If you don’t mind having a property manager that neglects their responsibility and constantly ups the lease rates, then these are your people. When I rented from these clowns I was induced into renting under large promises of the parking lot being paved, gutters being installed on the building, and snow removal would be taken care of. The parking lot never got paved, so everyone there constantly had the slop of traffic bond being tracked throughout the entire building; Gutters were not installed for over 3 years so every time it rained both me, my employees, and my customers had to walk through a shower to get into the building; Snow removal was shoddy at best and usually half way through winter because the owner is too cheap to pay for removal that half the parking lot was unusable because snow was piled there. Quite often I ended up having to plow the snow myself because when the owner was attempting to do it himself he was to lazy to have it done when business opened or when he contracted it out he would wait until half way through the season when the tenants complained too much to finally get a snow removal company, then when he did get a company to do it they often would not show up until late in the day so our customers had to drive and walk through a foot of snow at times making it so some would get stuck and some just would not be able to come in to our business because they could not get in or out. Additionally, because the owners were too cheap to complete the building, no snow dams were put on the roof, so when it did snow you would then get up to 3 feet of snow piled in front of your doors for the next week as the snow slid off the roof. Then you had to remove the snow yourself because they neglected to remove it; and just for icing on the cake, they were supposed to be in charge of having the holding tank pumped and countless times I had sewage backed up into my unit because they were too busy to call the septic company to get the sewage pumped. And finally, if all the above wasn’t enough to make you never want to deal with these people, when I finally had enough of their neglect and constant raising of rents that I found a different place, I spent 2 days power washing and cleaning out the unit so I could get my deposit back. This was made harder because these people have no experience in a shop and texture painted the walls then used flat paint so any dust on the walls just soaked in and could not be cleaned off and then used an oil soluble sealer on the concrete so every time you got a drip of oil on the ground it would mix with the sealer to concoct into some sort of tar like substance. This is all fine if your not going to rent out to mechanics and are going to rent out office space, but again these people were renting out shops and have never been in a shop so they didn’t know what they were doing. So after spending 2 days cleaning and using my high powered landa steam washer on the floor, they then told me they would get me my deposit back. Weeks went by and they said there were some issues with the concrete having some staining and their cheap flat paint had to be painted over, but would be fair. I said really? you expect to rent to a shop and it will be like new as if nobody ever rented there before? you have to expect some wear and tear. Again they said they would be fair. Then I didn’t hear from them for two months and they said they wern’t giving anything back. Then they screwed the guy next to me out of his deposit when he left for the same crap.
