The Lakes of Schaumburg Apartments

I have been renting here for a year now and I love it here. All these comments below are ridiculous. All places aren’t perfect. Maintenance is ²⁴⁄₇ and they show up right after you call them for anything. Angela always calls me back and helps me with anything I need. This place is kind of expensive but at the end of the day it is totally worth it. Any problems, they handle it. I’ve never had a problem besides when I had a few bees flying around my balcony. No noise, clean hallways, nice apartments. And they Just came in recently to check measurements in all the apartments for renovations. So what more can you ask for?
Highly recommended!

Stay away From This place. Apartments are nice. But they charge you heavily when you move out without any reason. You try to bargain but no use. I think this is the way they make money.
Thy have conference room, swimming pool etc which they show during tour but once you start using regularly, they come and tell you to stop using it. Ridiculous!

I have tried getting a tour of this place for weeks. Between Angela not getting back to me for a week, I took it upon my self to call them. Mike at the home office said «sure, come in whenever well give you a tour.» I asked if 2 was ok he said sure. Come to find out we get there and they were totally booked and wouldn’t give us a tour. Now a week later I get a brief email from angela/​sure come in on Saturday. It’s Monday. Saturday has passed. I wouldnt rent from this place if they paid me. Haven’t even seen the place but the way this place is ran… They couldn’t pay me enough money to even look at it

This is a nice a place, however this Appartment complex need serious renovation overall. A new Appartment complex coming next to this property and people jump there if they don’t get better living for price they pay !!!

It was one of the worst apartments I have ever lived in. It looked really nice from the outside but the apartment from inside was altogether different story. The management has money grabbing attitude at the best.
When I had moved in the apartment, I was given the unit which was not cleaned. I found the raw food in the kitchen, the paint was never done and there was a smell of sewage in the apartment. I had a full list of issues with the apartment when I had moved in. Even the floor was uneven.
I had to move out of the apartment just within 2 months. They charged me money for paint & odor treatment.
I would not recommend this apartment to anyone. Their rent is much higher than all other apartments in the vicinity.

My 14-​month-​stay here had been quite a pleasant one. I have rented from quite a few different places, and this place by far is one of my top 2 favorite places, and here is why.
1. Staff are very responsive and good with communication. Whenever I have an inquiry, my email is always responded within a day or two.
2. Maintenance is super fast and professional. Usually if I submit a maintenance request during the day, by the time I get home from work, it’s already been done, and they would left a note if I were not home. This means a lot to me, because I’ve stayed in places where maintenance requests were often delayed or ignored, and it could really get frustrating.
3. I was surprised when I saw how much I’ve got for my security deposit a month after I moved out. Usually it takes way longer than a month to receive the security deposit according to my past experience with other places, and often times I was ripped off and got very little money back, and I was expecting the same this time. However, I got most of my money back from The Lakes of Schaumburg, and the only few things they charged me for were things that I agree that I should be charged for, and the cost was fair to me. They were the only place that didn’t make me feel ripped off after moving out!
The one star off was for some miscellaneous issues that I have. But overall, I would still choose to stay here because the goodness outweighs everything else. But if you want to know why there’s no five stars, here’s why.
1. My neighbors are quiet people, because I do not usually hear anything. However, the wall and floor does not appear to be good on soundproof. I can hear people walking on the floor above me.
2. Fitness center is very small.
3. Missed packages are delivered to the management office for pickup. Office closes at 6pm on weekdays, and it means usually I won’t get my missed delivery till the weekend, because I usually work past 6. However, it’s better than having the packages left outside and stolen.

I wanted to post a review about my experience living at the Lakes of Schaumburg because a lot of these reviews are really bad and that certainly has not been my experience living here. My husband and I have lived here for 3 years and have been very happy here. Our apartment is clean and we rarely come across bugs. We live on the second floor. Whenever we have issues with our lights or anything that we need assistance with from the office, they are always more than willing to help us out, and are quick about it as well. I think our rent is pretty comparable to other surrounding apartment complexes. Our space is tiny since we have a one bedroom, but we have everything we need (a washer and dryer in the unit, bathroom located outside of bedroom, newer kitchen appliances, and a cute balcony. They also have a 24 hour gym that we use daily. As with any apartment, you are going to have your gripes here and there, but overall we have really enjoyed living here and will continue to live here (as long as no problems arise) until we are ready to get a house. I say give it a chance. It seems like management has changed a few times in the time we have been here, so some of the other reviewers may have been dealing with other managers. But having been here for 3 ½ years now, I can say that we’ve never had any major issues. And you really can’t beat the location in my opinion!

RENTERS BEWARE! ‘The Lakes’ is run by incompetent crooks. My gf lived here for a year, paid her rent on time, and notified management a full month in advance that she would not be renewing her lease. However, in the very fine print of her agreement, there is a stipulation that states you need to notify management 60 days prior to moving out. End all be all, this place will try and nickel and dime you for all your worth. **Also, packages were stolen regularly, walls are paper thin, and they allow families of 6+ people rent out single bedroom units. These people do not care about you or your well being, they only want your $$$.

We’ve been living here for about 3 months now. OMG spiders everywhere we’ve called them and spoke with Claudia and told her about the problem all they did was walked around our apt and sprayed something… it didn’t smell like anything it’s like they’re just sending someone in just to shut us up.
I hate this place can’t wait to get out!!!

I was looking for an apartment in Chicago until I finally gave up due to my very high standards and looked at, dare I say it… the Suburbs. I found Lakes of Schaumburg and I fell in love, I didn’t care if I had to drive a half hour to the city if I wanted to go grab a drink, because I might decide to live in Schaumburg but I will not, I repeat, will not HANG OUT in Schaumburg. No way, Jose. The walk in closet and the free gym and pool really sold it for me.
I mean the community is gorgeous and kept so well, I love waking up and having coffee on my balcony over looking the lake and fountain. I love taking my pup for a walk on the 5 mile path that takes you deep into the forest near harper (it’s gorgeous in the fall). My apartment was damn near perfect. It was clean and brand new.
Also, my dog is really loud, she barks at anyone who comes into the building, it’s terrible. but you know what, none of my neighbors have ever complained. Their all really chill and don’t tell on eachother if we’re too loud, because whenever my neighboy wants to blast Drake until midnight I don’t say anything, because if I didn’t want to hear anyone elses sounds but my own I WOULD BUY A HOUSE, but since I am a twenty something BROKE ASS I can’t. The walls are thin, but it’s not the worst thing in the world.
The leasing office has always been really accomodating with me. Maintence always handles business for me instantly after i call in (Like the time my tub and toilet got clogged, or the time I got locked in my bedroom due to a faulty door knob, or the time I tried to go all Bob the Builder and bought a fancy new shower head which I failed at installing myself, or the time I was really scared that I may have left my door unlocked and wanted someone to make sure it wasn’t so I didn’t come home to a visitor. hey, I’m cute people want to steal me). Oh, and they also throw you monthly parties. for free. However corny they may be, are you really in the position to turn down FREE unlimited Stellas or Wine? Or FREE unlimited mimosas and pancakes? My friends fight over who gets to come with me to these because their apartments never do anything like that for them. The pools are clean and no one ever cares if you bring more than 2 guests, as long as you’re not in there thinking you’re P.Diddy. The gym is minimal (a few treadmills, ellipticals, Kettle balls, bike, some stability balls, free weights, and a bowflex thingy) but it’s free. and it’s open 24 hours. Can’t beat that.
To bring this to a close, I love living here. It’s so close to everything it doesn’t even feel like I’m living in a suburb, just kidding it does… but I’m getting used to it. The only reasons why I won’t give it 5 stars is because it doesn’t have cherry wood cabinets, and I hate the stupid builder grade ones. but I have high standards.
If you are a twenty something year old this is a great place for you.

IF I COULD GIVE THIS COMPANY 0 STARS, I WOULD!!! The new management staff is the most unprofessional group of human beings I have ever had to deal with on a professional level. As soon as the staff found out I was moving out, they were nothing but rude and disrespectful (cough cough Tracy).
I could go on and on about how much I dislike this place but I’ll try to keep it short. I left a message for the leasing staff regarding my bill that was suppose to be pro-​rated because I had terminated my lease early. I did not receive a call, and called the office again 24 hours later. The woman apologized for not returning my call after I made it clear how upset I was that I could not even get a phone call returned back. Not to mention she spoke horrible English and I ended up having to wait another day for my questions to be answered when I had a woman call back who I could actually understand.
Enough about the staff, let’s talk about the property. The walls are paper thin. You could hear everything from your neighbors walking around, to having sex, to just casually having a conversation. Want to enjoy a warm summer day at the pool with guests? Won’t happen. Within 5 minutes of being at the pool with 4 guests we were asked to leave because you are only welcomed 2 guests per resident. Oh, and when you get an e-​mail alert mentioning there has been theft in the area and to make sure you do not keep personal belongings in the car it makes you feel REAL safe.
Not to mention, I lived here for a year and a half and the rent went up substantially when I renewed my lease. For $ 100 more a month I was able to move to the city of Chicago and have a private, respectful owner handling the property I am leasing. Oh, and I forgot to mention I used to work for a leasing company for 2 years prior to living here, yes I understand your job sucks but do NOT treat your customers disrespectful.
There are better, more respectful and affordable places to live in the Schaumburg area than the Lakes of Schaumburg and I do not recommend living here, it is not worth the trouble and aggravation.

I lived here for 2 years and the rent went up substantially both times I renewed my lease… updating the fitness center after 2 years does not justify over $ 200 a month additional. Now they are charging another $ 10 for trash service every month… I don’t think so, I am out.
All of a sudden they are charging late fees for rent that I dropped off on the 1^st and they conveniently stamped on the 2^nd. The new management company sucks, I never had these problems with the other company. I can hear my upstairs neighbors stomping around and they are SO inconsiderate. Many times I get home late and there is nowhere to park.
Do not recommend, don’t live here, it’s a ripoff!

Can hear neighbors too much walking, having sex… yes you heard me right… landscaping is nice but fitness center is so so, pool is cold and just ok. parking is usually fine. Its just not worth the money and if you plan on living here more than a year be prepared for 5−9% rent increases. There are better places out there, not worth the trouble to stay here.

This is a fine place to live, overall. Quiet, good location. The new management is doing some great things to upgrade the place – they have people come by and clean the hallways each week (something the previous management company never did), and they are doing a serious upgrade to the gym.
Landscaping is kept up nicely and they do a great job in the winter getting rid of the snow. Office is easy to work with – if you have an issue, they resolve it quickly.
Only complaint I have is the dated appliances in the apartments. Other than that, this is a fine place to live.

Uh, it’s the worst.
Our window in the second bedroom fell in during a mild storm… it was crazy. I’ll even post pics! Luckily no one was in there. When I called, they acted like it was no big deal! WTF!
This place seriously sucks. Everyone smokes here and you can never open your windows. There were also theft problems in the area. And I’m pretty sure we didn’t get all of our packages that were delivered as gifts.
I’m just thankful my son wasn’t born yet when the window caved in. That’s just ridiculous.
