BEWARE! My wife and I did not retain Mr. Smith as our realtor, but he was the listing agent on a property we were about to purchase. While we had excellent credit and a great reviewed lender, he insisted that we use a «local lender,» which is ludicrous. Our chosen lender was in Houston, Texas and offered us the best rate. Whatever his motivations, he had no business pressuring us into a different lender simply because he didn’t know them. He also wanted a fee, FROMTHELENDER, for each day past closing. The lender is not in privity of contract with the seller, so that demand made no sense; he just wanted to scare our lender away. We ignored him, used the lender and signed the contract. The sellers signed as well, and then he once again insisted on a local lender, saying our lender would hold up closing. We ended up rescinding the contract and walked away. I have no doubt that he would have found a way to delay closing himself and would have asked for a penalty from us or the lender. I feel bad for the sellers, because I find it hard to believe they would have pressured us into a local lender; they just wanted to sell at a fair price. He does not appear to have his clients’ interests in mind, but will seek any financial advantage he can get.
