The only reason I am even giving this company one star is because I could not select 0 stars. They are absolutely AWFUL. I have never posted a negative review in my life, but I had to say something about this place. We lived there for 3 years and finally had to leave. The apartment complex is old so it is obviously not going to be in the best shape, that part really does not bother me. It is the TERRIBLE and INCOMPETENT management they now have. Throughout the 3 years, they changed management a few times and it was never a big deal. Then they changed management at the beginning of the year and within 5 months, they lost 2 of our money orders for rent and threatened to evict my family and put all blame on us… until they figured out that they had misplaced them and found them the next day. Maintenance requests took forever, along with many other issues but the biggest problem is how the management handles any and every situation. They are the most unprofessional management team I have ever had any encounter with and they should never be allowed to manage any apartment complexes. Please take this warning seriously and avoid them at all cost, atleast until they change management again.

I would never recommend this place to anybody! Don’t let the pictures fool you. I lived there for a year and it is just a huge rip off. I paid $ 620 a month for a one bedroom and I know the price has only gone up. There are much more nicer places in San Marcos to live that’s more cost effective. I was living their when they had the management changed that renamed them«State Flats.» That management was worse than the one that was there before that didn’t do anything. The apartments have never been considered student housing until they got that new management. Student housing apartments are a huge rip off. Negatives: 1.) Huge pest problem(giant cockroaches and rats) 2.) Very small.(I lived in a one bedroom apt and if you weren’t paying attention when you walked in the door, you would run straight into the kitchen counter. The bathroom had absolutely no counter space and it was so small that you could sit on the toilet, take a bath, and wash your hands while standing in the same place.) 3.) A/C unit are old and loud!(My allergies got very bad at the beginning of Spring and even the filters couldn’t keep the pollen, dust, and mold out of the unit. My throat swelled up and I couldn’t talk for a week. 4.) At least twice a month I had a notice on my door saying to keep your doors locked and your cars because someone’s apt was broken in to. Positives: 1.) Convenience to campus and I-35 The only way those apartments would even have a chance at being nicer is if they completely demolish them and rebuild them!
