Save your money and call someone who knows what they’re doing. I hired Bruce and paid him $ 450 for his expertise in appraising a home I was purchasing. Not only was his his report inaccurate but, it was late as well!
I was anxious to get the appraisal being that I was up against removing my contingencies. He did the appraisal on 11÷17÷12. Promised he would email me the report by 11÷20÷12. Then he moved the date a second time. I ended up with his final report on 11÷26÷12. The day I had to remove my contingencies.
Bruce’s’ «expert» opinion was the house wasn’t worth the price I was paying. This set off several hours of a chain reaction involving everyone involved in this transaction! After the realtor’s involved in this escrow fine tooth combed Bruce’s appraisal, they discovered not only one but, two mistakes.
Bruce emailed me and said both realtor’s had called him regarding his misinformation. His offer to me was to redo the appraisal and correct his mistakes. REALLY! I had hired and paid him for his expertise. He didn’t deliver!
I gave Bruce ample opportunity to reimburse me for his failure to provide accurate information. He was very casual about the whole situation and blew me off. Don’t make the same mistake I did!
