Royal Oaks Apartments

I lived in East Gardens for almost 5 years. I moved to another state for a couple years and was trying to return back to be close to family. I was always a perfect tenant. When applying this time around I was denied by the property manager because of low credit (credit cards). My income met their requirements and my rental history is perfect with them and other places I’ve rented. He was very rude to me and I believe if I was a man there probably wouldn’t have been a problem. He said he’s only been there a year which makes sense bc when I moved in 6 years ago I had low credit but was still accepted because my income and rental history was good. Hope they get rid of that property manager or else they will continue turn away good tenants.

Everyone who works here could care less about the tenants and their issues! Whenever you have a maintenance issue it takes at least 3 follow up phone calls for them to come and the person you speak with always has an attitude and rushes you off the phone. I had a problem with items in my home that were damaged after maintenance was in my apartment (which is fine accidents happen, I just wanted my items replaced and to be reimbursed, which is fair!) and it took almost a week to get an answer about what they were going to do about the situation. After that they pretty much said we will reimburse you after you buy these items, but we are doing it out of a courtesy, basically taking no responsibility! They made me feel as though I was in the wrong, which I was not!
They handle situations in a VERY VERY unprofessional manner and it is not right. DO NOT LIVE HERE IT IS TOO MUCH STRESS AND NOT WORTH THE MONEY!!!

I have lived at Royasl Oaks for a number of years and it is getting worse. I have been complaining as others have about the lack of enough bins for trash in the Sugar Maple court. Trash bags are all over the area as soon as you drive in and this has been going on since April– I called the health dept. in the summer because it is a health issue and now it is Dec and nothing has been done. Things are going down hill and no one seems to care it all about the money and that’s it. It has gotten so out of control I will have to contact the health dept again and the newspaper — maybe if they are embarassed enough they will do something before the rats take over.

Worst place to live. unsafe neighbourhood with shady kids walking around the complex and randomly knocking on doors. Please avoid living here is you can. The management is also not very helpful and maintenance requests are not handled promptly.

DO NOT LIVE HERE. Everything about this complex is a disgrace.
They are completely unprofessional in the leasing office. If you want anything done it takes weeks upon weeks.
When I moved into my apartment the place absolutely reeked of cigarette smoke. Over the following months after I badgered and pestered, they finally came to spray a couple of times, but nothing worked. They basically came in febreezed it and left.
ALSO upon move in, my shower drain was so clogged that my first shower was spent in water sloshing above my ankles. — That wasn’t fixed for a good 2 weeks either. (should not have been the condition I moved in with).
ALSO upon move in, I had been promised that accent walls would be painted. The colors weren’t even chosen until 2 months after I moved in. After I chose the colors immediately when they notified me of their 5 options, they said it would be done in a week and a half TOPS.
…Took almost a month for them to come.
ALSO upon move in, air conditioning did not function at all. It took over 2 weeks for them to finally fix it.
The GYM? The place has clearly not been renovated since maybe the mid eighties. Most machines are always broken leaving very few options.
Now the cons that are not the leasing office’s fault:
The doorbell (buzzer) is REALLY loud. It buzzes and sounds like an enormous electric drill is drilling the building.
dishwasher barely cleans dishes.
This place is despicable. It should be completely shut down.

Short version: Leasing office has stalled for three weeks in getting back to us with an amended lease agreement even though our lease ends at the end of this month.
Longer version: Our lease ends this month (end of July). At the end of May, we were given a letter saying that by the end of June we needed to re-​sign a lease for the coming year or submit a letter of intent to leave. I spoke with Carmen (the woman we signed our initial lease with last year) and she said if we wanted to amend the lease we just needed to call Eva, who writes up the leases. So on June 23 I called Eva to let her know that we would be needing a 6 month lease instead. She said she would have the amended lease agreement to us by the end of the week. By the following week, June 30, I called her again and she said she would have it by the end of that week. Nervous about potential legal issues, I submitted a letter to the office stating that we intend to renew our amended 6 month lease which we were still waiting on from Eva. I delivered it in person, and she told me I didn’t need to do that because our papers were sitting on her desk in a large pile of other papers at least a couple inches high. I let her know that we’ve had trouble with apartments in the past not getting back to us but she assured me it would be there by the end of the week. It is now the following week, July 7, and I called again, and again she said it would be here by the end of the week. I reminded her that it has been three weeks since my initial call and we need the papers to decide whether we will agree to them or not. She assured me that our papers were at the top of the pile. She would not let me speak with the leasing manager as I asked, and she claimed that she has to do things in the order that the owner asks her, so she would have the lease to us by the end of the week. I said it does not bode well that she has told us this three weeks in a row and we are still waiting.
I can only imagine that in the last minute something will be stuck into this lease which we will not agree to, but be stuck with, due to her lack of diligence (or due to the sneaky ways of the management here).
Oh, and there’s a fresh pile of dog poop on my neighbor’s front yard. It’s from one of three dogs living in this neighborhood supposedly against policy.
One positive note, the pool finally opened daily for summer. I mean, the two months left of it.
