Moreland Place

I moved here in Feb 2011 and it was a complex that matched the ‘hood — middle class, working class, and rent was reasonable. Things were a little run down but not horrible and the apts are good sizes.
In the last few months with the new manager and management company I’ve seen improvements faster than I have in the previous years — new washers and dryers, landscaping is done on a regular basis, pet waste is being cleaned up (either by owners or maintenance), and the overall vibe of the neighbors is better. More responsible, friendly, and mature people.
In the past it was a complex where people rented for 6 months and partied like post-​college kids then left. You could tell if someone had a pool party by the number of PBR cans and cigarette butts left by the chairs. Our complex was also the place where people off Powell would come to do drugs if they were run off the Motel 6 property. Now, with a manager who lives on-​site, this has stopped and it feels safer to sit outside at night, walk from the apt to the parking lot, and sleep with the windows open. She’s done a very impressive job of having maintenance fix small leaks, repaint, and replace broken things.
Now it seems to be more mature young adults who are mindful of noise, messes, and want to live in a clean place. The rent is rising but that is also because the quality of the complex is improving.
I don’t know how much the change of hands to Princeton from Riverstone made a difference but I do know having a manager who is proactive has definitely made a positive difference.

I have lived here for almost 4 yrs. I like it, I wish I could say I loved it. Pros: Pool, Coke machine, $ 1.25 washer/​dryer a piece (4 washers/​6 dryers). Close to everything! The 9 bus stop is a fart away plus so is clinton, division, Gladstone, holgate, hawthorne, and belmont. And if yer into downtown it’s about 15 min away via the 9. Cons: WAY TOO EXPENSIVE RENT AND IT JUST KEEPS GOING UP! Maintenance is never around to fix shit and the manager is on site like 1x a week. So if you want something forget about it. That being said; no management or supervision means you can do whatever you want. Pick yer poison. Baseboard heating by the windows equals high energy bills.
