DRW is an okay place to rent from. They are mostly communicative and they will get things fixed and fixed right the first time. However, they also have a high pressure tactic when it comes to signing the lease. In our case it was 24 hours, needing cashier's checks (2 were needed due to poor communication) on Christmas eve, when they closed at noon. Also, their lease is deceptive. The break lease fee is in an odd place far away from the early termination section. Making it hard to put all the potential charges together. You will have to have a carpet cleaner come in and you shouldn't worry about cleaning the house. There will be something that is found that needs to be cleaned. I know this b/c once my wife and I looked over the cleaning list we realized there was no way that we could have cleaned to their level of cleanliness. And unfortunately, there idea on paint wear does not account for children. It was an arbitrary standard, so much so that we were uncertain what was considered reasonable wear and tear. And one will have to repair every nail hole and paint the walls. Their lease is such that they expect nothing to have been changed from the time that one moves in. In the 15 years I have been a renter and the 10 years my wife and I have been renting this is the first time that we ever lost a dime from our security deposit.

That said the deductions were accurate to the quotes from the services that we had called. And they did send the receipts and a full accounting of deductions. So, while unpleasant they were transparent in this regard.

So, if one can rent from another company I would suggest that they do so. However, they do take care of their properties and will fix the things that are wrong. It was a mixed bag, but it was a mostly negative experience in the end.

DRW is an awesome company. We’ve been living in our town home for about 8 months now and so far, I have no complaints.
When we first started looking for rental properties, DRW was one of the companies I kept in mind because I liked how organized and efficient their website was. When we found a place we liked, it was easy to set up an appointment for a tour. When we were offered a leasing contract, the application process was informative and the people at the office were very professional and friendly.
The thing my husband and I are very impressed with is how quickly maintenance helps with any problem that arises. They work with several companies to help with different repairs so if anything needs fixing, there’s a company for that. We just send an email through the tenant portal and within a day I get a call for an appointment. For big emergencies we call Dave. Once we had a big water leak coming from the washing machine, on a Sunday morning, hours before we were heading out to a Chargers game. Naturally, we were freaking out, but Dave came out to help assess the situation and get the necessary professionals to fix it right away.
Paying rent is ridiculously easy! I get reminders via email and with a few clicks, rent is paid and a receipt is sent. I’m telling you, that tenant portal is amazing!
My experience with the DRW group has been extremely pleasant. The staff is excellent and I highly recommend this company to anyone looking for a home to rent.

The people at DRW are an amazing group of people! They all are courteous and professional. We have used them as both property managers and to sell our house. They managed our property for over five years, and they have always kept in touch with us, and did a great job of screening tenants. Because of their efforts, our property has stayed rented, with very little down time, and it has been taken care of well by the tenants. When maintenance needed to be done, it was done promptly and we were always informed of the issue. At the end of the year, we received this wonderful printout of all income and expenses, which totally helped with doing taxes. Because of our good experiences with them, we decided to have them list our house when we found it necessary to sell. We have not been sorry. Escrow will close on it this coming Monday! It was only on the market a short time due to their excellent handling of the marketing of the property. They kept in touch with us on a regular basis, both by phone and by e-​mail. Brad called us often. Lory e-​mailed almost daily. They were just wonderful as they guided us gently through the process and all the paperwork. They were honest and forthright: in short, they are just great people, who run a wonderful business. We have already recommended them to others, and we are recommending them here as well so that more people will know about DRW services. We feel lucky that we found them!

Using DRW has been a nightmare. I am an apartment owner, and contracted DRW Management without reading any reviews about them. Big mistake.
DRW did not keep in contact with us regarding people coming to see the apartment or people who applied. Their policy is to only contact the owner if they have someone moving in. As an owner, it is good to know how many people are looking and get feedback from those people.
When I found out someone had applied that I knew, I contacted them and asked them for a list of applicants. They said they do not keep names of people to whom they show the apartment. They did not say they did not keep information of people who applied but were not approved, but those names were not available, either.
I was advised of the new tenant’s move-​in date, but unknown to us, they had the tenant move in early. We had scheduled to have both units sprayed for pests while both units were empty. Since they did not tell us they had changed the move-​in date, we had some major wrangling to do. When I called the office, Diana (the owner) was incredibly rude (huffing, puffing, sighing, and ultimately hanging up on me) and said it was our fault for not letting her know that we were spraying the apartments. I am not quite sure why I would tell her this, since they already confirmed the 5^th — three times.
I called back and talked to Tammy. I must say, she was very nice and helpful. She told me I should have gotten a confirmation letter from DRW to let us know the move-​in date of the tenant, which we did not. She apologized for the mix-​up. While I was on the phone with Tammy, the tenants showed up, so I had to go. Tammy understood, and said if I needed any help with the situation to call her back and she will help me out.
I went out to meet the tenant, and Diana was on the phone with the tenant. Since the tenant saw me coming, he told Diana he would talk to her later. The first words out of his mouth was that DRW messed up. His story was right in line with all of mine.
The tenant and I worked things out on our own, but that does not change how DRW handled this entire processes, including the owner hanging up on me… which I see from other reviews is a normal business practice.
