The Providence at Brier Creek

The location is great. The apartments are standard apartments. Nothing worse not better than what you would find in the area.
Be prepared to be charged for EVERYTHING and many hidden charges. There is a fee for an electronic statement– the catch is, that is only type of statement they offer! There is a trash fee on top of the rent, though they don’t offer any trash pick up services like all the nearby apartments. There is pet rent on top of a pet deposit. They require a $ 55 commercial carpet cleaning upon move out, no matter the condition of your carpet. They charged me $ 30 replacement fee for blinds that cost $ 4.97 at Home Depot. While living there, lightbulbs went out, and I had to buy my own replacement lightbulb! You can bet I didn’t get a credit for that, even though I left the lightbulb there for the next tenant.
All these charges are small but they really nickel and dime you — and it adds up!
If you are budget-​conscious, I would recommend one of the many other apartments in the area. If you aren’t, well it’s worth paying more for one of the new, more upscale apartments in the same neighborhood.

The apartments are not sound-​proofed between floors. I could hear everything going on in the apartment above me. Overall poor construction quality.
In addition, there was some confusion about my moving out situation. I sent in the notification that I was going to be moving out in two months but then I inquired (only inquired) about other apartments available. On my moving day I was informed I owed another 400 dollars because they said I did not appropriately notify the management that I was moving out… I did notify the management, but they did not acknowledge it. I did everything by the book. Barbie H. is correct — they will try to squeeze money from you during move-​out. I would not recommend this place to anybody. Don’t even think about it.

This place is lucky it’s convenient, somewhat affordable, and semi-​new. Everything else about this place is horrible. The management is at best mediocre, but most of the time just plain idiotic. As a former resident for 2 years, we had multiple issues with the management company; even when they replaced the old one with a brand new one.
Beware when moving out: they charge you $ 50 for not paying for an outside cleaning service to come in and (literally) scrub down the place. I’m pretty sure they would still find a BS reason to charge you even if you did hire a cleaning company to come in and clean before moving out, as well as going back over again yourself. It is truly unfortunate that this property is so poorly managed, because it really could be a pleasant place to live otherwise.
Oh, and they also allow non-​resident hoodlums into their pool in the summertime; let them blast speaker-​blowing music while drinking out of GLASS bottles.
I am sorry I recommended this place to my friend to move into. She recently was informed by PBC that her carpets need to be replaced at a charge of $ 500…and she was the only person living there. For one year.
Only live here if you are willing to be blunt with the idiots that work here. I could go on, but I will refrain…
