My girlfriend and I have had polarizing experiences here. The first time the service was terrible and the young gentlemen at the register gave us an attitude when we ordered our drinks. The second and third time we came service improved. The drinks, however, are consistent and keep us coming back. She gets the jasmine milk tea and I get the lychee aloe slush(delicious fruit in a frozen treat!). It’s kind of small and not in a cozy way, gets kind of loud fast, but a fun atmosphere with communal board games and cards. Santé!

I came here to get some food, line was about 20 mins long. It was my turn to order when the guy at register got a phone order. He took an order then mine. So I asked him can we order on the phone. He said no, you need to stand in line. 10 mins has passed when I was getting my drink. He got my order wrong, he was annoyed and got me the right drink. The guy came to pick up his order. Didn’t stand in line. Another 20 minutes passed I asked him where is my food. He was even more annoyed, went to check, never got back to me. Another 10 minutes I asked again, other guy at register told me they lost my order, now making new one. Then the guy came back, told me you can get a stamp card. So I told him if you lost my order you could of told me, instead you just made me wait, 20 mins passed, not even an apology, just his annoying tone and attitude. 1 hour for 1 popcorn chicken and 1 creama tea. Terrible service and kept rolling his eyes and attitude. Do you think it’s worth it? I have been coming here since it’s opened. But that is last time. There are plenty other places opening. They definitely won’t survive if they were not so close to outlets. 1 star all the way.

Stopped by for a passion fruit royal tea. Love that you can select the level of ice and sweetness. I can’t imagine anyone going full bore with 100% sweetness. I’m at 50% and I feel like it’s almost too sweet. 100%‘ers will likely go into a diabetic shock. Good flavor, quick service. I’ll be back again. The only thing that sucks is parking. I went at 2:30 and had to park around the corner. I don’t mind the walk, but I was surprised at how all the spots were filled up around that time. I can only imagine at lunch or dinner how the parking is.

I came here many time and it is always busy. The setup is not convent for people that are buying their drinks and leave. But the drinks and food are good. I like to get the Honey Green Tea with boba & the Chicken Basil snack. I have to say Gong Cha is still better but if I don’t want to drive 25 mins to get Taiwanese tea, this is the next best place.

This place is located in a very dense and tiny center. No parking and the line is always so long. So the best time to go is during off peak hours. My favorite drink is the Peppermint Milk Tea full force(regular/regular). I’m not a fan of the fruit teas. The deep dark secret… I actually come to T4 for the snacks! Oooooh, basil popcorn chicken(no spice, light, medium, hot, and super hot(sorry I forgot the actual name that they use for level 4). Kid friendly tip: When I order for the kiddos I request no spice and no black pepper. The egg puffs, fried flour buns w/condensed milk are also very yummy. Future conquest: deep fried tofu and maybe some of their other drinks.

Every single time I’m in this center T4 is always busy, usually with a line out the door. I finally decided to give them a try and I found myself going back every other day. As of today, I’m only 1 stamp shy of a free drink. Addicted much? Taro Milk Tea, upsize(extra $ 0.50), with standard ice, 50% sweetness and pearl(total of $ 3.95). Worth every penny and wait time. I also love their egg puffs($ 4.95) but it will also add more wait time so if you’re in a hurry don’t order. Hubby tried their lychee smoothie with aloe and it was refreshing, not too sweet and perfect on a hot afternoon. TIP: if you just need a quick pick-me-up, call in your order ahead of time. No need to wait in line And wait for your order too.

The price is great and the milk tea is even better! When i first took a sip it tasted a little weird. Its like my tastebuds were caught off guard, but then it started to taste amazing a few seconds later. I forgot the name of the plain milk tea i got but it was just milk tea lol. They have many different flavors but im not into all that. They have a pretty cool system to customize your tea. You can choose your ice percentage and the same for sweetness. My girlfriend ordered mine and it was perfect, Small(regular) milk tea with 30% and 80% sweetness Im hooked! I will definitely be going back!

Got the Thai Royal Tea(30% ice, 50% sweetness) & Basil Popcorn Chicken(level 2 spice) for a little over $ 7. The Thai tea was flavorful and the popcorn chicken was super spicy. Next time I’ll get the level 1.

Everything is still great! The best part is the drinks(& toppings!) are consistently good, boba always soft and chewy… grass jelly always fresh… Other shops seem to lose focus on the quality of the toppings, but not T4! Really glad egg puffs made it to the Dublin location but there’s something different about it compared to the San Ramon location. I know for a fact that the last few times I’ve got it in Dublin, it’s been a little burnt or a little undercooked… I dunno, San ramon’s egg puffs are the best. Keep working at it Dublin, you can do it!

Fantastic boba place. Came here with my girlfriend for a little dessert after dinner. We both ordered the thai milk tea with boba. She got her’s with 80% sugar and I got mine with normal sugar and ice. They were both fantastic. The normal sugar one was a bit too sweet. I actually preferred my girlfriends less sweetened one. the place is quite small, but we found seating. We waited about 8 minutes to get our drinks since the place was beginning to get really packed when we got there. There was a lot of people, but we still had a quality drink. I will definitely come back again in the future!

Super unfriendly female cashier with glasses. I ordered a taro milk tea with 30% sweet/ice. She added waaaaay too much sugar. The inconsistency of this place is terrible. I also asked for a stamped card and the girl acted like it was the biggest inconvenience to just hand me a card, which literally right in front of her. She didn’t stamp it either, even though I had just purchased a drink. Won’t be coming back here.

I used to like this place more but it’s gone downhill. The line gets quite long and the layout of the shop is so inefficient, so many times you’re forced to crowd against the dirty bathroom area while you wait for your order. I think there are way too many tables crammed into the space and it creates disorder as customers make their way to the front, stand around to wait, then push their way out of the shop. I do like the drinks here, especially the custom sweetness and ice level, but it’s almost too much of a hassle to bother dropping in now. Parking is tough, so expect to walk a little bit.

It’s sort of a love-hate relationship. 4 stars because I like it more than 3 stars. :) My usual: Rose Milk Tea, 30% sweet(next time I’ll do no sweetener), 30% ice, honey boba and«Angel» boba(lol). Lots of drinks. They are fresh teas. Lots of topping options. It’s usually busy, but the staff are usually efficient. Fun things that have happened here: –Waiting 25 mins for a drink –Someone taking my drink in front of me –Waiting in line They have yummy snacks like egg puffs and popcorn chicken.

Just ok for me. The girl at the register did not seem to like her job at all. She was just kinda there. She also did not ask us about our sugar level nor ice level which is hat T4 tries to promote about making your drink your own. Lame. The drinks itself were very good and they are not stingy with the pudding or grass jelly i requested in my drink. i would be back as there are not very many good boba places in the Tracy/Livermore area. But like others below, the Oakland location is waaaay better.

Panda milk tea with 30% sweetness and 0% ice is my go to drink at T4. The drink is called panda milk tea because it contains black and white pearls and I love the combination of both textures in my boba drink!

I was pretty excited when I first heard that there was going to be a T4 in my area back in 2014, since there were only a few locations in the Bay Area at the time. Now, they’re pretty much everywhere. As for this location, they were pretty good in the beginning, but their services has gone down. Before this plaza was all leased out, it was very easy to find parking. Now with the opening of Gum Kuo and the other stores, it’s very difficult to park in front of T4 during the lunch & dinner hours. As for the service, it has been twice now that I ordered less ice and another friend ordered standard ice; yet, both of our drinks had the same amount of ice in our beverages. Another time I ordered 80% sweetness in my milk tea, while my gf ordered 50% sweetness; yet, her beverage was sweeter than mine. There has been other occasions where I ordered 50% sweetness in my milk tea; yet, my drinks would either be too watered down or on the sweeter side. They’ve been inconsistent in making their beverages on multiple occasions. Another annoying habit that this location will do is that they don’t always stamp your frequent user card. Whenever they have a promo, such as a Happy Hour price, or upgrade your size for free; they will not stamp your card. These promos are usually only a 50¢ or $ 1 savings; yet, they still won’t stamp your card. I mean, you still have to purchase ten drinks before you can get a regular sized beverage for free. It makes this store seem very cheap and doesn’t give you much incentives to stack up or crowd your wallet with one of their frequent user cards. I have been to the T4’s in Fremont and San Ramon, and they’ve both been better than this location. There are a lot of other boba tea places that have opened up since this T4 that are a lot better than Dublin, so I don’t see myself coming back here anytime soon.

My goodness, after ten thousand check-ins at this place I can’t believe I’m letting this review slip. Lets get right to it: Parking: ~ Kinda sucks, or CANREALLY suck during peak time. Typical plaza parking with only one row. But for the most part, I get lucky finding a spot. Atmosphere and dining: ~ Looks good, looks bright, sorta comfy leather chairs. Kinda clean at times, sometimes not, but it’s only because of parent not teaching their kid to clean up after themselves. They can be super busy that the staff just don’t have time to wipe down the tables. Eh, I’m use to it. Too bad it’s not as big as their San Ramon location. Service: ~ Average. No issues. If you don’t have your stamp card with you they’ll give you a new one. Ok, I lied, I usually forget and ask for a new one. I’ve got a collection now. Tea drinks and boba: ~ LOVE their teas! Oolongs and greens! They make smoothies and coffee, but they’re really all bout that bass bout that bass… crap, hate that song. They’re all about their Specialty Teas and Milk Teas. I usually get the Caramel Milk Tea or the Osmanthus Royal Tea. 30/30, meaning thirty percent ice with thirty percent sugar. If you don’t indicate how you want it, they’ll make it super sweet, blah! Prices: ~ The usual, between $ 3 and upwards of $ 4.50 plus, especially if you keep adding things like grass jelly, pudding, rainbow jelly, coffee jelly, and everyone’s favorite«pearl». Overall: ~ Similar in taste to it’s rival Sharetea. These two franchises are tops in my opinion. With Quickly at the bottom of the boba list.

Location-wise, this T4 is next to many good restaurants in the Fallon Rd strip mall: Gum Kuo, Blue Gingko, BJs, Chaat Café, etc. This makes T4 a good choice for a sweet drink after a savory lunch or dinner. Alternately, you can take advantage of the many fried appetizers offered at T4 in case of long lines at your preferred restaurant. Service and drink quality were pretty consistent with other branches. I got the Lychee Black Tea(30ice/30sweet) which was refreshing and slightly tart, making it a good thirst quencher on a hot day. Ambiance was also nice with really cool wallpaper of the various boba tea ingredients.
