Me and 7 other friends rented a house from Cochran from 2006 – 2008. The house was in pretty bad shape in the beginning, with a broken fridge, a broken stove with no pilots, some other damaged things, but Cochran was very prompt about coming and fixing everything. They were very professional with us, yet they were open enough to realize that this was a college house. We did do some damage, but we called them and they came and fixed it, we just had to pay for the self-inflicted wounds. They did a great job of keeping our house in a condition to where we could easily spend our time. I never had any problems with my roommates not paying rent, so I could not tell you how that situation goes. We did have a few late payments, and Cochran never held any of the other housemates responsible. At the end of our 2 years, the house had taken some wear and tear, along with some other damage that comes with booze. We thought we were going to lose our entire security deposit, but we were sent a check back with a detailed list of the deductions that were being taken out of our deposit. All charges were reasonable, and we all still received 90% of our deposit. I would definitely recommend this to people who are looking for a good apartment agency that is reasonable, and does not try and screw you over.
