Unless you want to be parted with your hard-earned money quickly — avoid this organization at all costs. 4 years ago, I had the misfortune of renting from these people — the actual rental process was smooth, and they seemed helpful — they said they were able to rent us a property with our cat and our dog. We also paid the owner a premium each month for the privilege. Mistakenly, we left the lease with Nick at K&A — who for some unknown reason said we could pick up our signed lease within a couple of business days. Seemed legit, so we didn’t cross reference anything — K&A had been really good to us up until this point. We had also originally paid for everything with a personal check, and then were later told we needed to come back with a cashiers check for the balance and our check would be returned. When we came back in to pay with the cashiers check — they couldn’t locate the personal check and said they would mail it to us. When we got to the condo, it wasnt cleaned out and it was filled w crappy old furniture that wasnt disclosed. There were holes in the apartment walls also. We contacted them and they told us we could dispose of it and make ourselves comfortable. Which we did. Well, within a couple of weeks after moving in, the HOA appointed property manager of the said condominium building had different ideas — apparently the building was NOT pet-friendly — not even to responsible owners. We went to produce our lease which we had witnessed to have the pet addendum in, lo and behold — those pages of the lease were missing!(We were screwed) The HOA property manager took this as an affront perhaps? And while we were very meticulous about sound, quietness, walking our dog several times per day and scooping responsibly — we found we got ticketed for being parked in our own stall, woken at unusual hours of the night, passive aggressive notes were left at our front door at all hours. Everything became really uncomfortable and I began to dread that knock at the door where sometimes it would have somebody with courage to talk to my face and other times with would be a poorly written note like«too many shoes outside front door» or «no water bowls allowed» — it could be 10pm, midnight, or even 5:00 am in the morning were we would be intruded by this cowardly behavior. We decided to take this up with Knutson and Associates, addressing the pet issue that we had paid a premium and the lease. We were blown off and advised that it may be easier to leave. By this point the condo HOA was discussing the idea of litigation against us, as indicated by its love letters at our front door. LOL So, we asked Knutson and Associates to work with us while we found an alternate housing arrangement — they said they would. But after we moved out as soon as we could —(30 days notice) we learned they rented the property really quickly(within a couple of days of our departure). We left the property in clean and rentable condition. They then proceeded to pursue us for the furniture, repairs, and also billed us for the holes in the wall that came with the property. We, of course had kept good records and had before and after photos — as the move-in experience was really fishy. Anyway, roll forward — they somehow«found» the personal check i wrote that they wouldn’t take in the beginning and went and cashed it, as well as kept the security deposit. I was out $ 1200 dollars or so. Not to mention relocation and unexpected moving costs. We considered pursuing things at the smalls claims court, but quickly learned we didnt have a leg to stand on — the original lease we received w the pet addendum didnt exist and it was said that we vacated the property before the end of the lease.(Crazy huh?) Its like they’re perfectly incompetent at being good property managers, but hellishly perfect at covering their tracks and being a-holes. What a dichotomy. If they applied just as much resource, energy, and aptitude at plying their trade then this review wouldn’t exist and i wouldnt be out $ 1200 hard cash plus moving costs. Check out the BBB reviews. Knutsack, i mean Knutson is a fail. Landlords, take your money elsewhere — CJ Kimberly is very seasoned and experienced. Lehua Properties are excellent too!

we rented one of the units they manage, the hale kipa, for almost a week. there were some things that did not work, lights in the bathroom, dishwasher, toilets leaking and running all night, etc. we called them several times. they never called back or fixed things. we paid almost $ 900 a night and they did not seem to care about their clients. i do not recommend doing business with this company.

Knutson and associates managed my condo for years. However after several incidences of the condo not being cleaned and guest complains to my neighbors I began to consider a change. The final straw came when a they tried to up sell potential renter that I referred to stay in our place. The client wanted our place and when they contacted Knutson to arrange the booking Knutson pushed to up sell the client on another unit. I would not recommend this company.
