Avalon at Florham Park

Although the grounds are nice the business practice are so dirty I’m surprised people continue to live there! After 1 year my rent was raised over $ 100 dollars then after I moved out before ending my lease I was charged a real dirty fee! Since the person that moved in after me was given a lease $ 50 a month less then I paid they wanted me to pay the $ 50 difference over the 10 months that remained in my lease! There is no negotiating with these people either, they charge you whatever they want or they send you to collections. Oh and don’t expect to ever see your security deposit back either! The place I moved out of was so clean and they charged for 2 different cleaning fees and to paint the entire place! By the way you have no say in this either. The more I calmly complained the more I was asked if I was paying or not!!! They don’t give a rats butt about you they just want every penny they can get out of you! Worst experience every!!! RENTER BEWARE!!!

Great place to live, but beware the rent will most likely go up every year. A $ 250 increase over one year is pretty high, but it is said through a representative to be «the market price». No call back from management when you ask about the increase so we are still puzzled about this. Also the appliances and fixtures are very dated. Perhaps the large increase will go towards upgrades in the appliances and fixtures, but we are still waiting to hear from management.

I stayed in Avalon for a year. The grounds were always in top form. During the heavy snow, it was always cleared off completely before i had to leave for work. When I needed maintenance, they were fast in responding and solving the problem– even replacing a broken air conditioning unit the same day or broke. I was very happy here, but I’m now moving out of state.

Moved to Avalon on a short-​term lease in between houses. The community is very pleasant and extremely well maintained. The office staff — Brian, Kevin and Chris are very helpful. They know everyone in the community and service is truly personalized. The pool has been great for our kids — safe, clean, and fun. They also host really nice neighborhood activities.
I cannot say enough good things about Avalon. Highly recommend!
