In our case, we were both seller and home buyer as we did a back to back transaction where we sold our old house and bought our new house. She proved to be a home seller and buyer’s dream realtor — she sold for higher and we bought for lower!
Shikha was not introduced or recommended by anyone we know. We met her at an open house that we just happened to walk in — she attended to us at once and was very cordial in showing us the property. Frankly, it really made a difference — we went to many open houses that realtors dismissed us as «not a potential» buyer or in some cases totally ignored us all together! Meeting Shikha that day was a refreshing change from what we were accustomed to. So, when we were ready to sell our townhome and look for a new single family house; we immediately thought of Shikha. Shikha had an initial meeting with us and took diligent notes regarding our specific needs in a single family home as well as our budgetary limitations. We also discussed the need to sell our townhome to help finance our new home and the timing involved.
She is highly talented technologically and made excellent use of electronic resources (like e-​signing) that made matters move faster that conveniently fit our busy schedule. She did not waste our time with homes that were out of our price range or not in line with our needs. She is very diligent throughout the process and always looked out for our best interest.
A master with the contract negotiations, Shikha came up with a deal that was good for us and made the seller happy as well. In this hot market; she managed to negotiate with the seller to accept our contingent offer (to wait for 2 months till the close of our townhome) as well as securing a lower buy price for us!
Throughout this home buying process, she also managed to sell our townhouse for an excellent price. Shikha was honest about what improvements we needed to do our townhouse to attract buyers quickly, and her advice worked like a charm. We got multiple offers; and it was sold within 6 days!
We found Shikha to be a highly attentive agent, almost as if we were her only customers, although we know that was not the case. She always answers her phone or returned all phone calls, text and emails within minutes or hours. We never felt neglected or unimportant. She is also highly personable with an engaging personality. We were also in a situation where we had to deal with difficult lenders (as in most cases!) in both cases (my buyer’s lender as well as mine) — and she was our rock throughout that process as well. She was there every step of the way and on the way; she became our realtor, counselor, therapist, friend all wrapped in one!
