The worst place ever to live. The property is beautiful. But management is by far the worst. I just moved into the complex late December and I totally regret it. Please don’t move here. They are very shady and when they make mistakes, they will do anything, even lie, to make up for their mistakes, rather than working with the resident. Save yourself and move across the street or to Zang Triangle. It’s beautiful, but beauty is not worth the headache.

Update– 4÷5÷16 It took a while but things are back to smooth sailing at Oak Trinity. The parking passes were finally distributed and they had a breakfast for residents last week. Maintenance staff has fixed things quickly and the community center has been open late. Glad that management heard the feedback and made improvements. Changed from a 2 to a 4. Still miss the family feel of ZRS, but everyone at Oaks is very friendly. Maybe the family feel will grow if they continue with resident events. Will renew(if I don’t buy something) at the end of my lease. Still the place to be in Bishop Arts! — — — — — — — — — — — — — — I love this property, however the new management under Oaks has changed a lot of things. Before the buy out I would have said this is the best place to live in Dallas. Now it’s just another complex. Here are the differences. 1. ZRS got things done. You asked for something and that day it was taken care of. With Oaks I’ve been waiting 9months for promised parking signs and fixing auto deductions. They just can’t seem to get the business side of things right. 2. Oaks people are friendly, but they’re not family. All of the ZRS staff had a way of making you feel like this property was a community and a home. With Oaks it is just a property that you lease. Nothing more. 3. Level of trust. With ZRS I could call and say«hey I think I left my flat iron on, can you check.» And Lauren would call me back to let me like she unplugged it. I don’t know the management here well enough to feel comfortable asking for something like that. And it’s because they don’t take the time to get to know you. I miss the feeling of community. 4. Policy changes– the club house used to be open all the time. Now they lock it at night so you can’t use the amenities you pay for. It’s almost a sign of mistrust of the community members when this place used to feel like family. 5. Hour changes– many residents here picked this property because there were people working here 7 days a week. The new company shortened weekday hours and there is no staff here on Sunday’s. They have listened to complaints and instead of fixing hours they put in a vending machine for packages. It does help solve no one being able to pick up packages because well, we work and this place is not open late anymore. However it does contribute to the sterol, unpersonalized service you get with Oaks. 6. Knowing your neighbors– ZRS had at least monthly events with free food and drinks. This helped build that sense of community. I knew most people in the building. Since the turn over most of the people I knew left and there are no more gatherings to bring everyone together. Overall, this property is beautiful and in a great location, but it’s no longer has the sense of community which Bishop Arts is known for. It feels like big business doing their job. Unpersonalized, and often incompetent. I miss the old management so much that I will be following that manager to the new complex when my lease runs out. If you want a pretty property and nothing more thus will work for you. If your accustomed to good service, it won’t.

I have lived at this residence for close to a year, and I love the apartment itself. My apartment is beautiful, and the amenities are wonderful. There are outdoor couches, partially submerged lounge chairs, and swinging hammocks at the pool which has gotten cleaner since the new management took over, and the community room is creatively decorated, clean, and comfortable — the perfect place to host guests or an event. The new management also just installed full wall mirrors in the gym, which is also very nice. If I was rating the facility alone, I would give the complex 5 stars. However, I have noticed a lot of unfortunate changes in resident’s behavior, and I am very unhappy with the fact that management doesn’t seem to care about the recent trend towards bad behavior enough to do anything to change it. First, when I moved in to the complex, it was a quiet building that seemed to primarily house young professionals, many of them nurses, etc., and all of the residents I encountered were pleasant and respectful. I never had any problems sleeping at night, because everyone was quiet. Now, I am frequently woken up by yelling, loud cackling in the parking lot, and bottles breaking. One resident in particular on the fourth floor sits on his patio facing the back parking lot smoking cigarettes and weed with his door open in order to watch sports, and he screams at the TV screen all hours of the night. This brings me to my next complaint. This is supposed to be a non smoking residence. I can hardly go outside at night to enjoy the pool or the trail behind the back parking lot without smelling cigarette smoke wafting from patios behind the pool and over the parking lot. The smoke also comes into my apartment when I have the windows open, which is very irritating. The back trail is littered with Marlboro Light butts, and I’ve even seen butts in the stairwells. People have even gotten so bold as to smoke weed on the trail and on balconies nightly, and I even get on the elevator every few days to be overwhelmed by the smell of weed, which is bewildering. Who would smoke weed in the elevator?! You can’t wait? All of this seems so ridiculously blatant, but I realize management isn’t here at night so they may not have noticed some of the behavior. Hopefully they will become more aware of these problems and realize that«this is a non smoking property» signs aren’t going to cut it. Finally, when I moved in, all of the grassy areas were clean and I was impressed by the numerous«clean up after your dog» stations with bag dispensers. However, in the last month or two the dog poop has gotten wildly out of control. I’ve seen two women cleaning up after their dog, but every other resident walking their dog doesn’t bother to pick up after it despite the easy access to bags and garbage cans. Because of this, I have to walk my dog all the way down greenbriar nearly to zang to avoid stepping in poop or having my dog step in poop! The dog park is disgusting, as well. I don’t understand why the other residents don’t care about leaving their dogs poop everywhere! They don’t mind their dog coming back into their apartment with poop covered feet? It’s infuriating. Management doesn’t seem to mind, either. The elevator floor is sometimes covered in smears of dog poop from dirty paws, as well as the sidewalk. Oh well, I guess. Tldr; I love this facility, but management doesn’t seem to be effectively curbing residents’ bad behavior and it’s making Oaks Trinity difficult to feel comfortable in. If I didn’t mind residents yelling at all hours of the night, cigarette and pot smoke constantly pervading the night air, and dog poop literally everywhere outside, I would live somewhere with much cheaper rent. I hope management begins to take these behaviors seriously, because I’m getting really tired of it. If management is able to better enforce the rules and stop or at least curb the loudness, rampant smoke, and poop everywhere, then there’s nothing to stop Oaks Trinity from being a 5 star property.

This is my first experience in leasing an apartment. Glad to say, that this place is definitely a hidden gem in the Trinity Groves area of Dallas. I happened to have stumbled upon this place by accident while I was looking for apartments; this place wasn’t on my original list. The new management company that had transition right before I signed my lease was more than accommodating in honoring the old lease terms. Secondly, knowing that I was a first-time leaser, whatever questions I had were very helpful in answering. James, the Leasing Manager for the property provides exceptional customer service alongside his staff. Now for the apartments themselves, the whole property finished construction April 2014, so basically everything in my apartment is still relatively new. Prior to move-in, everything about the apartment was clean and spotless. Though, there was a hid-up paint job on the left side of sink that I did not notice until a few weeks into living the apartment. As for rodents, I live on the 4th floor so there were no problems with those. I saw maybe a few ants roaming around, but that’s due to the crumbs I must have missed while doing my daily cleaning. The apartment also features a nice gym, game room, and ground level pool with hammocks. I personally have never used these things yet, but, they are a nice amenity if I have ever wanted to avail of them. Lastly, the management company is implementing the Luxer One Package Delivery Program. From the outset, this will completely eliminate the problem of not being able to pick up a big package because the leasing office is closed. Now my only gripe about living here is that compared to the old management company, residents said that the new company does not do as many community events as used to the old company. If you’re reading this new company, do more events! First of all, it’ll increase the retention rate of the community if leasing prices were to go up because they have an established set of friends here, and you, the management company would get to know your tenants better! It’s a win-win situation. Overall, I’m glad I found this excellent place to live in. It’s so convenient to literally all the 4 major highways in the Dallas area, and it makes the commute to work easier also. Highly recommend living here!
