Avoid OCT! I went with Orange Coast because they offered $ 800 off my closing costs. My real estate agent recommended his escrow company, saying that they could move mountains for me and having a good escrow company could really help in the process. As a first time homebuyer, and someone who values my $, I went with OCT. I mean how much could go wrong? Enter Orange Coast Title and Liz Sperry! First treat, I had to pay $ 175 for a mobile notary because they would not let me come in to their office to sign the docs. Then, they waited until the day before my closing date to worry about a garbage lien. Because of this they could no longer make the closing date(Friday). Just so you know, if I had delayed closing for any reason, I would have had to pay them a per diem penalty. Yet even though they did not do their job on time, I was refused reimbursement for a hotel and the moving truck. Having given my deposit and signed all my docs on time, I had also given notice on my apartment. Luckily, my landlord could extend my lease until Sunday morning, so I was only without a home for one day. But I had to be out of my apartment on Sunday and OCT could not close until Monday(if not Tuesday Liz said). So I had to rent a moving truck on Sunday and move all my belongings and my kitten into the truck while waiting for my keys hopefully on Monday. I also had to take Monday off work(because all my stuff, including my pet, was in a truck). Throughout this process Liz didn’t really seem to care, never apologized, and would not call me with updates(she sent me an email even though I clearly and repeatedly told her that I was living in a truck until Monday and had no access to email, so please call me or my agent). After sitting on the street(with a kitten in the back of a moving truck) until 2pm on Monday, I got the call from my realtor that OTC had managed to close and I could now have the keys. So initially, it seemed like OCT would be $ 800 cheaper, in the end I ended up paying $ 175 for the mobile notary, $ 100 for the moving truck, losing $ 250 in salary for not working on Monday, and lots and lots of stress. And they overcharged me on the wire fees(Liz has since left OCT and Pamela refused to correct the overcharge). So if saving a couple hundred is worth making your purchase horrible, stressful and angry(and you don’t mind supporting a horrible business), then go with OCT. Otherwise, honor your realtor!

It would have cost my buyer less to pay the sellerstitle and escrowfees and choose to work with a competent escrow company
