This review is long overdue as I haven’t been here in a long time but was s customer since they opened. This is a small place with the smallest kitchen. There’s a nice small outdoor sitting area and few parking spaces in the front and back of the building. The lady owner is nice and makes friendly small talk with customers. From our conversations I remember her mentioning her mother is Zina and cooks certain foods and they prepare and make the rest there. They have variety of health and tasty dishes and juices and prices are somewhere between fair to high. My 3 star review is for the quality of food served to us. the last time I dined here, and 2 other previous occasions, I ordered my favorite dishes the Lima bean rice with lamb or the zereshk rice with chicken. It did not taste fresh and I noticed that there was water like substance in the bottom of plate and the rice was hot/cold so I figured the rice must have been frozen and reheated. Have not returned. Pretty disappointing!

This placed is permanently closed. Unilocal needs to update. Went here a couple of weeks ago to find the place gated up and fenced. The sushi joint right next to it is also closed.

Really like this place. Healthier option! Ordered the salmon with rice and it’s great! I hope they don’t move to a bigger location because i dont want them to lose that intimate ambiance… then it becomes like any other«kabob» place. Anyway, the down fall… there was no patio seating !!! I was looking forward to having lunch outdoors. Had to wait in the cat for my food to be ready :/ Customer service was great! Super polite and friendly.

You absolutely cannot beat the freshness and quality of the food here, not to mention the generous portions. I love the shish kebabs, falafel and ask for the appetizer plate, it’s a delicious serving of a lot of their favorite menu items. Love this place!

Really fantastic Mediterranean food. Hands down the best gyro I’ve had since moving to LA. Extremely fresh and well prepared. They get it out fast too. My boyfriend and I have been there several times and the service is great. The owner is really sweet and even gave us a discount one time after we went there like three times in one week. The place is cute. Not much seating, but we usually do take-out anyways. Also, their homemade hot sauce is crazy delicious.

It’s too bad this family owned business isn’t professional and doesn’t know how to run a business. They should stick to cooking for their family. Ordered take out and when I got there was told that«Oh darling I made the chicken thigh kebab smaller than usual so I gave you a Tabouli salad» WTF? First of all if I wanted Tabouli salad I would have ordered it. I didn’t order it because i don’t like that crap. Second, a reputable, professional business would have called the customer and said they were short on supply of chicken and thigh and offered to substitute for something else. But that’s not what they did. So I ended up paying $ 10 for a plate with 4 pieces of chicken smaller than the size of my thumb. And they obviously ran out of «bread» as well because they gave me torn up pieces of I don’t even know what. Disgusting and disappointing. Never going back here.

So my wife and I decided to finally dine at this place first time for dinner per family recommendation. So we were greeted with the warmest welcome. To be honest, it felt like we went over to a relative’s house for dinner. The hospitality was to the roof. So we ordered a freshly made lemonade which was pretty amazing. And unlike other lemonades that I’ve tried, this one had a flavor of various citrus and berry fruits all mixed in one. For our entrée, we ordered a Salmon kabob plate and Veggie kabob place and both of them were perfectly prepared and the portion was very generous. We also had ordered yogurt with shallot which was so delicious. The owner was gracious enough to add hummus in my plate as well which was really delicious. Overall, every ingredient appeared to be fresh and prepared with a lot of love and care. The type of a meal where you would normally see it come out of your mother’s kitchen. As for the price, I have to be very precise and say that my check literally came out to be nearly 50% cheaper than the restaurant we went two nights ago who served us essentially the similar meals and without any appetizer. I will respectfully not mention the name of the establishment as I still very much like the place and will go there only occasionally due to it’s higher price. As for the location: they have two parking spot right in front and additional ones in the back. The restaurant is outside only seating but it is fully covered above and the seating is rather limited and not advised for a group of more than 4 as it is not setup for a large group. However, I am certain that this restaurant does take out orders as a result of the space limitation. What this place is: a clean, casual restaurant that offers super friendly service. Owned, operated and served by the owners themselves. Food options that can accommodate anyone who loves Armenian, Iranian or Mediterranean dishes for extremely reasonable prices. Credit cards are accepted as well.

Been at this joint a few times for lunch and every time the experience has been great. If you are looking for a family owned small quick bite stop… This is it in this area. Their food is fresh, nicely prepared and good portions. Mostly Mediterranean food and prices are reasonable. Quick and Healthy pitstop for lunch.

Simply amazing! Had the Boneless Chicken Thigh Kabob and I have to say, it’s hands down the absolute best Kabob I have ever had. Also had a side of the Ikra and that was a delicious side. I would frequent to Zina’s if it weren’t so far from me.

I dined here with a friend for the first time. The food was fresh, nicely prepared, and generous portion sizes. I had the chicken breast kabob and a side of grilled veggies. My friend had the chicken and shrimp combo kabobs, which looked good. The owners are friendly, attentive and seem gracious to patrons. Nice healthy menu, plenty of options. This is a small, local restaurant worth checking out. I’d definitely go back.

love this little oasis with the fountain. Had the pink lemonade with mint. The eggplant dip and chicken kabob added vegetables. Everything was outstanding. Tastes delicious and authentic. No sauce covering the real taste of the ingredients. Will definitely be back.

When I walked in I was warmly greeted with a smile. I ordered the Lule Beef kabob with side salad. The price was 6.99 so I wasn’t sure what to expect and to my surprise a very large kabob and a beautifully plated salad arrived at my table within 8 minutes. Looks family owned. The seasoning and consistency of the Lule were perfect. The salad was so beautiful and had carrots, beets, cranberries, blueberries, strawberries, cucumber, cherry tomato, mini bell pepper, sunflower seeds, lettuce and lemon juice for dressing. I cleaned that plate it was so delicious there were no survivors. I will definitely be back!!!

As the name suggests, Zina’s food is pretty healthy. I ordered the lamb chops. They were surprisingly juicy. Some of the juice splashed onto my friend as I took a bite. It’s ok, she wiped it off. It came with salad and rice. The hot pepper that comes with it was very spicy. Got a tiny hiccup attack from it. The place was small and it seemed like a family-run restaurant. The staff was friendly too. As of right now, I can’t give Zina’s 4 stars. I would have to come back and try more dishes in order to give an update. But for now, Zina’s is not bad! I like it! p. s. There are no bathrooms due to the tiny establishment

This place is awesome. Everything is homemade and beyond delicious and the portions are huge. I had the chicken kebab plate and my husband had salmon and shrimp plate. We couldn’t stop talking about the yummy flavors from each bite. The owner is a sweet friendly woman who greets you with a smile and makes sure you feel right at home. Service A+ Food A+. Hands down one of the freshest, healthiest alternative to Mediterranean food I’ve ever had. Not only was the Chicken Kebob perfect, the salad came perfectly together having Cucumber, corn, celery, cherry tomatoes, carrots, sunflower seeds with a zesty lemon vinaigrette. Home made everything! Must try if in the area. Very small but word is they will be expanding, maybe even out of La Cadaña? Better try before it’s too late!

This place is tiny but good. I would rate the price at one$. Prices are quite reasonable. The food is home made. I read reviews before I came. One person disrespected the gyro. I just ate a gyro and it was great. They added homemade hummus and homemade zatziki sauce. VERYGOOD! I also had their homemade lemonade and an order of stuffed grape leaves. Everything was healthy, fresh, and satisfying!

We were hiking around Descanso Gardens and found this place on Unilocal and were excited to try it… I’d say it’s kinda like 2.5 stars… It’s hard because we read so many great reviews that our expectations were pretty high. It’s a cute, what seems to be, family owned place and we did go there on a Holiday(Prez Day) so only the husband wife and perhaps child were there. We got hummus and some eggplant blend for starters. The hummus was yummy but the bread could have been warmed with more of it. The other side wasn’t so great. We were going to order the chicken kebab(I forgot what it’s called) but they were out of it and later they didn’t have any flan for dessert so we got baklava. My date had the lulah which was good but the rice wasn’t very special for paying more. And I had the Gyro… This is where it goes bad for me. Every Gyro I’ve had in my life has very think meat that’s juicy, succulent, and tasty… This was, honestly, paper thin meat. It had a lot of veggies but as someone who likes to eat a lot of protein this fail very short. The service was kinda off and on, I drank my water and then my girl’s water and we never got any refills and once we order and the things were brought they never stopped by to refill or ask us how it was. Once we got dessert she disappeared into the back again and I had to peer into the kitchen to ask for the bill. The perks were that we got a lot of decent quality food for an inexpensive price, but from our experience it wasn’t really anything other than average, except for my gyro which was the weakest one I’ve ever had. The hummus was good but we won’t be coming back as we aren’t out this way very much so when we return to hike we will try some other places :)

Great Mediterranean food and wonderful service! Here we go again. Another 5 star review from yours truly. I think part of the reason is I usually do my research first, so I won’t go to a place unless other Unilocalers have given their seal of approval. Does that help? So anyway, on with the review. I had bookmarked this new restaurant after reading the other good reviews since they opened back in April. I am not too sure why all the ratings are four stars so far because my lunch was perfect and they owner was so sweet. There is no website, so I took photos of the menu for all of you to see. There was also a board with specials that I took a photo of. There is no seating indoors, but the patio is very nice or you can just take your food to go. I ordered the chicken kabob wrap and it was delicious. The sandwich had delicious grilled chicken breast, parsley, a little onions and hummus on very fresh pita bread. It was a huge sandwich too. My son already had lunch and was in the mood for something sweet. I asked the owner if she had any desserts on the menu. She said she didn’t right now, but she had some nice cookies that she gave me free of charge. I would probably recommend that they might have some nazooks or baklava on hand for sale. They could wrap it and put it on the counter so customers could see it. I would have picked some up today. Just an idea. I can’t wait to take my husband there since he’s an expert on Mediterranean cuisine after growing up in Iran and his family had a restaurant at one time. He is also a great cook which I know I have probably bored you all with in the past too. I am just excited that I found this place before he did. I also took a photo of the hours, so check that out. I believe they are open every day of the week until 8:00 p.m. except Sunday.
