Their inspection of our current house, before we bought it, failed to find the following: –a 26 inch wide water heater inside a closet that has only a 21 inch opening –an upstairs heat/ac system mounted in the attic and completely inaccessible for service or repair –joists and rafters that have pulled apart, leaving gaps of 1 – 3 inches –drywall tape that was never properly attached to the drywall and is separated from the walls –cracked vinyl corner trim on the chimney even though a rust stain was clearly visible on the roof –an improperly installed heat pump with a refrigerant line that was reduced just before it goes into the house Essentially the house was built around the upstairs HVAC blower and the water heater so we have no access to perform routine maintenance. Replacement of either component(s) will require ripping out walls and ceiling. In our opinion, and that of several service technicians we’ve had come here, the home inspection this company did was completely inadequate.
