PROs: Living here for the last three months. The studios here are newly renovated, laminated floor, marbled type floor and kitchen top. If I’m guessing this property used to be a hotel or motel due to it’s configuration and door lock. The inside premises atmosphere is clean and quiet. There is greenery in the back of the complex mainly trees and a gated parking lot. The rent is good for a studio considering the sky rocketing prices in Silicon Valley. Yanet the property manager is pleasant and reasonable. CONS: Yes it seems to be the location is in the shady part of the City, just south of Brass Rail and the old neighborhood. I haven’t seen any gangs congregating. The back side is adjacent to the«public» park. The back parking lot and driveway turns into a lake when it’s pouring rain. The fencing near the public park basketball court can be an easy accesses for anybody to step up and climb over. Laundry washers and dryers are old and unkept. Rates are on the high side. THEFT: My neighbor few doors down got his bike stolen.

Lived there for a couple years I believe 07 – 10 No real complaints about the place other than the area is a bit shady for Sunnyvale. One thing to note is that my car was vandalized(trunk spoiler taken) when I parked it in the front parking lot over night. The back lot is secured by a gate and I never had any problems. I reported it to the management and I believe since then, they’ve gone and added security cameras. On a brighter note, it’s close by to freeways both the 101 and the 237 so getting to and from work is a breeze. Edit: I called back today 3÷26÷13 to check on the prices because I am planning on moving back to the south bay. I need a place to stay temporary until the dust settles and it looks like it has gone up considerably since I used to live there. I used to pay around $ 960 and they are now asking for 1200 with a 1 year lease. I suppose it’s still not bad considering it’s all utilities inclusive. Anywhere else, you’d probably pay 1500+ utilities.

Lived here for 5 or so years, and am moving out soon. Pluses: New management is _vastly_superior to previous management. It’s a really good situation where a wife is the manager, and the husband is the head maintenance guy(maintenance is also good). This place has really improved over the past year in terms of cleanliness, ground conditions, dumpster/garbage, etc. Had some issues here in the past. The rent, atm, in my mind is too costly(big reason why I’m moving). Big plus to this place is electricity is covered in the rent costs. There’s about 80 or so units here, and the tenants cover a broad range of categories. Even though these are studios, there are some families here, many young professionals, some retirees, all ethnically diverse. Parking is easy with a secured gate to the parking lot. The interiors of the units have all been recently remodeled, hardwood floors, granite counter tops. Very nice and spacious for a studio. Some of the downsides to this place, the neighborhood is kind of sketchy. This apartment complex is in between some section 8 apartments. I’m not going to suggest that you prejudge, but take that for what it’s worth. The on-site laundry facilities aren’t super great, and aren’t always super clean. Maybe it’s just my bad luck, but tenants seem to like to open your washer(even though it’s running) and not re-start it– so annoying. Also, the walls are VERY thin. Because of the hardwood floors and the thin walls, if you have a next door or upstairs neighbor who isn’t cognizant or conscientious about their noise, you’ll be hating life here(another reason I’m moving). All in all, a fairly decent place, but I would recommend you take a moment to ask a nearby resident of your prospective apartment as to what your neighbors(side and up/downstairs) are like. This will make or break your experience here. Do not be surprised if they raise rent. Sunnyvale has no rent control, and I had my rent raised twice in an 18 month period. I’m not sure how the move out /deposit situation will play itself out, but if it’s terrible I’ll update this, and my rating. Best of luck in your apartment search.
