The home inspector, Fred Reid rushed me through the process due to another meeting. He did not inspect the attic. There were mice in the attic found after the purchase of the home. There are also two roof leaks one of which completely saturated the insulation as soon as you enter the attic along the chimney. The other leak is from a flood light not being sealed on the inside providing a water source in the attic for the mouse infestation. Massive mice fecal matter is piled up in this section. This is directly above my 2 year olds room. It was very obvious and apparent that he did not inspect the attic because these findings were not indicated in his report. Once the leaks were found, I contacted Fred Ried. We locked down a date for him to come and he did not call or show up. I indicated that I was not happy and if he didn’t want to come out and fix the issue we could go the litigation route. On the phone he was unprofessional; elevating his voice at me and using profanity while speaking to my fiancée. His erratic behavior and superficial inspection, did not protect us from buying a home with a leaking roof and mice living in the attic. Following this I decided to have my home warrenty and pest contract fix the issues. I had the HVAC system cleaned due to a mildew smell in the home. The HVAC company found black mold present and a rotting mouse in the air duct. All Fred Reid had to do in order to see the mold and mouse was remove the air filter. It cost me $ 1400 to clean the HVAC ducts. I will also have to remove all of the insulation in the attic and have it replaced. Myself, my fiancée, and our two year old all have chest congestion as a result of breathing in this tainted air. The basement door jam is rotting as well as several places on the deck. We would have never bought this home if he did his job and protected us. He was paid over $ 600 for the inspection. Once I indicated I would be writing this review he called me back and threatened me with legal action and told me to reference a case in Fairfax. Do not use this service.

Unfortunately, we did not have a good experience with our inspector. We closed on the house and within a week have spent over $ 2000 in plumbing that we believe he should have caught by the inspector(like broken spigot, failed stem in shower so only hot water comes out, and broken sump pump and backup). I would go elsewhere.

I met with T.J. i am buying my first home and i found this company on Angies List. He was at the property before I was, already scoping out the exterior. He was very nice and explained what the whole process entails before he got started. He was very thorough, even though they are required to check one outlet and 1 window he took his time to check every single one. He was very friendly and explained everything and answered every question we had. He took pictures of anything that he found as deficient, and expalined to us how we would go about fixing certain things. He found things as small as a door knob was not centered and so it wiggled. A window screen was busted. A guard rail on the deck was unstable and needs two bolts to hold it, since the deck was done amateurly. He turned on every faucet and appliance, making sure it did it’s job, and flushed every toilet and ran every shower/tub. He checked stuff I never would have thought of! Upon checking the AC unit he determined it was weak and not cooling very well. We got the report emailed to us as soon as he was done that same moment before we left the property. I highly recommend them!
