Woodfield Crossings

There are many good things here, but there are also some things I wish they would fix.
Pros:
–Office staff is amazing. Everytime I have questions or bring my children down there, they not only know me by name, but remember my kids names. Not many places do that.
–Package pickup. It’s great to know if I’m not home, they will hold my package for me. I have never had an issue recieving it from them either.
–They just remodeled the playground, which is huge because it use to be so broken and run down. My kids are now there all the time.
–My oldest plays Soccer, so living right next to the soccer field is a huge plus for us.
–Maintenance is great. Everytime I needed something fixed it would be done. There was a few times the heat kept breaking and Jorge took the time (2 winters in a row) to spend over an hour fixing it.
–Pool is great. So many table and chairs for everyone to use. Never had an issue about it being dirty either.
–Grounds and landscaping are good. They have lawn care come weekly to mow and do all the landscaping.
–They are always doing fixes on the buildings.
Cons:
–Parking is a nightmare. We got rid of a car for personal reasons, but even parking one car gets difficult. We are getting a second car soon again, so I hope I’ll be able to get a parking sticker and a place for it.
–Noise noise noise. All I hear is my neighbors music. People next to me, across from me, and down the hall. They blast music at max level, thinking because its the weekend they can.
–Kids running up and down the halls, running over people with hooverboards, just being rude and obnoxious.
–My kitchen cabinets are old. They make all my dishes and glasses smell, that we are always washing them when taking them out prior to use. Half the time we just leave them in the dishwasher. It’s frusterating.
–We are only allowed gas grills, yet I still have neighbors with charcoal grills.
–Neighbor kids lately have been shooting off fireworks past 10pm. We have already called the cops, but they don’t care.
–An apartment in the building next to me has who lnows how many people living in there. They have at least 5 kids and 3 parents. Just way too many people.
We do love living here though. We are so close to everything, and my kods have a lot of other kids to play with. The things that really bother me is the noise, kids in the hall, and my cabinets. Rest is getting better, although parking my never get better.
Hopefully when we renew the rent doesn’t go up again. We like it here and hope to stay.

I was mixed about giving this place 3 or 4 stars, but in the end decided on 4. The good does outweigh the bad and after all, I do keep renewing my lease! My husband and I have been living here for about 4 years now and are usually on the fence each year at lease renewal time, but each time have decided it was worth it enough to stay.
Positives:
–Location! It is easy and quick to get to just about any place you would need living here. And the highway noise isn’t as loud as one would expect with it being right by 1 – 90.
–Price– we price compare every year at lease renewal time and continue to find this to be a better deal. Maybe it’s cheaper because of some of the negatives I will list before. But as I’ve learned, you usually get what you pay for. You can’t get luxury on the cheap.
–Nice outdoor area: The pool area is very nice and you can walk around on a nice day too. There’s a playground area, but I don’t have kids and don’t know much about it.
–Closet/​Storage space: this is so hard to find in apartments and it is plentiful here. This would be hard for me to give up if we moved!
–There’s a maintenance guy here, Jorge that is amazing. He’s been here the whole time I’ve lived here. He’s extremely kind, very easy to communicate with, and I feel like every time I have a maintenance request that’s he’s always understood the problem and fixed it right the first time. I can’t say that about every maintenance person here, but I am happy to know that he works here and is so helpful. Maintenance in general is usually quick and good, but there have been times in the past we’ve had to ask more than once for something to be fixed (either because it wasn’t fixed at all or wasn’t fixed correctly the first time). Compared to our last apartment though, the maintenance here is much better.
–Package holding– I am glad that they hold packages when they can’t be delivered to our unit. And the office has a lot of hours for picking them up. (The downside is no alerts when they have a package of yours).
Negatives:
–The roaches other reviewers have mentioned are for real. And they are huge. I’m pretty sure I live in a building where this isn’t much of an issue as other buildings. I see on average one a year in my apartment and kill it. I haven’t seen one in 6 months and I can tell they’ve been doing more pest control lately. Hopefully the problem is being eradicated.
–THIN walls– Not side to side, but above and below. We’ve had many neighbors above us over the past few years and some were SO BAD that we almost moved because of them. We had received some help from the office with getting someone to go knock on their door when noise was bad. But they can’t MAKE them stop. We can always hear the conversations of the people above us when they talk loudly enough. We’ve learned to drown it out with fans, noise makers, music, etc. And if you do have a good neighbor below/​above you, it’s not too bad.
–The people who live here do not take care of the common pace and property. People litter in the hallways, int he lawns, and generally don’t take care of the property at all. Again, this is a neighbors issue. It’s going to depend on who lives in your building.
–Our laundry room floods every time it rains and is often dirty.
–We are first floor and our patio floods every time it rains. It is now full of dirt and mildew because it’s too hard to keep clean. This however, is likely a unique issue. From what I can see, the patio level is usually above the ground level and not below like ours is.
Overall, I do think they work on making this place a little better every year. And I do think that just like with any place you live, who your neighbors are can make a big difference.

Horrible horrible horrible! I can not wait to leave. The buildings are old and falling apart. They fix things when they feel like it if they even bother. You are trapped in «too good to be true «leases after viewing a picture perfect model. Don’t believe them. NONE of the apartments look like the model. I tried switching to a «newer» apartment which costs $ 250 and it’s WORSE. Don’t let me start on the laundry room. Bring full arsenal if you ever go down there. The reviews are true. Bugs and mice roam free and the people are trapped!

Honestly, I wouldn’t recommend this place to anyone. Yes, it appears to be affordable and they show you a lovely model apartment — but I promise that you’re going to pay much more than you were promised, and that your apartment will look primitive compared to the model you were shown when you toured the property.
Woodfield Crossing makes up for its low monthly rent prices in the form of unnecessary microfees that will always come as a surprise — the staff doesn’t warn you upon move-​in about all of the extra things you’ll have to pay for, disguised as «convenience costs.» I moved here in April, and I already wish that I could just opt out of my lease and find someplace else to live.
First, there’s no guest parking past 11:30pm — they WILL start towing cars — and we weren’t warned of this. So we had friends come over one night only to find that their cars had been towed, costing $ 150 to retrieve each car. A one-​night parking pass costs $ 5, which is only payable via check, which is absolutely ludicrous. Fortunately there’s a bar down the street that will allow us to leave our cars their overnight if necessary.
There are hidden fees littered around this place — if I want to use my debit card to pay my rent online, I should fork up an extra $ 35.
And then there’s the fee to do laundry, which is $ 3 a load. That’s probably twice as much as I paid in college, and the laundry room is packed all the time. A minor inconvenience, sure, but certainly one to be noted.
We weren’t given an opportunity to review the lease prior to moving in and signing. In fact, the communication was so poor that we weren’t even certain that we were going to be able to move in on April 11^th until we showed up and they told us that we were fine. We had tried to call to confirm our move-​in date and receive a copy of the lease but we were ignored, only provided with a half-​hearted «Don’t worry, you’re all good,» when we came to move in. We didn’t have much of an opportunity to review the lease — we were rushed through the process, told that there was a time limit. As two people who were ready to move into their new place, we were eager to get it all and done with.
They didn’t even let us see the apartment we were moving into until we signed the lease. I should have seen this as a bright red flag, but again, we had nowhere else to go at this point.
Before we moved in we were told that trash and water was included with the rent. Nope! Apparently it’s *prorated*, and Woodfield Crossing will only pay a certain amount per month, leaving us with another surprise bill, not to mention the surprise activation fee. The icing on the cake is that we weren’t even billed by Woodfield Crossing — without my permission, they gave my information out to a third party company who apparently does their trash and water billing. This is very startling — I didn’t sign up for this, I have no idea who these people are, and it’s VERY unsettling that my information was so freely given away without my knowledge or permission. This is how identities get stolen.
The back door to our building has been broken since we’ve moved in. No one has come to fix it, despite the fact that we’ve put in a work order. There are children running up and down the stairs all day.
I have a neighbor who has been harassing me, coming up to my apartment and begging for cigarettes, yelling at me from outside. We reported him to the «security officer» who is supposed to be on call ²⁴⁄₇. He didn’t answer my call at 3:00am when this person was screaming for me to come outside; I didn’t get a call back until 10:00am the next morning. When I complained to the office about this, I was told to call the police if he bothered me again. What is the point of paying a security officer if I’m just supposed to «call the police?»
The fitness center needs longer hours. I work nights so it’s rare for me to be able to get there and work out by 8pm. I thought that swimming pools were supposed to be open after Memorial Day. Apparently the pool is only open if it’s 75 degrees or warmer, even on a bright, sunny day that may feel hotter.
Water is apparently made with lime, so it comes out as milky. Buy a water distiller if you’re going to live here.
I will say that staff are all very professional and compassionate. Colleen is incredibly patient and understanding. Staff will take the time to listen to you, but they won’t rectify any of the issues I’ve presented to them. «It’s in the lease» that we weren’t allowed the time to review before moving in.
The location is great — right off the highway and only minutes from Woodfield Mall. The terrain is also very well-​kept; they do a great job mowing the grass and keeping it clean.
Other than the back door still needing to be fixed, maintenance has been excellent and communicative. Whenever we’ve had a problem, it’s been rectified by the next business day.
Overall, this isn’t the worst place I’ve ever lived — but I wouldn’t recommend it. Look elsewhere.

I really love my apartment and condominium. The Womens who works at the office they are amazing helpful for everything you need. The Manager she is very nice person who helped me alot, she was honesty about all the process for rent and showed all the informations you need know before you decide sign the contract. Is mostly important thing for me! And i know i did the best decision on my life to choose this place!
I can’t believe people say bad things, well actually if you rent a place and don’t care about anything probably is your problem not the apartment.
I really recommended is a very nice area you have everything close for shopping, entrendiment and is quiet area

Worst place I’ve ever lived!!! Loud Noise, poor maintenance, smells bad in the corridor, skulduggery management. False smile, Fake promises. I had to break the lease due to my work shifted to another state. They charged a penalty of 2500 $ for breaking a lease. They don’t value you as a human, All they need is your money.

I lived at the Apartments at Woodfield Crossing from late 2011 to early 2013 and knew I made a mistake the day I moved in; however, I was coming from out of state and had no other choice.
I heard great things about Marquette Management and did what research online I could, but the management on site is a whole different story. Sure, they did a complete cosmetic overhaul of the property when Marquette took over a few years ago, but they did a very poor job. Countertops, appliances, painting, carpet is all half complete and slapped together quickly. And what always exists if a company doesn’t do a proper remodel — BUGS AND MICE! I had both cockroaches and mice in my unit and the on-​site ‘Property Manager’ could care less.
The person I encountered who was the absolute rudest person was their ‘Guest Service Representative.’ I can’t say his name but he was hispanic, male and had supposedly worked for them for years, although I don’t know how. He was useless, rude, abbrasive and lied about parking so cars would purposely get towed and he could pocket the profit.
I escalated issues to upper management but nothing really changed. The rent is cheap because the units are cheap. The hallways are often dirty. Maintenance crews drive all over the lawns so there is always mud. Paper thin walls (I slept every night to the sound of my downstairs neighbor snoring away).
I don’t know how anyone could give this place a positive review. They must not have encountered the on-​site management. Avoid and go some place else. You’ll be happy you did.

This place is truly much nicer than it was in the past. With new management and an amazing staff, they have transformed this apartment complex into a safe, fun and attractive place to be.
Located right off IL53 and Algonquin Road, this complex boasts a huge number of apartment units that are spacious and attractive. There are tons of closets, including a «drive-​in» closet that really is quite massive. The paint color is not boring white, which is nice in case you choose to refrain from painting the walls yourself and the carpet is just as nice and well-​kept. They have 1, 2 and 3 bedroom apartments that are incredibly affordable, especially considering the amenities available. They have a small, but attractive fitness center, business/​café area, volleyball courts, pool, etc. The utilities are really great as well, because who wants to pay an arm and a leg for that? Not this girl!
As for comments about a «step up from the ghetto»…well, that is either a ridiculous comment or things have changed THAT much. Nothing about this place radiates that kind of energy, especially if you have been anywhere near a ghetto. The location is safe and well-​kept and other than lacking a lot of lighting on the exterior, it is a great place to visit or live.
The halls are well-​kept and clean as well, and they are planning on putting up cameras throughout the property, including inside the halls. As far as residents go, they all seemed very kind and friendly. Everyone was saying hello and greeting us, even though they obviously had not seen us before.
Apartment community events have increased as well and they oftentimes have holiday parties, meet and greets, pool parties and they will even bring in photographers to take family photos for the residents. AWESOME.
Clearly some people did not like this place, but for our friends that live there and for us during our visit, everything went well. Our friends have lived there over a year and have never had anything but positive thoughts to provide on this complex.

Worst place to live. MANAGEMENt is horrible, rude, and careless. They yap and gossip all the time about the residents. They tell you that listening to your problems about your roommate issues isn’t their job. The only nice people are the maintenance staff and yeah I agree parking is terrible^.

Absolute Worst place to live. My wife and i moved here November of 2011 and right at the beginning they gave us the Wrong apartment and took til the next day to find us another. Then i had to move all my stuff by my self to the new apt because no undid their job right. In top of that the buildings are always dirty i complained multiple times about it and nothing is done. And on top of that we have had RATS!!! in our home! and we live on the 3^rd floor… oh wait its gets worst. in September guess what we find? two words BED BUGS!!! I tell management and guess what? all they do is get a someone to spray.(The only way to get rid of those bugs is either heat up the whole house to over 150° or freeze under 0. The guy who came to spray said this is common in this complex. i talked to the health inspector of Rolling Meadows, Kerry Abdulah, and he said they should have shut this place down a long time ago its Infested! but despite that fact he still couldn’t deem the place habitable. so my wife and i had to pay rent for Oct and Nov even though we weren’t staying there! I wish i had Four Hands because i would give Woodfield Crossing Four Big Thumbs Down. Total waste of $$$$ and Time.

Several years ago, you couldn’t have paid me to live here. It was rundown, filled with crime, and just not very attractive at all. Then, about a year and a half ago, Marquette Management took ownership of the property and turned it around. They remodeled units, updated balconies, improved the grounds, and re-​opened the pool after it being closed for five years! My husband and I moved in after all these renovations took place, and we were pretty happy with everything. Management was nice, maintenance was pretty good, neighbors were nice, and we didn’t have any issues. (We eventually moved out because we both took new jobs and wanted to move closer to work.)
Woodfield Crossings also has a community program with different events (movie nights, fitness classes, etc) for residents and families. They try to host parties during different holidays and provide activities for kids, which is great, considering a lot of families live here. A new, small fitness center was also added in the main building. While this may not look like one of the most attractive properties in the area (and the location is kind of weird for some people, and right next to the expressway), the people who work here made me feel welcome and the residents I saw regularly would always smile and say hi. We still have some friends here and come back sometimes to visit.
