Surety Abstract and Settlement Services

This reviewer is written from a seller’s perspective.
I sold my house through a relocation company working on my company’s behalf. The Buyer elected to use this settlement company and it has been a headache for me, the Seller.
1 — They didn’t get the property address right on the HUD-​1 form. You have got to be pretty darn careless to get that wrong. In fact, anyone using a settlement companies who get that type of information wrong should demand their cash back. It is like going to the supermarket and the supermarket happens to stock only rotten food.
2 — Seller’s perspective rant: Typically in 3 business days, the settlement company notifies the HOA about the property transfer and of course that didn’t happen. I had to get my realtor to get the HUD-​1and send it to my «old» HOA. This shows a lack of accountability and thoroughness from a SETTLEMENT COMPANY.
3 — Seller’s perspective rant: They deducted outstanding gas, water and condo fee that is not due from the settlement amount, then they DID NOT PAID THOSE DAMN BILLS. AGAIN, this is a SETTLEMENT COMPANY that is failing miserable in settling ANYTHING. The settlement was 6÷30÷2011 and my HOA receive the documentation 7÷13÷2011.
Avoid if you can… avoid any company that recommends and uses this firm because they are as likely to be as careless.
