Do not rent from this company they are late on fixing issues even health hazards because prices are so called to expensive for them to pay their workers or any company they hire but expect rent on time also will take your deposit when you move out and add on charges to your account and put it on your rental history beware do not rent from 360 realty if I could give them zero stars I will.

After TWO years! The only correspondance I have received is in regards to the bad review I left them two years ago! After two years and no response to the requests I sent them, but only a request for me to remove my bad review?
I have a request for 360, this is for your own good!
Either close your doors for good, or do better customer service. From all these reviews, and your current rating, it is very clear, running a business is not your strong point!

Like the other comments say, one star really is too much for this company. This review is specifically as a renter from their property they manage at 488 Wilcrest Dr, Houston, TX.
I lived in my town home for a little over a year and from the start we had issues with them. The biggest things are (and these are not even all my issues):
1. The maintenance issues. We had to continually ask to get the same things fixed which every time we requested maintenance they charged us $ 100. BTW if you are looking to live in this property, there is water damage to the patio door that needs to be continuously fixed every time it rains in Houston. The maintenance man said it is due to where the drainage pipe is. Which of course won’t be fixed I’m sure.
2. Deposit. Like the other reviewers have said, be prepared to receive little to none of your deposit back. Also, they never even sent us a letter and when we requested our deposit with an itemized list they had to email it. Which, was after the allotted time they were supposed to send our deposit back with the reasonings why. They also charged us electricity when we no longer live there and the reasoning was «needing to turn on power to get home ready.» We did not «turn off the power.» And I’m sure if you were to go into the town home, the electricity works just fine.
3. When I tried moving into a new apartment, they claimed they could not «find me in their system.» They were not able to provide my new apartment with rental verification after my new apartment reached out to them MULTIPLE times through email and phone. Even my new apartment commented on their lack of professionalism and organization.
Please save yourself the headache and trouble and just find another property. Property management can really make or break whether your experience at a rental property is good or bad. Also, here is the link to show they have had their license suspended and then revoked.

This is my 2^nd review as a renter for the property they manage at 488 Wilcrest Dr. Houston, TX. I had one while I was living there, but Claudia called me and asked why I posted a bad review on Unilocal.Mind you, I had a fake name to my Unilocal at the time and they tracked me down using a work order number I posted. I told them I would take it down when they fix my maintenance issues, and they did, so I took it down, but now. well, here’s to review number 2. We stayed a little over a year only because my roommate and I really liked the location.
1. They take FOREVER to fix anything. It took them weeks before fixing the first problem on our list. They had to fix some sort of plumbing problem and asked me who they could contact in order to shut our water off so that their contractor can repair the plumbing. I just moved in, I have no idea. I don’t know who I would talk to, shouldn’t the property manager know these things already?
2. There has been several times that a contractor has failed to come to my place to fix a maintenance issue, which I have scheduled beforehand so I can take some time off from work to be home when they make repairs. This is the process for scheduling, I send in a work order via online, Katrina will then email asking me to contact and schedule with the contractor when they can come and look/​fix the issue. I will contact the contractor and we will schedule when they can come in. I don’t receive any written confirmation from her OR the contractor on whether or not they will be coming, this is all verbal. Anyway, this particular issue happened in February 2016 when 360 had to repair water damage at our place. The first time a contractor failed to show up at the scheduled time, I waited about 15min — 30min before I gave them a call to see if they’re coming. Nope, not coming. This happened not once, not twice, but THREE TIMES. I feel like once should be enough. Seriously. I have my own job to worry about and I can’t just be taking time off of work! On the third time someone failed to show up to fix this issue, I scheduled the maintenance repair through Katrina because I was sick of this happening so I wanted written confirmation that the contractor will appear at a specific date and time. Once again, the contractor did not show up because the contractor only received the work order that morning and therefore couldn’t come to fix the repair. She even had the audacity to tell me that the contractor called me to confirm the appointment, when I had received no phone calls and no voice mails (they usually leave voice mails) and the first time he had even HEARD of that work order was that morning!!! I don’t know if it’s her fault, or the contractors fault, but I asked her to schedule it for a reason so I had WRITTEN confirmation (which I do, and in hopes that she would be accountable for this problem), that the contractor would show up, yet he STILL failed to show up. I had to reschedule AGAIN, now with a different contractor so that water damage could be repaired. This finally got taken care of, but I seriously had to miss work 4 – 5 times just to get ONE thing repaired?
3. When we were moving out, I sent our «Notice of Intent to Vacate» prior to the month we were moving out (end of March 2016). I sent this via email and via certified mail since we’ve already had trouble with them SO MANY TIMES and I just wanted it documented. Low and behold, the certified mail came back because no one ever picked it up. I sent it to their P.O. Box, the address that is listed on our lease.
4. Don’t expect your deposit back. They pretty much charged us for anything and everything they can so that we couldn’t get our deposit back. They even charged us for a «make ready» charge for $ 200 and electricity for $ 150 in order to turn the power on to get «home ready». WHY do we have to pay for that. I had the electricity cut off May 3^rd, why would it be on us to pay electricity for them to make the place ready for the next tenants???
5. We didn’t receive the Security Deposit Return Invoice until I followed up with Claudia today and we moved out April 30, 2016. This is actually my second time following up since I had sent Claudia an email on May 17^th asking to see if they had mailed out our Security Deposit.

Horrible, horrible service. If you can find another management company.360 DOES NOT communicate neither with the renters, nor the owners. The refund comes very late after numerous time calling and asking about it. The attitude is awful. They don’t answer the phone calls when they know they have not done what they were supposed to do, such as refund the money or complete a service order.

To say I’ve gone through exhaustive efforts to contact this company for a listing they currently hold would be an understatement. Although, after seeing these reviews here, I’m considering it a blessing that Greg Comer never returned my phone calls, text message, e-​mails, my wife’s text messages, e-​mails, my realtor’s e-​mails, phone calls or text messages. Apparently, this company has more business than they can competently handle.

Greg Comer and his company 360 realty management are as crooked as they come. He took over management of a property I have been a tenant in for a little over 2 years. He failed to timely handle any repairs and when my heat was out for 10 days he told me the owner had not sent the money for the repairs which i called the owner who proved they have had the money but were too lazy to schedule tge repair.
When i moved out after giving 30 days written notice, he refused to do a move out inspection. Then tryed to swindle the deposit claiming the owner never gave them my deposit funds. Then once it was proved he did have the deposit funds ignored my calls and emails until I threatened to sue him and the owner, and report him to the tx real estate comm, since he is on probation for robbing tenants and owners already, he finally coughed up my deposit return
If you are an owner or a tenant, stay away from these crooks#

RUN. The hassle of dealing with this management company is not worth it. I suggest finding a more suitable leasing agency or apartment complex. The reasons I would suggest this for any consumer are listed below. I wrote a review earlier in March, but deleted the post and decided to post it after we had moved out to include commentary about that part of the process. In addition to that, an hour after I posted the first comment, Claudia from the the office staff at 360 Realty & Management called me to ask why I had posted a review about them on Unilocal.Of course my response was to «let consumers know about their business.» WHY ELSE WOULD A PERSON POST ON Unilocal ABOUT A COMPANY OR BUSINESS? I’m sure some easy digging revealed just who «Melissa V.» was within their system. She even asked me to make changes to what I had posted about the company when I mentioned that she was «better» than the former assistant that worked there named Katie. Well, I’m sorry, but it’s only because Katie was so awful that Claudia isn’t as awful– by default.
1) The key realtor for the company is Greg Comer. He lacks professionalism and communicates better via text message than telephone. You can look him up on TREC, Texas Real Estate Commission, and see his wrong doings in real estate that have been reported. He currently is on probation for what he has done to other clients.
2) THE COMPANY DID NOT PAY OUR REALTOR HER REALTOR COMMISSION UNTIL THE MONTH WE MOVED OUT– AFTER COMER WAS REPORTED TO TREC. She even contacted them multiple times and I had to even mention it via email and telephone before we moved out, too.
3) We received a late fee notice at the end of the year for July for over $ 150. We weren’t at fault for paying our rent late and the fees were later removed.
4) The house was «cleaned» by a «professional» cleaning company prior to our moving in that
— did not have electricity to clean (no lights and no air conditioning– in June)
— I was told by Katie that she was sorry that the cleaning was «not up to my standards»
— Nothing was ever done about the heavy odor of dog urine in the house
— I scrubbed that house for two days after moving in– on my hands and knees with bleach to clean mold from showers and filth on the floor. I sent the images of our move in conditions to my lawyer for documentation– after already reading reviews about how the company failed to return many renters deposits. There is still a $ 200 fee for cleaning on their move out statement for us.
5) The company does not have an office that is accessible unless you make an appointment, which we tried to do but never received a response to our email. We were even at their building location on Cairnway and they would not see us. We asked other businesses in the building where the office was and they said that there are often people trying to find their office. I wonder why.
6) Check out the BBB to see a list of over 20 complaints from previous renters and home owners.
Run. Even if you like the house, RUN and live in an apartment or lease from a different agency. You do NOT want to deal with these people. This «company» deserves zero stars.

The company is horrible! Unresponsive to emails and phone calls. I should have known by the way it started that it would be bad. They did not even show up to meet me to view the property. The house was dirty on move in day even though they promised it would be clean. Katy is the most unprofessional manager and for Greg… I honestly don’t think he exists. Do not get this company to mange your property and do not lease where they are the management company. BEWARE!

360 Realty & Property management have been managing my home for the last 10 years. The experience has been great with no problem. Greg Comer is very good at finding good tenants and leasing the home in a quick amount of time. I definitely will refer them to anyone looking to lease and have their property managed

I am writing to inform you that Greg Comer with 360 Realty and Management would not return my phone calls, respond to email or return a text message (via his instructions on his voice mail) in response to a listing he has in the Heights. My wife and I were interested in his listing (MLS# 81 964 133) and wanted to view it and possibly move forward with an application last week. I initially tried to make contact with Greg on 2−6−14 as the listing was showing as «active». I followed his instructions (first leaving him a voice mail, then a text message, followed by an email) but never received a response. My wife also tried contacting him to no avail. I called back today and got someone in his office to answer some questions about the property. It turns out that the property was already off the market as the party before us submitted an application on the listing in January but the listing wasn’t updated until today. I personally feel that Greg Comer and 360 Realty and Management are extremely unprofessional with their negligence in handling our inquiry. This was both bad for us, as we were not able to have a chance at this property. Also, it was bad for Greg and his company, as my wife manages several «new home» construction companies that buy land, build new homes, and sell, in the Heights.

We used Greg to find tenants for our property and he managed it for a month. The team was unresponsive to my calls and emails and never seemed like they gave 2 cents about our business so I quickly canceled our contract. When I finally received the money they owed me from the tenants deposit and such (about two months after requested) it was short about $ 800. I’ve done everything just short of picketing in front of their office but I’ve never received the money owed. Take it from us and the other reviewers on Unilocal (which I wish I would’ve read before) do not use this company!

Wish you could give lower than a star, this place certainly deserves it. I can see how a property owner might like them, because they have no idea of the ineptitude that they display when dealing with tenants or potential tenants.
First of all, Katy is extremely rude and unprofessional, and more importantly, is either overworked or does not approach her work with diligence. She took an application I had for a property, and told me she reviewed it with the owner of the property and it was great except I needed a cosigner. My cosigner than contacted her, and she said if he provided financials then we’d be all set to go. He did so and she said «THIS GREAT!!![sic]».
I then asked her for the lease, exactly one month before my expected move in date. She said she was swamped since it was the first of the month. She had my application for 28 days now. She said it’s still my unit she’ll send over the lease shortly.
15 days later, I still hadn’t heard anything and I call her. She says she’ll send my lease over and then she says «Wait, you have a dog». I tell her I do and it was in the application she’s now had for 6 weeks. She says she’ll call me back. She calls me back 20 minutes later to tell me that I can have the unit but can’t bring the dog. Essentially, she reneged on her word 13 days before I was supposed to move it. I agree not signing a lease until 13 days before is risky, that’s why I had been consistently asking her for it. She rarely answers the phone, never responds to e-​mails, and pretty consistently demonstrates a lack of basic understanding of her job.
Greg Comer is potentially worse, who won’t even return phone calls or discuss it. The funny thing is it was a golden opportunity for them to get me into another unit they are in charge of, but instead they fought with me, went back on their word (written word at that) and displayed an utter and complete lack of professionalism and competence.

I was reviewing offers from some several managment companies to handle some rentals I own. I chose one and sent the others an email explaining I had chosen another company. Greg Comer called and was upset I didn’t choose 360. He wanted to know all the details about how he lost the bid. I was not into explaining all the details and he got hot and called me a «retard». A hot-​headed hard sell and very unprofessional.

I rented a property that they managed and 1. when we first called to look at the property Greg Comer didnt even show up to show it to us. he texted us the code to the lock box to let ourselves in. very unprofessional and im pretty sure thats illegal.2. they left the lock box on the front door the entire lease. 3. when we called to get maintenance for minor repairs they told us to call the owner. 4. they refused to do a walk-​through with me before we moved out. 5. now they refuse to give us our $ 1,250 deposit back and even stating that we owe them $ 45 more dollars because of damages to the property and I left that place cleaner than when we moved in. 6. before we moved in I filled out a «move-​in walk through sheet». I wrote down everything that was wrong with the property before we moved in. when i turned the sheet into the secretary she said, «oh my! i guess we should of looked at the property before sending the last tenant their deposit back» so clearly they dont know what thier doing and I’m in the middle of talking to my attourney about my deposit. i feel bad for the owner who lives out of town.
