pay the fee, I would have to park on the street, a good 5 minutes walking from my apartment. As a female, that is not comforting. Especially in the winter, when it’s dark from 5pm til 8am.
–There is only 1 trash receptacle for the WHOLE complex. Probably one of the most ridiculous things ever. Now they offer valet trash which is nice, but having to pay $ 20 a month sucks.
— The layout of the living room and the master bedroom is really weird. I haven’t quite figured out how to arrange things where it really works.
I did renew my lease because the rent I pay is cheap.
All in all, no matter which apartment complex you live in, there will always be shit you do and don’t like. You just have to find a place where you’re more willing to put up with the negative things.

You need to be careful when you rent here. The managers will come into your unit when they want to without notice and their are no consequences. Sara who is one of the staff there taunts and violates tenants rights to privacy. She also make up lies. She seems to target African American families and/​or families of color. There is no consequences to her actions as she runs around like a banchee. Sara is racist and very unprofessional. She screams at tenants and tries to intimidate them. This is the kinds of behavior that goes on in that community. Staff seems to back her up on her behavior and lies.

Why won’t this let me give no stars, seriously?!
I have lived here for a year and a half. Never have I had to deal with such inept, stupid people in all my life. It is a regular occurence for me to receive notes on my door with mysterious charges and late fees. I leave voicemails with the office every time to enquire about the mysterious charges and am yet to receive a response to any voicemail.
Their creative accounting never adds up and I am tired of arguing with them about this so regularly. They also never told me where the mail box and garbage was when I moved in, never gave me a key to the ‘amenities’ (and I use the term loosely), the place is covered in dog shit and my car was once towed and impounded when it should not have been — all to my expense.
Do NOT move here unless you are absolutely desperate like I was at the time. The apartments are nice and I have had no issues with other tenants but having to repeatedly deal with a bunch of idiots at the office is not worth the stress.
My favorite thing was the time I came home in the afternoon with my two dogs to find that the parking lot was all blocked off because they had re-​paved the asphalt in the entire complex so I had no way of entering my apartment. I had my dogs and 4 bags of groceries in the car and no way of crossing the freshly paved road to get to my place. No warning letter, no notification prior, nothing. Needless to say, my footprints are forever ingrained in this Sh#$* hole of a place.
The ONLY good thing is Joe, the kiwi guy who works in the office. He is very sweet and helpful and is the only one there who has half a clue about how to run things. I feel like poor Joe has to deal with everything because everyone knows he is the only one who handles stuff there. It’s a matter of time until he is gone too and then there is no hope for any of the tenants.

Even though the rent is cheap, do yourself a favor spend the extra couple bucks and get a different place.
The TL: DR version of the rant below: The management doesnt care about their tennants or the quality of life they present for their community, all you are here is dollars on a balence sheet. Which is great if you dont ever need or want anything from them… but these apartments are old and run down so fat chance on never needing anything from them.
We have been here a year and so far we have had our cars prowled, our neighbors have had their windshields busted in many times. The local hoodlums cut the cable lock on my bike on the deck and managed to steal it. All that and then the constant parties and driving bass make the evenings less than quiet.
They will try to sell you hard on the amenities but they are open inconvenient hours and if you manage to get home in time and think «Hmm they told me about the two hot tubs they have mayhaps I will have a soak» BZZT wrong, after making a big deal while giving me a tour about the two hot tubs and fighting with them for 3 months to get a fob to access the amenities, they told me out right when I asked how long the hot tubs have been broken, the one in the resident center has been broken for at least 2 years and they dont have a plan to fix it, it has a leak underground or somthing, then the one in the fitness center has been broken for atleast a year. So no matter ok change your mind eh, lets go sit in the pool that they keep warmish. hahaha nope, assuming the person that is supposed to be up there actually remembered to show up for work its a crapshoot on if that pool is going to work. So ok, thats all cool, Im paying my 25 dollar a month pet rent and my 400 dollar pet deposit lets go and take my dogs out and toss a ball around. Sweet the whole park area is ankle deep in dog shit since people seem to have issues picking up after their pets and it seems like the grounds crew doesnt maintain it, then to boot my puppy got a rare parasite thanks to their lack of cleanliness and the only way I am able to keep the park in acceptible shape to let my dogs frolic freely is to go out there with my own rake and bucket and take care of the dog poo.
Then of course we have a note on our account that one of our dogs is sensitive to vistors and needs special care so ALL maintenance requests MUST be scheduled NO EXCEPTIONS. So we go to try and get a broken dishwasher fixed and the guy tells us he will be there between 12 — 3 thursday. Understandable they are busy so my wife takes the dogs out to the park for an extended park day so they dont have to deal with the maintenance guy and the maintenance guy dont have to deal with them. So sure enough, no call no show no nothing, and then the next day he comes banging on the door to fix it and we told him he would have to reschedule and actually show up, to which his response was if he doesnt do it now he doesnt know how long it will be until he can come back, so we end up crating the dogs and trying to keep them quiet while he works on the dishwasher.
To be frank I dont know how this place is even still in operation and I wouldnt be suprised at all if the county housing authority came and put the property managment company that is mismanaging this place out of business.

This place is okay. I like the units; they are a good size for a «decent» price (as decent as you get in the Seattle metro area). The management staff are usually nice, but they are very disorganized and forgetful. The parking is lousy; they repainted the parking lines but they’re all uneven and nobody parks in between the lines anyway so what’s the point.
Maintenance is not good at all. The only time maintenance will arrive quickly is if your fridge isn’t working or the place is at risk from severe water damage. It can take up to two weeks for the maintenance people to come and fix something (and this is after calling at least 3 times to a really unhelpful customer service line). Here’s the trick: if you want something done in your apartment, go to the leasing office and make a big scene. The staff will usually call maintenance directly and have them fix the problem right away to shut you up.
The apartment complex is kind of noisy. There are a lot of kids, dogs, and loud vehicles.
I would continue living here if the commute to where I work didn’t take over an hour. The apartments are nice enough (I’ve had much worse), but the traffic around here is just awful, and there are no convenient bus routes nearby.

Amending my review. Previously I posted about all of the issues I’d had here, all kinds of issues right when I moved in. maintenance was horrendously slow and then my car got towed from a stall with faded markings. Today all of this has been resolved thanks to the property manager! Faith restored.

Do yourself a favor and avoid this place at all cost. I lived there for three years and most of the time it was a nightmare. I have seen drug deals going down in the parking lot, had neighbors smoking ganja that drifted into my windows and made me ill, friends have been assaulted on the sidewalks and robbed. For a while it got better, because they had a manger who cared. She got police patrols, private security and cameras. But she left after only a year, and the woman who is there now has no respect for the residents. She doesn’t see people, she sees numbers on her spreadsheet and thinks she has to run everything with an iron fist. Because of that she’s also quite rude. The place has gone downhill since she took over and I don’t see any end in sight. First chance I get, I’m out of there. They brag about amenities like indoor pools, gym equipment and a basketball court. But the pool never works, the spas are always either cold or empty, half of the gym equipment is always broken, and the basketball court is impossible to get to and is locked most of the time. Don’t believe their hype. The have way too few maintenance people so you wait weeks for service. And then the head guy just might try to hit on your woman. A friend of mine just moved out and they’re going to try and stiff him for the carpet even though there’s nothing wrong with it. I saw their carpet «expert» get down on his hands and knees and stick his nose into the fibers, trying to find animal odor, and after he did that he claimed it was there. These people have no conscience and all they care about is getting your money. Don’t give it to them. Living in this place is like living in a flop house in the inner city. Stay away!

Lived there 3 yrs.
The manager turnover was frequent .
The latest manager is very hard to work with.
We had to call the police at least once per week for fighting, drunk neighbors.
The pools and hot tubs never are working and or closed or dirty.
I am so glad to get out of there!!!

I second everything on the other review. I lived through all types of college rental companies and landlords and have never regretted moving anywhere nearly as much as I regret moving to Emerald Heights.
Every single manager here should be ashamed of their customer service. When I tried to renew my lease all of the renewal manager’s mailboxes filled up because they never returned messages. They were also never where they said they would be so I eventually moved out for lack of an option to even renew my lease if I wanted to do so.
It took me 5 months to get a mailbox key and when I went in to the sales office to demand someone actually make me a copy since I had been promised 4 times I was told I should not expect things to happen so quickly.
While I lived here I also submitted numerous unanswered maintenance requests and had a plugged drain in my shower for 3 months. This eventually led to mold which I was told I did not take steps to prevent.
I can only hope this review stays up for long enough to stop someone from moving in here and making the same mistake I did. (After they get enough negative reviews they seem to just delete their Unilocal profile and get a clean slate)

I wish I could give zero stars if it were possible because I’m so irritated but I guess one or TWO is sufficient as Joe is the only person who works here that honestly cares about you. I wish everyone were as nice as he is.
After moving in, we found so many problems with our unit: dryer didn’t dry our clothes, our refrigerator seal was broken causing water to drip inside, we had an outlet next to the TV cable hook up that didn’t work as well as a broken switch. We requested maintenance TWICE before they finally sent someone THREE WEEKS LATER, which by this time was a month after we moved in and had been living with this crap. The maintenance man also didn’t do anything. He said our outlet was a phone jack (which is an obvious lie as all the other units have the same layout and all our neighbors have outlets), our fridge had condensation and flipping a switch inside would fix it, which it didn’t, and he would have someone come on the following Monday to check our dryer. I stayed home and no one came.
I looked through my lease and found a bunch of things we could get charged for when we move out including «window cleaning» then I realized when we moved in our windows are bird crap on almost all of them. We were able to add a whole bunch of stuff on that move in inspection form that we didn’t notice earlier like painted over patched areas of the wall that the previous tenants probably had made from mounting shelves and tvs. We even have about 15 white spray paint spots on the ceiling which is a cream color. WHY WOULD YOU SPRAY PAINT THE CEILING? Unfortunately we didn’t notice until after we moved in because we didn’t look up. Heh.
After talking to Joe in the office he got other maintenance workers to come the very next day and they fixed EVERYTHING. Seriously, if you’re going to move in here go to Joe and Joe only. He’ll make sure everything is ready for you to move in unlike when we did.
I honestly feel if everything worked when we moved in I would give at least 3 stars, but it didn’t and we went a month and a half of hanging our clothes on the balcony (which says is prohibited in our lease), wiping up a dripping fridge, and using extension cords for our tv since the one we were supposed to use didn’t work.

Okay, this is the cheapest place you can find and I feel with everything working it really isn’t bad. You’ll save a lot of money living here and if you have a good set of 5 neighbors on your side it’s awesome. It’s a hit of miss like everyone else says. Our neighbors are pretty quiet with the exception of on family on the bottom who leaves their trash outside their door stinking up the stairs, has little kids that constantly slam the door, throw pop pops on other peoples stairs, and wrote the «f word» on a couple doors with chalk. But one out of 4 other nice neighbors isn’t too bad. I really don’t care much other than the chalk. If you want to save money, this really isn’t a bad place to live, considering all the appliances and stuff work when you move in. The units are nicely painted, carpeted and it’s a good size. There’s even extra storage in the closet. We live on a third floor corner so it’s quiet.

The parking is first come first serve, but there are usually stalls open or covered parking is $ 40 a month but people park in the empty ones anyway. There aren’t sketchy people hanging around during the day or at night. The Washington Patrol does drive through the property to make sure nothing is going on.

There’s a lot of good amenities. There’s a tennis court, indoor and outdoor pool & Jacuzzis, but the indoor pool is super dirty. There’s two gyms one is 24 hrs. There’s also an indoor basketball court that’s being renovated right now. There’s a media room with computers too, and a place to hold parties.

We live right off Petrovitsky so the incoming traffic is pretty bad at times. The speed limit is 10mph, but everyone comes in and drives around 30 because there’s one entrance with NO SPEED BUMPS. If you had children or unleashed pets, watch them!

The rec center, with the manager who holds your mail packages is closed on Sundays. We just found out today as one of the leasing center workers rudely, with a lot of attitude, said «it’s closed on Sunday» a few times even though their door says SUNDAY 10am-​5pm. Change the sign then! DUH! They hold your packages hostage and sometimes «can’t find them» so you need to come back the next day. I just want my mail please! UGH! It’s really frustrating.

Their pet policy also ALWAYS changes. When we moved in it was a $ 250 deposit for pets, now it’s $ 400. I don’t know if we’ll ever get an animal because I don’t want to pay that. I think it’s kind of ridiculous.
Like I said, if you want someplace affordable this is definitely a good choice as it’s one of the cheapest places around but be very meticulous when looking at your unit! The third floor is best as you heal minimal noise and you get the heat from the units below you when it’s cold.

Drive around the property after hours first before going into the leasing department or looking at a place. They are cheap, but it’ like living at a frat house, not good when you work and have to leave at 6:00 a.m. Also, I never received my deposit back from the company. (I didnt destroy the place, I’m 40 years old and a teacher, pretty responible :)) I provided them with my forwarding address, etc. They gave me the run around, I filed with the BBB… they ignored it. They dont even really have a corporate office, the number rings back to their local office, I’ve never seen or heard of anything like it. BEWARE.

As an update to this horrible place. They blew me off after stating they sent me to collections… EEK– Now they’re going to mess my credit? So i call the collection bureau to dispute this whole mess as they never provided me the legal requested documents I requested… Collection agency had NOTHING, I called back three times over a period of nine months checking in because suprisingly they were helpful, but to do this day, who knows what they did with the file.
DO NOT rent from this place, it is inexpensive, but when you have anything break, or actually NEED something from them, or even just moving out, you will regret the moment you walked into that leasing office!

Visit the apartment at night before you even consider walking into the leasing office. This complex is huge, three story high, parking is crazy, imagine fighting for a spot on the street because the complex has not enough parking spaces. There’s a party until 4am and the base is thumping.

I’ve lived here for 2.5 years now. My, how the time flies by!
I just read Lisa B’s review of the apartments and she is really accurate. The two things that the management lack are communication and accountability. They are really good at overpromising, underdelivering.
We are, however, renewing our lease because the rent is really competitive and the location currently works well for us.
Our unit is away from the chaos that ensues when you don’t live on the outskirts. This place is really hit or miss, depending on which section of the complex your unit’s in, who your neighbors are, and how much you need anything from the management.
