200 Dolores

200 Dolores is the condominium complex that opened to the public on July 8, 2013. It’s 13 condos in a 7,420 sq ft. lot in Mission Dolores (MD; same side of the street as the Mission in MD and Basilica, about a block away). MD is seemingly coveted because its more gentrified than the more ‘authentic’ parts of the Mission (eg 24^th street) and straddles the Castro, Mission, Hayes Valley, Lower Haight neighborhoods and within walking distance of Muni/​Bart and the restaurants at Valencia corridor. The condos have luxurious finishes as expected of a property sold exclusively by Sotheby’s but I don’t know what the comps show for these units averaging $ 1.275M for 1100 sq ft with ~$ 500 HOA/​month. I just know I’d like to live in one of the units! And the rooftop deck has phenomenal views of the neighborhood. They’re mostly 2 bed, 2 bath units but there is one 1 bed, 1 bath and the largest has 3 bedrooms and 3.5 bath. Visit the website
