I’m updating my review to 4 stars. Since last summer, their repairs have been faster and more precise and they’ve paid more attention to me. I’m very impressed at their quickness and willingness to fix problems, and I believe some of the original complaints I had were because of the owner, not the property management company. However, I’m still going to leave off a star because of the poor experience I had originally – and because I believe their prices are a little hefty for the value of the property. But I would still change my vote and say that I highly recommend Bandazian now, especially for responsiveness of their staff toward problems.

Probably the WROST company to ever rent from. I have been living in my unit for roughly 9 months now and they only fixed 2 things from a long list of things that need to be fixed. It took them about 6 months to fix the dryer… thats normal right? They treat young professionals like college kids. They always tell you«yea, we will come on a walk through and see what we can fix» or «we will fix this and that and see what can be done at one time» They did 2 walk throughs because of the issues we been having and didn’t do anything about it. Once I talked of the other owner, the response was«I have over 200 properties to take care of» … at what point is that MY issue? They are always«busy» or will get back to you whenever they feel like they are not too busy. And when they do finally talk to you over the phone, its very unprofessional and keep telling us «yea, you told us about that issue before». Simple way to avoid these phone calls and e-mails is to FIXTHEPROBLEM. HINTHINT. By landlord code, they have to make sure that the house is in livable condition and act upon things that need to be fixed. We are pretty much giving them free money for how they are treating us and how«well» they are taking care of their tenants. They are in so many violations and unfortunately, due to our jobs, we do not have any time to make a case and take it to court. I would not recommend this company for anyone.

As a property owner I’m not impressed with the end result. Out the gate everything looked awesome. Good reporting, solid response, small problems repaired. Then two long term tenants moved out, and a few months later I find out that Raffi had no agents on the property, no sign in the yard, and nothing posted online. According to his email he did not have time for the property that he was contracted to manage but was collecting rents on. 6 months the property sat vacant, so I fired them and hired Dodson Properties who found that two units needed over $ 3,000 repairs total, two HVAC units where not working and none of this had been reported to me other than one unit needed some patch and paint to get turned over. Once I got the billing for utilities setup to my home address I found out that the utility payment they had been reporting as paid was delinquent by over $ 700, which we are currently investigating Bandazian & Holden for any fraudulent billing activity because of this. In addition when I informed them we would be cutting them loose they just dropped the ball all together mailed us checks made out to them for rents and walked away. We had to go to the tenant and have them get their money back and issue new checks to us. Go somewhere else, their Google reviews are way to clean, I should have known better. In closing, they are absentee property managers. You have been warned!

It’s now been 2 years since I have hired this awesome firm to manage my rental property in Richmond, VA. My property used to be managed by another firm so I have something to compare these guys to. Not only they are always kind, courteous and professional, but they ALWAYS have handled all my business affairs with outmost integrity and accuracy. I get the right amount of disbursement check each month on time. They have handle all repairs with velocity to my satisfaction. I feel so happy and grateful to have them on my team.

I am currently renting from Bandazian & Holden. They have responded to all of my concerns in an incredibly prompt manner. Whether it is a broken appliance or any other sort of problem, Bandazian & Holden always gets back to me quickly and they FIXTHEPROBLEM. Additionally, I am moving out of my place this year due to size constraints, and they are helping us find another apartment right now! I couldn’t possibly express how many crappy landlords/property managers I have come into contact with as a renter in the downtown Richmond area. This is the first company I have dealt with that did not make me feel like a second-class citizen because I rent. You can really tell they have their stuff together even just by visiting their office. Every time I go to drop off rent, I am greeted by a very friendly front desk girl and the place is put together. So many other rental places I have visited are chaotic and messy, but I just get a major sense of professionalism and warmth from Bandazian. Good folks all around. Highly recommended, go with Nathan.

Have never, ever been able to receive a return phone call from this company. They are not interested in maintenance, but rather the bare minimum on repairs. Even then, it takes weeks to get any response.

Window leaks like all hell during storm. Called them and told them the story, they somehow interpret this into ‘window was left open.’ They sent guy that doesn’t have tools or a ladder to somehow fix it. I hope it doesn’t rain tonight… because it still isn’t fixed, 6 hours later, and won’t be, for another 24.
