The Orchard Apartments

DO NOT LIVE HERE!!! From a creepy old man that stares at women and little girls and looks into apartment windows, to the exhaustingly RUDE RUDE RUDE management, to the crumbling exterior wood and bugs and roaches and termites… by all means, stay away from here! Worst apartments I have ever associated with, including North Highlands apartments I lived in. These are the worst! Pet deposits and monthly pet rent for each pet too??? Seriously? Takes an act of God to get things fixed… had to contact corporate more than once! Even they didn’t really care and they tell the office personnel who complained and the office starts their retaliation against you right that minute. Just keep driving. Don’t even turn into the parking lot. This place is absurd. Seriously.

DO NOT MOVE IN. This place is AWFUL. Management is extremely poor. We were never given a copy of our lease, and after many attempts we still don’t have it a year later. The front office screens its phone calls, and when we try to talk to them in person they keep the conversation short to get us out as soon as possible. They raised the rent over $ 100, which is ridiculous for the complex. There’s mold in the complex which hasn’t been addressed. The fire place never worked even after begging multiple times to have someone come fix it. This place has been one problem after another. On top of that, we were told that security keeps the complex safe. There have been two car thefts, and multiple breakins within the last 4 months. My car personally was vandalized while in its own covered parking spot. They do not respond in a timely manner to anything, if they respond at all. You will be told what you want to hear, and then shoved under the rug. I would never suggest this place to anyone. It looks nice from the outside, but moving here was a mistake. It’s definitely not worth it for the price. Don’t be suckered into a year lease like I was. I’m not sure some of these posts are even from real residents. The laundry room is seriously nothing to be excited about. The high ceiling is cause for the air conditioner and heater to have to run longer. I loved this place when we first moved in, but it’s turned out to be a joke. Don’t fall for it.

we had been living there for over 4 years, we got a one bedroom (high ceiling) and a lot of tree around, so we don’t have to turn on A/​C much during the summer. One things i don’t like is no washer and dryer inside our apartment.
Month to month is great and the people work there are super nice.
If we didn’t buy a house, we might now living in 2 bedrooms, their downstair patio is huge!!! you can fit 1 large BBQ and 1 swimming pool (kid size) and still have room.

We have been scoping this place out for a loooooooong time & wanted to «try it out.» So glad we did, LOVE the spacious apt layout & the wrap around back patio! The neighborhood’s great, the laundry room has NEW machines, the neighbors are nice, feels like home…

I moved into The orchard Apartments in 2013 and loved the whole experience. I rented the large 1 bedroom. The floor plan is very spacious and well laid out with even enough room for a full sized dining table. The patio was large enough for my BBQ and patio table.
What I liked most, were the grounds. All the trees and lawn areas gives a resort feel to the property.
It is an older complex, but very well maintained and the management was phenomenal.
If I ever move back to the area, I would absolutely move back to The Orchard.

The Orchard Apartments are really nice to live at. The property has a lot of tree’s and shade in the summertime. The pool and spa are always working and they are always clean! The staff that works at the property are super nice and always understanding. If you need something fixed it is always done that day of the next day at the latest. I love the layouts for the apartments they are very spacious!
The only thing I would say that is not great about The Orchard is the parking. When ever my friends come over there never have anywhere to park because there are so few parking spaces, and also the tennis court could be re-​done because it is a little old and has several cracks that seem dangerous if anyone actually ever did play tennis…

Month to month is great, very quiet, nice and beautiful setting (I miss my balcony and all the trees!!), great location, laundry facilities not too bad, but I do wish they had laundry in each unit since there is plenty of room on the balcony to add a little stackable w/​d closet.
Although management is generally VERY nice, I did have one bad experience with them. One of the office managers saw my boyfriend bring 2 friends over (in the middle of the day) and we got a call shortly thereafter saying we had too many people over. WTF?!?
This place has many perks, but I would recommend it more for older crowds and people who are not going to care if management are a little nosy.
This place would get 5 stars easily if it weren’t for the nosy management and the lack of in-​unit laundry. But I definitely loved my time there!
