Don’t be fooled by the welcoming leasing crew. This building could not be more mismanaged. People rarely stay more than 1 year, especially when their rent is increased by about 20%. There are an additional $ 50 of monthly charges not included in the rent. Construction problems galore. The floor is a wood composite of vinyl. The appliances are plastic with laminate coverings. Their parking garage is a nightmare — we all pay for the free electrical for neighborhood cars who come to charge their Teslas. Need I say more?

Great location, walking distance to much that downtown has to offer. But alas, it is still simply an apartment complex and comes with typical renting issues. When I first moved in a year ago, things were great. However they have really gone downhill. The property is barely over a year old and is already showing wear. Here are some major cons: There is a high staff turnover rate and many parts of my apartment were not completed correctly since it was new construction. In the past six months maintenance has entered my apartment over five times! Once to fix a sliding glass door that was installed without a handle and to fix a screen that was improperly installed, twice to check the air conditioner, twice to check the fire alarms and twice to fix the disposal. On all occasions only a few days notice, if any, was given. There were also three days of complete hell when the fire alarms had to be tested and went off every two minutes for three days straight. In addition, I have had to re-drill the kitchen cabinets, fix the oven and work to get the shower to drain. The overhead fans are noisy and the apartments have a distinct plaster/construction smell that cannot be good for you. I had to take the plunge and buy an air purifier to rectify this problem. The garage gate often malfunctions, one time being broken for over two weeks, and the elevators are frequently out of order. To say the maintenance has been very inconvenient is an understatement. The grounds near the entrances all reek of urine. When I originally moved in there was a 30lb weight limit on pets. This clearly no longer applies. I feel bad for the large dogs that live here in 700 sf apartments, no wonder they bark all day and night. Parking is a huge pain and very limited. The garage is basically a nightmare! The spots are a tight fit and people often park taking up two spots. If I come home after 10pm I have to park on the top floor. There is very limited guest parking as well. If you have a guest visiting on the weekend don’t even bother. The garage itself is also poorly designed and makes pulling out difficult. At times it is quite dangerous since moving/ups/fedex trucks are often parked at the entrance and block your view. There is a large disconnect between the residents; there’s a young population that likes to have a good time, and an older sector that is much more conservative. This creates lots of tension and complaining in the facility. For example, the young people smoke in their apartments and the older folks complain. The young people drive crazy in the parking garage and the older folks complain. The young people don’t pick up after their pets and well you get the idea… When I first moved in, the unnecessary«valet trash» fee was $ 25 per month, but has been raised to $ 30. I have to brace myself every night for when the trash is picked up; the trash people run down the halls collecting smelly garbage and everybody’s dog barks like mad. Also they do NOT pickup recycling, you have to take this downstairs and recycle it yourself. The rent of course has already been raised as well so myself and several others have not renewed. In fact my rent was raised three times in the past year. I had to argue with them to lower in back down and was told it was a mistake in the system. The above are simply points I wish I had known before moving to this apartment. I would definitely have rented elsewhere. The price is simply way too high for what you get.

This is one of the newest and best apartments in downtown St. Petersburg. The good: 1) Location Location Location! Unbeatable. You can literally walk to the Saturday morning market, the bars, the Vinoy park and its little beach area. 2) very clean and modern interiors. This is one of the best places I have lived in. Schedule a showing and see for yourself. In-unit washer and dryer, hardwood floors, stainless steel appliances.etc. 3) So far the staff and maintenance crew have been very responsive and friendly. 4) The pool is nice and does not get crowded at all. There is a small but nice gym onsite as well. The bad: 1) There is a mandatory trash valet service for $ 30 a month. Although I have a trash shoot a few feet away from my door, I still have to pay the fee to have someone come and collect the trash after I leave the bag at my front door. 2) They nickel and dime you for everything. Want to live on the top floor? $ 100 extra per month. Want to reserve your parking spot? Again, an extra $ 100. Want a short term lease less than 12 months? Another $ 100 extra!
