HINDSIGHTISALWAYS20⁄20! Don’t be blind… skip on over to the next rental management company. Oh where to start… I am a property owner. I relocated to another state and found DK online for property management services. Todd seemed on the up and up. He was very transparent and responsive about the services they offered and how they would help me secure good upstanding tenants for my property. They found a tenant quick enough, assured me he checked out(background, rental history, credit, collections, garnishments etc). Tenant moved in though DK never confirmed that he actually paid all the move in fees($ 1700 total). They still haven’t confirmed this. First months rent is due… nothing, from DK or the tenant. I find out by logging into my account that the tenant would be late. I send a note to DK, they say they don’t have the bandwidth to communicate these things to owners and policy is communication goes out when they reach the point of eviction. I have a family member go by my house– because DK surely didn’t offer up that service– turns out the tenant is living there and quite snappy. Now tell me how I am in another state and able to catch my tenant but DK is 20 mins away and can’t? January comes around– still no rent, tenant still in my house but sends a text message saying they will pay and DK seems to be just fine with this… a TEXTMESSAGE!!! Eviction is filed which according to GA law tenant has 7 days to answer the court summons otherwise the sheriffs writ can be made. Eviction filed Dec 29th– tenant answered on Jan 20. No writ, now we gotta go to court because DK dragged their asses. Court comes up, judgement is made, tenant has 7 days to vacate. I ask Todd if he will head out on the 8th day to ensure tenant is gone– he says the 1st is always busy and they will make it out at some point during the week. I ask Todd is he is at the ready with the sheriffs office to force vacation, he said the sheriff will contact us. He is in no hurry to get these people out of my house, because the longer they stay the more they can try for in the collections process. Then, I get a buyer and Todd tries to use the contract to obstruct the sale– but I caught him lying to which he finally just says we won’t help you help someone buy your house, but we will help you sale it as your listing agent. I ask when I should expect the deposit as forfeiture, he will not answer. I ask him how much would DK recoup for collections processes– he will not answer. I do plan to use my own collections processor– because anyone in partnership with DK cannot be trusted either. As of now the tenant is still in my house– presumably and I have no clue as to when they will be leaving. What are my problems with DK: 1– no communication unless it is forced or after the fact 2– they charge my rental owners account and do not tell me(court fees, and maintenance fees even though the renter has never paid rent) 3– they didn’t perform any due diligence on the tenant– I found several cases of judgements and garnishments just by checking public court records– after the fact of course. The tenant was never gonna pay me. Accordingly, he should’ve never been able to rent the house if proper due diligence was performed. 4– Once our relationship grew sour, DK became obstructive in trying to force me to continue as a client– telling me if I sell they get a cut(untrue per the contract). 5– they are not proactive– If you see a pattern developing common sense would say its a predictor for future behavior– instead the CFO dude(Bill) tells me to let the tenant stay til February and start the eviction process over in March– meaning another $ 250 out my pocket and April 2016 for my house to be finally vacated. 6– I ask them to do a check on my house to see the condition– no go– that is not within the scope of the rental contract– yet if I pursue collections against this tenant– guess who gets paid? DK rentals. 7– Transparency around procedures and next steps are out the window– it is a guess game as to what they are doing on my end. I don’t hear from them unless I initiate it.

Rented with them for nearly two years. Let’s start with the fact that they handed me a disgusting rental! It smelt like cat urine and the carpets were wrecked! The carpet repair was a joke and the smell never went away. Along our time there, maintenance was fair at best, seemed to be what we expected following the crumby paint job they did after we moved in. When it was time for us to move on it became a nightmare. They came into the rental unannounced to show potential tenants. No notice!!! This happened over and over again. Then, following our move out inspection showing everything was fine they tried to charge us for $ 2,000 in damages and $ 100 for a missed appointment(the day they showed up and let themselves in unannounced) and then auto-charged my bank account for rent after we already left!!! Total scam! Unprofessional, disrespectful, unresponsive! Save yourself the head ache and rent with another management company.

Was sent an email to set up an appointment last Saturday between 1pm and 2pm to view a property. I replied to the email to confirm that I was able and planning on showing for that time. As far as I knew, we had an appointment. Apparently not. I show up to the property at the designated time and wait for an hour with no show. I called the agent, I just get voicemail, I leave a voicemail and no one calls back. At 2pm I left and went on with my life. The next day, I receive a text from the agent telling me that the property had been leased. You’d think they would let people know that the property had been leased BEFORE they show up thinking they had an appointment to view the property. Due to this unprofessional behavior, I do not recommend using them.

I have just signed a lease with DK rentals and couldn’t be happier. Let’s face it, hunting for an apartment isn’t the most pleasurable experience. Well, au contraire mon frère, when it comes to renting with DK, it’s a breeze! In my experience, I have dealt mainly with John who has been such an incredible and helpful person to work with. I felt like my needs, questions and wishes were answered with care. They are a very honest company to deal with. As I’ve been looking for places from a distance, I have had to research properties in great detail. I haven’t found many reviews where people actually speak highly about their experience with certain realtors or properties for many other places in Atlanta. Well, after months of looking, I really feel like I lucked out here guys. DK rentals has been nothing short of amazing! Thank you for making my move down go smoothly!
