Mary Manor Mobile Estates

We have lived here for almost two years. It is our only experience living in a mobile home park.
This is an owner-​occupied park. There are no rentals. There is one entrance/​exit.
I appreciate the rules of the park. It is easy to see that these rules (and the consistent reinforcement of them) contribute to a clean and well maintained park.
The managers are no-​nonsense and pick up the phone 90% of the time I call. I know that when I need them they will be there for me. Any reasonable request I’ve had that is not aligned with the park rules has been honored: long visitor parking, extensions on fixing things that required fixing, having a visiting dog, etc. They have been super helpful in recommending when we needed to wax our home and offered ideas about changes to the yard space that would be nice for us to consider.
We pay over $ 900 in monthly rent, in addition to the mortgage for our ²⁄₂ home, which is approximately another $ 900. I especially like that our utilities are combined and paid at the same time we pay our rent.
This park is definitely family oriented, and there are lots of children out and about all the time. The children socialize more than the adults and we have met other families through our daughter. I feel safe here. I never think twice when my daughter leaves the house to play outside. People are always walking around the loop of the park — morning and night.
We enjoy the pool during warm months and don’t really take part in the park activities like Fourth of July barbeque, Holiday gift exchange, Halloween party, etc.
When the train goes by our house trembles. We did not know until after we lived here that freight trains use the tracks and are often long, particularly the one that goes by at 2am every night. But we are rarely bothered by them now that we have adjusted.
In line with California state code, we are prohibited from having an outdoor cat in this park. This is true for all mobile home parks in the state. It is the only thing I wish could be changed!
Getting out of an apartment and into a mobile home was one of the best decisions I’ve ever made. There is little return on investment, but I’m also not losing money every month because we will be able to sell when it is time to go.

We have lived here for 13 years.
The current management is terrible.
The park used to be a nice place to live, when we had the previous manager, Kathrine. She loved children, was very family oriented and was always around to answer questions and fix problems face to face.
The current managers hate children and anyone with them, even though they have three of their own. They are completely unreachable, are never in the park office during the hours they should be, and generally ignore the wants and needs of anyone who opposes them.
As the previous reviewer said, the management did remove some trees just outside of the park. However, they did not ask the residents who live near the trees if they wanted them removed, instead they simply went in one day and ripped them out. The trees provided shade and cooled houses in the summer time. The trees also provided privacy for the park itself, keeping it almost hidden from public view.
Removal of these trees in addition to the removal of various foliage that covered the walls of the park running along Mary Ave, has attracted MORE unwanted guests and riff-​raff.
The added security features include a camera inside the pool area as well as a handful of cameras around what should be a public club house setting, but is usually locked.
«Added Security» also includes leaving notes on our guests cars saying that the vehicles will be towed if seen the GUEST PARKING AREA again.
A community garden is a new addition to the park, much to our dismay. Normally our family is in favor of uniting as a community, but not when that unity invades our personal space. These new community gardens look right into our back yard with a full view into the back bedroom of our house.
There is no reason we should have to take extra precautions to keep our privacy, especially considering the gardens are redundant when everyone in this park has suitable yard space.
The gardens also take up the space where a dog run was provided so outdoor pets could exercise. Now, however outdoor pets are not allowed and any pet has to be approved and registered with the management.
The management has no consideration for anyone. They wont care about you, they wont listen to you, they wont help you.

My parents have lived since 1994, when my mom and I moved to the Bay Area from Sacramento. Back when we first moved, it was a pretty nice place. Over the years, it’s gone through about 4 – 5 managers, some good, some bad, and currently has a very nice couple who do an excellent job of mainting the grounds and the bordering property.
There used to be these giant gum trees lining the side of the property that borders the CalTrans tracks, and they are systematically taking them down. I’m sure the tenants on that side of the park are happy, since the trees shed tons of leaves all year long. That and they block out a lot of sun during the winter.
The décor and landscaping has also been updated and looks a million times better from the generic brown and tan that cascaded over the other units. Security seems to have been tightened as well, which keeps down the rif raf. Unfortunately, The Grove apartments next door attract a lot and sometimes bleeds over into the mobile home side.
All in all, this is a great place for a small family or any folks looking to retire!
