If I were to tell a friend looking for any rental properties the first thing I would say to him would be, «Avoid any properties run by Golden Properties, formally known as Realty West». Its a bummer because San Francisco is such a «landlord’s market» that the property manager/landlord can pretty much be as rude, intrusive, and neglectful of the property as he(or she) likes and Jim, our prop manager– represented by Golden Properties is the poster child. We had an apartment in Noe Valley that was under his supervision for two years. He and his company were as neglectful as can be. One of the best examples was when we had a storage unit(which was part of the monthly rent fee) that started to flood during the rains. I called him to let him know of the flooding and described to him that many of our things were ruined. He confirmed that the storage unit floods… so… why didn’t he tell us when we moved in since he knew already… He did not acknowledge his lack of communication, but responded with, «Just don’t put things on the bottom». There was no offer of recompense for our ruined belongings, there was no acceptable solution to the flooding, no discount for the unit we paid for entirely but could not when it rained. Not even an apology. Another example is our move-out experience. We moved out at the end of March, but paid our rent to the end of April. Even though we moved out we wanted to keep the apartment in case we wanted to take care of any last minute things. Since the apartment is empty, he stepped over us and leased the apartment to other people completely ignoring the fact that we paid until April and have not agreed to allow our apartment to be rented. We have tried to reason with him but he allows no room for discussion. He would make rules for some tenants and not the others such as how to dispose of cardboard boxes, whether or not we could keep belongings outside of the storage unit by our cars or not, where we could park in the garage, and what changes we can make to the apartment. One time, he wrote me a private email reprimanding my disposal of some boxes, but I never threw away boxes because I was out of town. When I told him that, he(without apology) said that he was just speaking for one of the residents. I suggested to him that he(a) do some research before making unfounded accusations(b) it might be more constructive to send a mass email to all tenants in case he was wrong, or at least potentially fix other tenants behavior. The other times I brought these inconsistencies to his attention he was unresponsive. Instead of trying to fight this battle, just go to another property that is run by people who are fair and respectful. When interacting with Jim in person its like time stands still in the most awkward, horribly frustrating way– especially when it really matters like closing out apartments, refunds, pro-rates, safety, and being objective Then you realize he and his company are evil. He also never checked on the property, because if he did he would have noticed: 1. decaying wood planks 2 racoon and skunk infestation 3. unstable/unhinged stairs 4. water leaks 5. Trash buildup of leaves, junk mail, dust etc in the common areas And… In the two years we lived there, the exterior of the four apartment complex was washed once, which included the windows. 2 years??? So, in summary: Based on our experience, don’t live in a property that is run by Golden Properties/Realty West(check out their ratings– very sneaky name change). Jim our property manager, employed by Golden Properties, was/is incredibly difficult and its not worth the time, hassle or money.

I have had a complete opposite experience with this company as the rest of the reviewers. My roommate and I went to a showing of our now current apartment and the agent was extremely informative and attentive. He answered all of our questions and even put the place on hold for us because he knew how much we wanted it. We had signed our last within the next two days. They built a beautiful wall, splitting the living room so that we could have an extra bedroom. They brought in new armoires for the bedrooms to replace the old ones. While the pre-move in clean was not as efficient as we had hoped for, once we informed them of this, they immediately sent a cleaning crew over to make our apartment look brand new. When we had an issue with one of our rent checks one month, they were not only understanding but held off on cashing the check until everything was all clear and they did not charge us a late fee. My roommates and I are very happy with our living situation and have had no problem at all with this company.

Wow! I just called for information on one of their rentals, and the agent chewed me out for asking questions that were mentioned in the listing. Pardon me for trying to confirm a couple things before I waist your time, and mine by setting up an appt. to view a property that I may not be interested in. Extremely rude, and really strange. If this is any indication of how they operate as property managers once the landlords, run!!!

TERRIBLETERRIBLETERRIBLE… and RUDE! Do not rent from these mofo’s, worst rental experience ever! broken window, unfixed for 3 months, broken bath tub, unfixed for SEVENMONTHS… getting ready to sue. INCREDIBLE hassle… and, yet, I always pay on time, keep home in immaculate condition(window and tub were NOT broken by results of my actions). WORSTEVER. will not return calls/emails. Just suing at this point.

Jesus what an awfully run company. We have lived in an apartment run by Golden Properties aka Property West for 6 months and everything was going on smoothly until our back door broke. The latch of the door was falling off and anyone could enter our apartment. Send two emails to which I received no response. Finally called a third time and they finally sent someone to repair the door more than 15 days after it broke. Basically we could have been robbed every day. And then they have the nerve to charge us a 175 $ late fee of the following month’s rent because we sent the check one day late(on a 4th of July week end). These guys are really crooks. They don’t care about maintaining good tenant/landlord relations, they just care about making a quick buck on your back.
