I lived in one of these properties for 2 years and I’ve never had any complaints! Everything was good, apartment was clean never had problems with any insects. Whenever I needed maintenance they would always come and fix the problems which it wasn’t much stuff to be done. Very nice and friendly workers.

I’ve never felt the need to speak ill of the company I currently pay rent to for my 2 bedroom apt. — I have no complaints about the unit itself — it’s great — if there’s ever a problem — it’s usually always taken care of immediately. there was one instance where my drains were overflowing and leaking into the downstairs’ tenants apt — and they didn’t asses the disaster; until that tenant called and raised a bit of hell — but that’s really the only issue I’ve had. They’re usually very nice — when I call or text with any issues.
A particular issue I was very happy with: there was some work being done in the upstairs unit (when we were living downstairs) believe it was a new hardwood floor being put in — We had saw-​wood being seeped into our apt. from upstairs — Granted — we had to raise a bit of hell and cause a ruckus (mostly me calling and leaving angry voicemails) but by the end of it, they wanted to keep us happy and took off a bit of $$ from our rent because of the inconvenience — and, danger to our health. I thought that was pretty considerate of them.

However! I’m a bit offended by the resent occurrence. My roomate and I always pay rent on time — sometimes EARLY. We are very responsible women who are never late on any bill payment or anything of that sort. Today I got a notice on our door; basically giving us 3 days to pay rent — Basically a «if you don’t pay; we will press charges» threat. (more legally worded document than that, obviously) — I’m in awe that they didn’t give us a courtesy call — or simply text my number (bc they have it bc I’m in constant contact) — especially for the very fact that we’ve never been late. Maybe there was an issue with the check? or the bank? They couldn’t even give us enough respect bc we’re such good tenants? to see what the problem was? Instead we get an ultimatum. This is not how you treat your tenants who have never harmed you — or who have never paid a dime late. My roomate — nor I appreciate this un-​human behavior hence, me being moved to give a bad Unilocal review.
I expect to be treated with respect; when I respect someone — or a company. this is outrageous. we both have proof in our bank account that the checks have been received and cashed. Maybe — just MAYBE it’s something wrong with their system/​human error and they should check themselves before they start threatening us with legal actions.
Very unhappy and disappointed. I expected more from IC Property Management.

Please please please don’t rent from this so called management company. As soon as I moved in I discovered a roach infestation! They are the literal term of a slum lord. I called them as soon as I found the issue and they did nothing until I called the health department on them (numerous times) did they then harass me and my way of living. The manager Ivan is a creepy weird little man who will show up at your place without notice! Call your work and personal phone to harass you amongst other crazy things. I’ve never had to deal with this ever while renting a unit! This has been hell! I’m being a serious as I can be they are all incompetent at that office! Avoid at all costs! I have so much to deal with now in regards to this matter don’t be in my shoes! You’ll regret it!

This company totally sucks. They posted a rental property on different websites that we were interested in. We called and called the number on the listing but no one picks up. left several voicemails for Rosa but she never returns calls. it’s like they totally ignore you

I had a very bad experience with this company. In the beginning everything seemed to work out. After about 4 years I decided to start managing my properties again since I had more time on my hands just to realize several bad tenants that were placed in several of my units. In one particular instance, the son of their employees was placed in one of my units without disclosure to me, the owner. I found out when the employee started calling me regarding her son not paying his rent. She made all kinds of promises to get him caught up and she never followed through. When I looked at his file I realized the he was placed in my unit following a bankruptcy and get this, she didn’t even bother to co-​sign for him. If she wasn’t willing to co-​sign for him, why would she place him in my unit? Things got worst, the guy turned out to be a heavy drug user and was extremely difficult to remove him since he was being coached by his mother on how to pro-​long the eviction (conflict of interest). On top of that he did an extensive amount of damage to my property as well as give the other tenants in the building difficulties. The worst part about it was that his mom worked for Ivan!!!
In another instance, he placed an alcoholic lady in one of my other units who I eventually had to evict and take a heavy loss on. When I went back and reviewed her file, she was clearly not credit worthy and still have no idea on how she was approved to rent my unit in the first place. When I reached out to Ivan and called him out on the situation and advised him of the conflict of interest, he said there was nothing he could do and left me alone to deal with the situation. My belief is that since it is not their properties, they could care less on who they rent to. No real effort is made to get well qualified tenants into their units. They have no regard for their clients and could care less about their fiduciary duties to their owners. AVOID THEM AT ALL COST!!!
