One of the WORST property management companies I have ever dealt with. Trying to get a response is like pulling teeth. They have no customer service skills in any way. Getting things fixed takes months. I DONTRECOMMENDRENTINGFROMTHISCOMPANY! WILLNEVERDOBUSINESSWITHTHEMAGAIN.

What a horrible property management company. My wife and I rented through R&W for a two month gap between selling our house and moving into our new house. Two months. We left the house in better shape than we found it in. We had a professional cleaning woman come and do the final clean. The yard was trimmed and edged(unlike when we moved in) and was last cut within a week of the end of the rental term. Yet R&W nickeled and dimed the security deposit, keeping $ 300 !! $ 100 charge because(the agent says) we didn’t clean behind the refrigerator(how, in 2 mos time, would«behind the fridge» get dirty?); $ 75 to replace an air filter(they cost $ 1) and a couple of light bulbs that the agent says were burned out. We offered and the agent agreed that we would come back to make the improvements — we could have done it all in an hour’s time with materials totaling $ 3 – 4. But when pressed to do so, the agent wrote«[m]y time is valuable and spending time getting you the filter size(so we could purchase the correct size and replace it) and sitting while you clean up is beyond my scope of duties.» Really? I guess sticking to your word is also beyond the scope of her duties. Be warned: this is a scam, keeping just enough of your security deposit that it’s not worth going to Court over. Help spread the word. Do not rent from this property management company.

Rose & Womble continues to disappoint us with their lack of customer service. We have been attempting to get answers from the property manager for over a month in regards to our property, which is over 2000 miles away. Cristina Williams is assigned to our property and have been less than competent. Any time we request information the normal response from her is «I will send it’ which we never got… then it went to «going to send it by next week» again, never happened and now«she was out sick a couple days’, lastly, she will have to go through 4 yrs of records and it could time some time. I’m sorry, but the information we are requesting has everything to do with our contract with R&W and the tenant. Therefore, this information should be readily available. We are being charged for normal wear and tear that is caused by the tenant, which is very odd and we are not in agreement with… However, R&W can’t seen to show us this proof in our contract. Our experience with Rose & Womble continues to be a living nightmare. I highly recommend that you not use them to manage your property. You will end up regretting it!

R&W is disappointing to say the least. Our property manager never answers her phone and she hardly gets back to us. It usually takes an average of 3 – 4 calls and messages before we hear back. The property we rent has had some issues and we’ve lived here for almost a year with few repairs. For instance, we had a leaky roof and water coming into the master bathroom. It took nearly two weeks before someone came out to do a crappy patch job that looks terrible. We have contacted our property manager about other repairs that need to be done. Months after making contact, she basically told us that the repairman never sent her invoices for the repairs that need to be done. Forgive me, but I do think that it is their job to stay on top of their properties — not the overwhelmed repairman. To get an answer from this company on anything is nearly impossible. And it seems like to have repairs done is almost as impossible. I like our property. It’s too bad this company ignores their tenants like they do.

Since my last review, I requested a copy of all the paperwork on my account to verify money spent, repairs documented, etc… It is now December and despite being promised it was sent out three times now, I have nothing. This last time, after receiving personal assurances from my property manager that it would be handled personally by her. You would think they would use some kind of tracking on it to see if I was getting it or what the problem was but i guess not. So I still have no copies to see what they are documenting or doing to earn their 10% and this is just another shining example of why this company should be avoided for property management.
