PROS: Very personable person. Knows a lot of local contractors to use to do last-​minute fixups and/​or upgrades before selling a house. Was familiar with my class of townhouses, and never said anything disparaging about it.
CONS: (a) He put a lockbox on my house — after asking me on the phone if he could and I explicitly had told him No. [It was too early in the process.] (b) At the meeting to review offers, he unilaterally decided it was a meeting to select an offer without telling me that we would be doing that at the meeting. I had thought I’d review offers and get back to him the next day or so. I was unprepared to make a decision at that meeting. © I asked via email if I should have some form to review the day before closing (with me not knowing what it was), and he never sent me anything. I researched online what I was supposed to have (a HUD-​1) and I made up my own numbers on a form that I took to closing.
If you’re an experienced house seller, perhaps his knowledge of local contractors would be useful. But as someone who never sold a house before, I also needed someone who explained the process as we took each step and worked hand-​in-​hand with me. He wasn’t a good fit for me.
