Completely unbelievable. First, my credibility: I’m a thorough home flipper that has a few years with a construction belt. My situation: I was the seller on a RE transaction, and was unavailable to be present during inspections, however frequented the house on the weekends. I had gone over this home extensively and anticipated some siding rot and maybe a little roofing sheeting(pretty standard). The Buying agent picked the Pest company and had it ordered. At first glance the initial report seemed reasonable. Then I looked closer and realized that the pest report marked both toilets as «The toilet in the hall bathroom is loose. Recommendation: Reset the toilet upon a new wax ring.» I found this interesting for two reasons, first, there is only one hall bathroom(the other is a master); second, since I had been there two days prior both of the toilets had unseated themselves off of their wax rings. When I later returned, I found only the brand new hall toilet(installed after a bathroom remodel approximately 4 months prior) had somehow unbolted itself and had jumped an inch or two. Maybe the home is possessed? However, I checked the master toilet, and everything was tight and serviceable with no issues. I chalked it up to a miss marked report and a haunted home and tried to think the best. Another interesting finding was that my stucco siding was(according to the report) wood siding with rot. This was news to me, however once I visited the house again, I found that the stucco had been punctured(to what end I have no idea) and needed repair, further it was under a large overhang. After I repaired the stucco this never came up in later reports. Do note — I found no rot at that location. Trying to sell the home in short notice(I was in escrow already) I repaired these and ordered a re-inspection. I personally asked for the report to be emailed to me(didn’t care who else, but that I wanted it direct for timeliness). I was already on my deadline and wanted things to go quickly. I will mention, there was some siding and roof sheeting rot that was found and repaired. I was never sent the report. The re-inspection was on my dime, and I never was sent the report(I had specifically given my email and asked for a cop). After 3 days of waiting past the date Arden said I would get it, I contacted my agent and he reached out to the buying agent. Arden had just sent the buying agent the report, rather than to the individual paying for it. More interesting to me — the re-inspection report that I received was literally the original report with the time, date and cost of the re-inspection handwritten on it and then scanned. There was no additional information on the report. I was told via email that the master toilet had an issue. For timeliness I paid a construction friend of mine(15 years experience) and he found it to have a loose tank. This was weird to me as I had checked it thoroughly(and in fact had actually used it two days prior to the inspection). Maybe the house really is haunted? I ordered another re-inspection(had to have a clean report showing that everything had been fixed) and was told no one would be available for several weeks. At this point I was on my deadline. The house ended up closing and it worked out, but I won’t use Arden again. I did not feel well supported in the interactions. Was weird to find out the house was haunted too. Tips: Be there when your inspection happens and follow along so you can better understand the issues.

I have been a Home Inspector since 2000 and I have seen and worked with several different Termite and Pest Inspectors and companies. I was very happy to have been luck to meet Kevin on a home inspection back in 2005 and was glad to see an Inspector who was professional, polite and knowledgeable, that explained the issues to the client and did not act like they were not interested in the clients report. He explained the issues and offered alternatives for the repairs. He has always been on time when we have worked together in fact he is usually early like I am and we get a few minutes to discuss the home we are about to inspect. I highly recommend Arden Termite and Pest as I have also worked with the owner and he exemplifies the same work ethic. Give them a call, you will not be disappointed.

A very positive, hard working company. I had an appointment and the Inspector called me and stated he was running early would I be available, YES. I showed him the area in question, yep I had termites. He explained the treatment process and answered all of my questions. I had my house treated, they were quick and cleaned up after themselves too. I no longer have termites!
