I’ve stayed in this guest house several times and it’s always one of the first places I call when I need a clean, well maintained room at a moderate price during the high season or fall. The house is quiet and located on a peaceful street. Ken and Rob are welcoming and helpful hosts. The service is reliable and excellent: my bathroom is always cleaned and bed made every morning while I go to yoga or on a run. I also appreciate the ample free parking and a place to keep a bike. I stay in room #1, which has a big old-fashioned tub with a garden view. The room is on the ground floor and quite and I never hear noise from the TV or the rest of the house. I appreciate the fresh orange juice when I wake up in the morning. I eat out, so the continental breakfast is not an issue for me. However, you might want to look somewhere else if this is an issue, the baked goods really are mediocre as others have commented, and it would be nice if fruit were offered. My only issue that keeps me from giving this house another star is the unreliable WiFi, which is a problem if you need to connect to work, want to listen to Internet radio, or even stream a movie on a rainy day. Otherwise, it’s a great place to stay and experience Provincetown.

My dear friend, who works at a high end hotel in DC, recommended this beautiful charming guesthouse to me for my first stay in Provincetown. The owners were always so welcoming and inviting, and within minutes of me checking in I got an orientation, and map of Provincetown personally from the owners. My friends who were staying elsewhere and paying $ 100 more a night, didn’t even get that! ha! I loved the Ampersand Room. It’s an A-frame room on the top floor of the house, and was perfect for me because I’m not tall, and I’m a light sleeper. It’s very quiet and cozy and has views of the water. Every morning I woke up, I had the beautiful smell of fresh made muffins/bread floating into my room from the kitchen. I always wanted to know, the day prior, what the muffins were going to be… but they would never tell. It was always a nice suprise when I went down stairs in the morning. Everything was within walking distance, and this was a nice quiet retreat when I wanted to get away from the downtown area, or just relax in quiet. I will definately stay here again!

My better half and I took the trek up from Washington DC to Provincetown for a weekend and we found Ampersand Guesthouse to be a real treat. I must preface this review by saying that I had never been to Provincetown and this was my first time staying in a B&B, so I can’t make comparisons or judge based on previous experience. It is what it is :) Contrary to the previous reviewer’s experience, we found the owners of the Guesthouse to be really friendly. We got stuck in traffic and ended up arriving about 2 hours later than expected(and did not have cell phone access to call and let them know), but the owners, Ken and Rob(?) did not seem upset at all. Even though it was 11PM by the time we got settled in, Ken took the time to provide a few maps and circle some good restaurants and night spots for us. On the two mornings we stayed, Rob and/or Ken always asked us how the night was, what we were planning on doing that day, and were generally very congenial. I do agree that the continental breakfast was rather small — but the muffins were home-made, and there was fresh juice and coffee. Our room was quaint, but it was not bad at all. I wish it were a little more sound proof, though, since we were housed right outside the living room. You could hear the TV from our room all the way out in the living room, even though it was on pretty low volume. So let’s just say we were pretty self-conscious about making«noise». :-P The bathroom was really the only sore spot. It was very small. Two people could not really get ready in there at one time. But it was always clean. We had some issues with hot water one morning, but I thought the towels were OK(not memorably hard or soft). Other than that, I had no complaints with the room. We did not see any bugs. But I can see how someone staying in a different room might have a different experience. The house itself is really old — I think like 150 years old or something. I thought the location of Ampersand was fine. It was just a few blocks from the main commercial part of Provincetown but out of the way enough to be in a quiet part of town. It was also close to several main arteries and within two or so blocks of the waterfront. It was also close to a bike rental place that we used and enjoyed. We found Ampersand Guesthouse off Craigslist, and it was one of the lower priced reservations for the summer time. It was very easy to reserve our room over email and the payment process was also painless. Oh, and finally, they have free Wi-fi, but you have to ask for the password.
