Matthews Properties

I’m kind of on the fence with this company. On one hand Rollo is very nice and enjoyable to do business with. On the other hand, the unit I rented from him– he did a horrible job maintaining and I was stuck in a unit that needed a lot of work.
The toilet upstairs was leaking. He knew the property was going to be sold. Rather than fix the leaking toilet, the ceiling was replaced instead to hide the leak. Later, I had to deal with toilet water dripping on me and had a big mess when it came to it being fixed properly. By then, he was no longer managing the property.
There are other issues with the apartment that were because he did not maintain it properly and he knew it, but didn’t care because once you sign the lease your stuck. If I was the building owner, I would be horrified on how it was neglected and run into the ground.

After living in an apartment that was managed by Matthews Properties for 10 months, I would never choose to live under their management again. From day one they were unresponsive, hard to get a hold of, and overall inefficient. They only have an answering service as a means of contact and they hardly ever responded to emails, which is difficult since maintenance requests are required by law to be in writing. Overall, they are really difficult.

The gentleman I spoke with was very courteous and knowledgeable. Although he didn’t have any properties that fit my (admittedly cumbersome) requirements, he took the time to speak with me on a Saturday. I received some good advice to help me in my search even after he knew we couldn’t do business together. Great service!

I have nothing but good things to say about Matthews Properties. I’m a renter and have been so impressed with how they’ve managed property that I keep renewing my lease year after year. If I leave this property, I’ll be sure to find out what other properties they manage.
In Hyde Park, it is incredibly hard to find good landlords who respond quickly to maintenance requests and such. When I email Matthews Properties a plumbing request, they immediately send someone out that same day. The crew they hire and send out are always professional and helpful as well. I liken Matthews Properties to my trusty 7-​year-​old Toyota… you take care of it and it takes care of you right back.
P. S. Their office has relocated to 3532 Bee Caves (South Austin) and no longer is at the Koenig location. The only downfall regarding this location is that if you forget to mail in your rent payment, you have to drive a bit further to drop off your rent.
